The lowest-power home is designed as a connected system: first reduce unwanted heat flow and air leakage, then capture useful sun without creating summer overheating, size heating and cooling equipment to the smaller remaining load, and add renewable energy only after demand has been reduced. Site, climate, insulation, windows, shading, ventilation, hot water, lighting, appliances and occupant behavior all affect one another. A strategy that works in a cold U.S. climate may be wasteful in a hot or mixed-humid one, so treat the guidance below as a framework and verify assemblies, codes, tariffs and incentives locally.

1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsStart with the house as an energy system
Design decisions should follow the order of the loads they create. The U.S. Department of Energy’s whole-house approach puts the first objective on reducing the home’s energy-load requirements; onsite renewable systems come afterward. That sequence prevents oversizing a heat pump, water heater or solar array to compensate for a leaky envelope.
For a new build, evaluate the site and climate before fixing the floor plan. For an existing home, an energy assessor or qualified home-energy professional can identify the largest losses and rank work by safety, cost, comfort and durability. Ask for an assessment that considers the enclosure and equipment together rather than a list of isolated product upgrades.

Questions to answer before choosing products
- What are the local heating and cooling seasons, humidity levels, sun angles and prevailing winds?
- Which fuels and utility rates serve the home, and are rates seasonal or time-based?
- Where are the existing insulation gaps, air leaks, moisture problems and combustion appliances?
- How much electrical capacity is available for heat pumps, induction cooking or a heat-pump water heater?
- What local code, ventilation, window, flood, wildfire or historic-district rules constrain the design?
These answers determine whether a measure saves energy, merely shifts it, or introduces a new risk. A window orientation that helps winter heating can increase summer cooling loads; tightening an envelope without a ventilation plan can worsen indoor air quality; and a high-efficiency appliance still performs poorly if it is incorrectly sized or installed.
Use climate and site to set the design priorities
Climate is the first filter for every envelope and passive-solar decision. In a heating-dominated climate, limiting winter heat loss and admitting controlled winter sun may be valuable. In a cooling-dominated climate, shading, low solar gains and efficient dehumidification usually matter more. Mixed climates require a seasonal balance, while humid climates demand careful moisture control in walls, roofs and foundations.

- Record true—not magnetic—directions, neighboring buildings, trees, hills and future obstructions.
- Study summer and winter sun paths, wind exposure, drainage and ground moisture.
- Place the building and outdoor equipment where shading, service access and noise are acceptable.
- Keep roof planes, electrical routes and structural zones in mind if solar generation may be added later.
DOE’s consumer passive-solar guidance gives a U.S. rule of thumb of orienting major solar-facing windows within 30 degrees of true south and keeping them unshaded from 9 a.m. to 3 p.m. during winter months. That is not a universal prescription: local latitude, summer sun, neighboring obstructions, glazing area, overhang design and cooling loads must be modeled together.
Reduce heat flow and uncontrolled air movement
Insulation and air sealing solve different physical problems. Insulation slows conductive heat flow through roofs, walls and floors. Air sealing stops uncontrolled air movement through cracks, joints, penetrations and service chases. Using one without the other leaves a major pathway open: insulation can be bypassed by moving air, while a well-sealed but poorly insulated assembly still transmits heat.
Build a continuous air barrier
Trace the air barrier on drawings and on site from foundation to roof. Connect it at rim joists, wall-to-floor joints, ceiling penetrations, window and door frames, plumbing and wiring penetrations, attic hatches and duct chases. ENERGY STAR’s enclosure guidance emphasizes a complete air barrier and insulation installed without gaps, voids or compression.

For small, accessible repairs, DOE distinguishes products by movement. Caulk is generally used for cracks between stationary components, such as fixed trim and framing. Weatherstripping is used where parts move, such as doors and operable windows. The correct material still depends on the gap size, substrate, temperature, moisture exposure and manufacturer’s instructions. Do not seal a joint that is intended to drain or move.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesCoordinate insulation with moisture and combustion safety
Before extensive tightening, inspect roofs, gutters, foundations and plumbing for leaks. Confirm that combustion appliances have safe venting and adequate combustion air, and provide the ventilation required by local code and the building’s moisture profile. Sealing a dangerous backdraft pathway is not a complete solution if the appliance or ventilation system remains unsafe.
In attics, floors over crawl spaces and accessible basement rim joists, install insulation so it contacts the intended air-control layer and is not compressed around wiring or ducts. Wall and roof assemblies need climate-appropriate vapor and drying strategies; a generic layer order can trap moisture. Use a building-science professional when assemblies are complex, historic, highly airtight or exposed to wind-driven rain.
What savings estimates do—and do not—tell you
ENERGY STAR’s modeled estimate for air sealing and adding insulation in attics, floors over crawl spaces and accessible basement rim joists is an average 15% reduction in heating and cooling costs, or 11% of total energy costs, for a typical U.S. home. The methodology reports modeled total-house savings from 5% in Climate Zone 1 to 16% in Climate Zone 8. These are regional model results, not a promise for an individual property. Starting conditions, installation quality, weather, fuel prices, thermostat settings and occupant behavior can produce very different outcomes.
Choose windows, orientation and shading as a package
Windows affect conduction, air leakage, daylight, glare, solar heat gain and views. Compare the whole window and installation—not just a label—because a high-performing unit can underperform when the surrounding opening is poorly sealed or flashed.

Match glazing to the season
In heating climates, appropriately placed solar gains can reduce winter heating demand. In cooling climates, uncontrolled sun can dominate the load, especially on east- and west-facing glass where low-angle sunlight is difficult to shade. Specify glazing and frames for the local climate, then detail sill pans, flashing, perimeter air seals and insulation around the opening.
Design fixed and movable shading
Roof overhangs, exterior shades, shutters, deciduous planting and interior blinds each have different timing and effectiveness. Exterior shading blocks solar energy before it enters the glass; interior coverings mainly reduce glare after heat has already entered. Design overhang depth and window height from the site’s sun angles rather than copying a standard dimension.
Large south-facing glazing needs a complete strategy: an absorber or thermal mass, a way to distribute heat, and controls or shading for shoulder seasons. A window-only approach can create glare, overheating and uneven room temperatures.
Use thermal mass and passive solar deliberately
DOE describes passive solar as a coordinated set of windows (aperture), an exposed absorber, thermal mass, heat distribution and controls or shading. Thermal mass such as suitably located masonry or concrete can absorb heat during sunny periods and release it later, but mass without solar control can store unwanted summer heat.

- Site and orient: place the building and major glazing for the local sun path and seasonal priorities.
- Admit: size and locate windows so useful low-angle winter sun reaches the intended absorber.
- Store: expose enough appropriate thermal mass to moderate temperature swings without compromising moisture control.
- Distribute: use room layout, open paths or mechanical assistance to move heat where people need it.
- Control: provide overhangs, shades, ventilation and operating rules for cloudy, hot or transitional weather.
Model these interactions before construction or major remodeling. Passive solar is design-specific; the same glazing percentage can perform well in one climate and create high cooling bills in another.

Size mechanical systems after lowering the loads
Once the enclosure and solar gains are addressed, calculate the remaining heating, cooling and humidity loads. Equipment selected from floor area or from the old system’s capacity is often oversized after insulation and air sealing. Oversizing can increase cycling, reduce comfort and raise installation cost.
Heat pumps
ENERGY STAR describes heat pumps as systems that move heat and can provide both heating and cooling. Select a model and distribution system for the calculated load, outdoor design temperatures, defrost behavior, noise, electrical service and installer capability. In cold regions, confirm how supplemental heat operates and how the system performs during extended low temperatures. In humid regions, verify that cooling capacity and controls can remove moisture without overcooling rooms.
Distribution and controls
Seal and insulate ducts located outside the conditioned envelope, balance airflow and keep returns unobstructed. A variable-speed system cannot correct a blocked filter, undersized duct or poorly insulated attic. Place thermostats away from direct sun, supply registers and drafts, and commission airflow and refrigerant charge at startup.

Cut hot-water, lighting and plug loads
Hot water can be a large remaining load after space conditioning improves. ENERGY STAR reports that a certified heat-pump water heater uses an average 70% less energy and saves more than $550 per year for a household of four compared with a standard electric water heater. That comparison is limited to those two water-heating technologies and household conditions; it is not a guarantee for every home or a whole-house bill estimate.
Choose tank size, recovery rate, location, condensate drainage, noise tolerance and electrical requirements together. A heat-pump water heater may cool and dehumidify its room, which can be useful in some spaces and undesirable in a cold utility room. Insulate accessible hot-water piping, shorten runs where practical and avoid setting temperatures or recirculation schedules without considering health and code requirements.

Add renewable energy after demand reduction
Solar electricity or solar water heating can offset a smaller, more predictable load once the envelope and equipment are right-sized. Before committing, check roof condition, shading, structural capacity, service-panel limits, interconnection rules, export compensation and battery requirements. A renewable system should be evaluated against the home’s post-efficiency load, not the consumption of a leaky or poorly controlled building.
Do not assume a national incentive, net-metering policy or utility rate applies to your address. Confirm current terms with the utility, permitting authority and tax professional, and compare those terms with the system’s installed cost, maintenance, expected life and replacement schedule.

Common failure modes and fixes
Sealing drafts without diagnosing the assembly
Closing every visible gap can block intentional drainage, hide moisture or affect combustion air. Identify the air barrier and water-management path first; repair leaks and verify ventilation and appliance safety.
Adding insulation over air leaks
Insulation does not stop air bypasses. Seal penetrations and connect the air barrier before installing insulation, then inspect for gaps and compression.
Installing oversized equipment
Using the old furnace or air-conditioner size after envelope improvements can cause short cycling and uneven temperatures. Recalculate loads and commission the replacement.
Relying on unshaded glass
Winter solar gains do not justify summer overheating. Pair aperture with exterior shading, controls and a distribution strategy suited to the site.
Assuming modeled savings are guaranteed
The ENERGY STAR percentages describe a defined modeled package in typical U.S. homes. Use them as orientation, then evaluate your starting condition, climate, rates, behavior and workmanship.
How to judge whether the design is working
Track utility use alongside outdoor temperature, humidity and occupancy changes. Look for stable room temperatures, fewer drafts, acceptable humidity, quiet equipment and lower peak demand—not just a single low bill. Recheck filters, controls, duct leakage, ventilation rates and shading operation seasonally. If performance disappoints, diagnose the enclosure and commissioning first; buying another appliance may only mask the cause.
