Prepare exterior walls in this order: identify the substrate and defects, protect surrounding areas, clean and rinse, remove failing paint, dull glossy surfaces, let everything dry, repair defects, prime bare or unsound areas, caulk only suitable gaps, then paint within the selected product’s weather limits. Skipping a step can leave dirt, moisture, chalk, or unstable paint under the new coating, leading to poor adhesion and early failure.
Why exterior paint preparation matters
Exterior paint is only as reliable as the surface beneath it. Dirt, mildew, chalk, grease, glossy film, loose paint, trapped moisture, and unfilled cracks can keep a coating from bonding. New paint may look acceptable immediately and still peel, blister, or crack when the underlying problem reappears.

Benjamin Moore’s whole-home exterior guide summarizes the basic objective as clean, dry, and dull: the wall must be clean, fully dry, and free of excessive gloss before coating. The same guide states, “A fully dry substrate is imperative.” Treat that as a sequence, not a slogan: cleaning introduces water, repairs can introduce moisture, and primer and paint each have their own drying requirements.
Start by identifying the wall material and coating condition
Preparation depends on what the wall is made of and what is already on it. Before washing or scraping, identify whether you are working on wood, brick or other masonry, stucco, fiber cement, EIFS, or another siding system. Look at every elevation, including shaded sides and areas near roof lines, windows, doors, decks, sprinklers, and downspouts.

| Substrate | Conditions to check | Preparation emphasis supported by the manufacturer guidance |
|---|---|---|
| Wood siding or trim | Peeling paint, bare wood, chalk, mildew, glossy mill glaze, moisture | Clean, remove unstable coating, sand smooth-planed surfaces as directed, verify dryness; Benjamin Moore gives below 15% wood moisture content as an example. |
| Brick or masonry | Chalk, dirt, open cracks, deteriorated areas, dampness, previous coating failure | Repair defects and prime masonry as required; Benjamin Moore’s whole-home guide calls for priming masonry entirely. |
| Stucco | Cracks, loose material, dirt, mildew, powdery areas, water entry | Follow the clean, crack-repair, and primer sequence in Benjamin Moore’s stucco guidance; distinguish cosmetic cracks from defects indicating water or structural trouble. |
| Fiber cement | Chalk, damaged boards, open joints, failed paint, moisture at joints | Use cleaning, repair, primer, and caulk instructions for the specific siding and coating system. |
| EIFS | Impact damage, open joints, failed sealant, staining, moisture symptoms | Identify the system before disturbing it and follow its specified repair and coating instructions. |
Record the location and apparent cause of each failure. Peeling beside a leaking gutter, for example, needs water management as well as scraping. Painting over a recurring moisture source only hides the symptom temporarily.

Check for lead before scraping or sanding old paint
Scraping, wire-brushing, and sanding can create hazardous dust when an old coating contains lead. Do not assume ordinary sanding advice is safe for a coating of unknown age or composition. Pause if the building is older, records are unavailable, or the coating history is uncertain.
- Use current official lead-safe guidance for your jurisdiction before disturbing suspect paint.
- Consider a qualified lead professional when the work will create substantial dust, involve children or pregnant occupants, or cover large areas.
- Do not treat a consumer test kit or a HEPA vacuum by itself as proof that the work is safe.
- Benjamin Moore technical sheets warn about lead dust and describe respirator, HEPA-vacuum, and wet-mop precautions, but the 2011 and 2017 documents are older product literature; current government and product requirements take precedence.
If lead-safe controls cannot be arranged, do not proceed with dry sanding or aggressive paint removal.
Protect plants, fixtures, and adjacent surfaces
Move furniture, planters, hoses, and decorations away from the wall. Cover windows, doors, outlets, light fixtures, vents, decks, and nearby finished surfaces with suitable protection. Keep drop cloths secured so they do not trap water against the foundation or become a trip hazard.

Cleaning solutions, rinse water, paint chips, and dust can harm plants and contaminate surfaces. Wet or cover plantings as appropriate, divert runoff, and follow the cleaner and pressure-washer instructions. Never direct water into vents, behind siding, under flashing, or toward openings that are intended to drain.

Remove surface contamination
Clean dirt, dust, cobwebs, chalk, mildew, grease, and other contaminants using a method suitable for the material and the selected coating system. Work from the top down so dirty water does not run over areas already cleaned. Rinse as the cleaner directions require, and remove all residue that could interfere with adhesion.
Use pressure carefully
Pressure washing can remove dirt and some loose material, but excessive pressure can scar wood, drive water behind siding, damage stucco, erode mortar, or force moisture into joints. Keep the nozzle moving, maintain the distance recommended for the equipment and surface, and protect openings. A pressure washer is not a substitute for scraping failing paint or repairing a leak.
Allow the wall to dry completely
Rain can undo cleaning, and shaded or humid conditions can leave hidden moisture in joints and porous materials. Benjamin Moore’s exterior guidance uses below 15% wood moisture content as an example and advises against painting below 40°F. Those are manufacturer recommendations, not universal guarantees: the label for your primer and paint controls, including its minimum temperature, humidity, substrate-moisture, and recoat requirements.

Remove failing paint and reduce gloss
Take off unstable material
Test the coating by rubbing and lightly probing edges. Scrape loose or scaling paint with a suitable scraper, wire-brush areas that need it, and sand ridges or remaining loose edges. Continue until the boundary between intact and removed paint is firm. Do not leave a thin, curling lip that the new coating can lift.
Smooth the transition
Feather the edge of each peeled area so the repaired section does not show a sharp step through the finish. Remove dust after sanding. If the same area has failed repeatedly, stop and identify the cause—water intrusion, condensation, incompatible coatings, excessive moisture, or a substrate problem—before repainting.
Dull glossy surfaces
Gloss can reduce adhesion even when the coating is otherwise sound. Dull high-gloss areas by using the method and abrasive appropriate to the substrate, then remove the sanding residue. Benjamin Moore’s Ultra Spec EXT Latex Primer N558 technical sheet specifies 80–120 grit sandpaper for smooth-planed clapboards or siding to break mill glaze. That grit range belongs to that substrate guidance; it is not a universal instruction for every wall.
Repair defects according to their type
Minor gaps around openings
Small, nonstructural gaps around windows and doors can generally be sealed with a paintable exterior caulk compatible with the surrounding materials. The joint must be clean and dry, and the caulk instructions may require primer on a bare substrate. Tool the bead smoothly and allow the stated cure time before painting.

Siding and flashing joints
Caulk only joints that the siding or flashing system intends to be sealed. Preserve drainage paths, weep areas, and movement joints. Do not block drainage openings or fill a joint that must remain open to accommodate movement.
Cracks in stucco and masonry
Clean and evaluate cracks before filling them. Benjamin Moore’s stucco guidance places cleaning, crack repair, and priming in that order. Masonry coating technical guidance likewise calls for substrate-specific repair and primer instructions. A caulk bead is not a structural repair and does not solve water intrusion; cracks that widen, recur, run through masonry, or accompany displacement need qualified evaluation.
Damaged or rotten wood
Replace or properly repair deteriorated wood rather than sealing over it. Eliminate the moisture source, allow sound material to dry, and prepare the repaired area so it is firm, clean, and compatible with the primer and finish.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Choose and apply primer for the substrate
Primer is not a generic substitute for cleaning or stabilization. Use a product labeled for the substrate and the condition you found. Spot-prime bare wood, bare masonry, and other exposed or unsound areas when the system calls for it. Benjamin Moore’s whole-home guide says masonry should be primed entirely, while its stucco guidance includes priming after cleaning and crack repair.

- Masonry and stucco: Follow the product’s requirements for alkalinity, porosity, crack repair, and full-surface priming.
Read the current technical data sheet and label for coverage, application temperature, recoat time, compatible topcoats, and moisture limits. Product instructions can change, so do not transfer a recommendation from an older technical sheet to a different primer without checking the current documentation.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsCaulk only where it improves the system
Caulk can stop water and air movement at suitable small joints, but indiscriminate caulking can trap water or interfere with drainage. Use a paintable exterior caulk at appropriate gaps around windows and doors and at siding-to-flashing joints where the system calls for a seal. Apply it to clean, dry surfaces, and prime bare substrates when the caulk instructions require it.
Leave weep holes, drainage openings, and designed movement or expansion joints open. If a gap is large, moving excessively, or associated with failed flashing, use the repair method specified for that assembly rather than forcing it full of caulk.
Use a weather and drying checklist before painting
Exterior preparation is complete only when the surface and the forecast meet the product requirements. Check the label immediately before application rather than relying on a general rule.
- The wall is visibly clean and free of chalk, dust, loose chips, cleaner residue, and mildew contamination.
- Repairs, primer, and caulk have cured for the times stated by their manufacturers.
- Wood moisture is within the selected product’s limit; Benjamin Moore cites below 15% as an example for wood.
- Air and surface temperatures meet the paint and primer labels. Benjamin Moore advises not painting below 40°F in its whole-home guidance, but another product may specify a different limit.
- Rain, fog, dew, high humidity, and rapid temperature drops will not interfere with the stated drying and recoat windows.
- Wind will not blow dust, leaves, or spray onto the wet coating.
Plan shaded and sunny elevations separately when necessary. A wall that feels dry in direct sun can still hold moisture in joints or porous areas. If conditions change, stop and protect the prepared surface rather than trying to coat through rain or condensation.
A practical preparation sequence
- Inspect and classify. Identify the wall material, map peeling, chalk, mildew, gloss, cracks, bare spots, and moisture symptoms, and decide whether old paint may contain lead.
- Resolve safety and access. Arrange lead-safe controls when needed, set ladders or access equipment securely, and protect people, plants, fixtures, and adjacent finishes.
- Clean. Use a material-appropriate cleaner and washing method, protect sensitive areas, rinse as directed, and remove all residue.
- Dry. Wait until the substrate meets the product’s moisture and drying requirements; do not assume a warm surface is dry throughout.
- Remove failure. Scrape, wire-brush, or sand loose and scaling paint. Feather the edges of peeled areas and collect dust and chips safely.
- Break gloss. Dull high-gloss film. For smooth-planed clapboards or siding, the Benjamin Moore primer sheet gives 80–120 grit as its example; use the abrasive specified for your substrate.
- Repair. Fix the source of moisture, replace deteriorated material, repair suitable cracks, and preserve drainage paths.
- Prime. Apply the substrate-appropriate primer to bare or unsound areas, or to the entire masonry surface when the system requires it. Observe the current label’s coverage and recoat times.
- Caulk. Seal only appropriate minor gaps and system joints with compatible paintable exterior caulk. Keep weep holes and movement joints open.
- Verify conditions again. Recheck cleanliness, cure, moisture, temperature, forecast, and label limits immediately before painting.
Common shortcuts that cause paint failure
- Painting over chalk: The new coating bonds to loose powder instead of the wall. Clean and stabilize the surface first.
- Leaving a peeling edge: The edge telegraphs through the finish or lifts more paint. Scrape back to sound coating and feather the transition.
- Using one primer for every material: Wood, masonry, stucco, and synthetic systems have different porosity and compatibility requirements. Select by substrate and condition.
- Caulking drainage openings: Water becomes trapped behind the assembly. Seal only joints designed to be sealed.
- Trusting a dry-looking wall: Porous substrates and joints can retain moisture. Use the product’s moisture guidance and allow adequate drying time.
- Ignoring recurring peeling: A leak, condensation, incompatible coating, or structural movement will continue to damage the new finish until corrected.
- Sanding suspect old paint as usual: Lead dust can be hazardous. Follow current official lead-safe requirements or use a qualified professional.
When to stop and bring in a professional
Get qualified help when the wall has extensive peeling of unknown-age paint, suspected lead, widespread rot, recurring moisture, large or widening masonry cracks, damaged EIFS, unstable stucco, or work at a height that cannot be accessed safely. A professional can also identify whether a failure is caused by the substrate, water management, or an incompatible coating instead of simply applying another layer.
For product-specific decisions, use the current label and technical data sheet for the primer, caulk, and paint you will actually apply. Benjamin Moore’s exterior guide and its stucco guidance provide useful examples of sequence, but their temperature, moisture, sanding, and priming instructions should not be treated as universal limits for every manufacturer or climate.
