Australian native engineered timber flooring combines a genuine hardwood face with a layered timber base. The right specification depends less on the word “engineered” than on the board construction, lamella, moisture conditions, installation method, finish, repairability and evidence behind the product’s warranty and sourcing. This guide translates Big River Group’s 2021 specifier guidance into a practical process, with later manufacturer specifications clearly dated.

What Australian native engineered timber flooring is
Engineered timber flooring is not a wood-look print. Its visible surface is a real timber veneer, also called a lamella, bonded to a timber substrate. Solid timber flooring is milled from solid wood throughout its thickness. Layered construction can reduce the tendency to warp and bow compared with solid boards, but it does not make a floor immune to movement. Moisture, temperature, board design, adhesive, subfloor preparation and maintenance still determine performance.

The specification questions that matter most
| Decision area | What to verify | Why it affects the result |
|---|---|---|
| Site and moisture | Climate, interior use, slab moisture, subfloor condition, acclimatisation requirements and vapour control | Excess moisture or rapid humidity change can cause movement, bond failure or installation problems. |
| Board construction | Three-ply or multi-ply core, core species, face-layer relationship and total thickness | Layer orientation and core design influence dimensional stability. |
| Lamella | Species, thickness and whether it is dry solid-sawn, rotary-peeled or sliced-peeled | These details affect appearance, usable wear depth and the way grain is presented. |
| Wear and repair | Finish, timber hardness, top-layer thickness, sanding allowance and maintenance instructions | They determine resistance to dents, the appearance over time and whether refinishing is possible. |
| Installation | Floating or direct adhesive, compatible underlay or adhesive, expansion details and manufacturer method | The wrong system for a product or subfloor can compromise stability and warranty coverage. |
| Appearance | Grade, knots, sap marks, colour range, board lengths and a representative sample | Natural timber varies; a small sample cannot show every board or the installed blend. |
| Documentation | Current technical sheet, warranty, care guide, fire documents and sourcing evidence | Only the current documents for the exact product establish its obligations and limitations. |
Start with the site, climate and subfloor
Assess the room and local conditions
Record the intended interior, exposure to sun and heating, seasonal humidity changes and whether the room is above a slab, suspended floor or another substrate. A coastal, humid location presents a different risk profile from a dry inland climate. Kitchens, entries and rooms with frequent wet cleaning also require stricter moisture control than a lightly used bedroom.
Engineered flooring is not waterproof. Keep wet areas, plumbing risks and cleaning practices within the limits stated for the selected finish and construction. Obtain the manufacturer’s current installation instructions before ordering materials, because allowable moisture readings, expansion gaps and acclimatisation periods are product-specific.
Check the subfloor before delivery
- The subfloor must be structurally sound, clean and dry.
- Where adhesive fixing to concrete is proposed, assess slab moisture using the method required by the adhesive and flooring manufacturers.
- Correct unevenness, contamination, dust, friable material and rising-damp problems before installation.
- Confirm that the substrate is compatible with the selected adhesive or floating underlay.
- Ask whether the boards require acclimatisation on site and follow the stated temperature, humidity and timing conditions.
Floating installations typically require a vapour-retarding membrane. The membrane, underlay and joint system must match the product; substituting a generic layer can alter movement, acoustics or warranty compliance.
Understand three-ply and multi-ply construction
Three-ply boards
A three-ply board has a face lamella, a core and a base layer. The guide notes that three-ply boards are generally more susceptible to movement than multi-ply products. That does not make every three-ply board unsuitable, but it makes the exact core material, board dimensions, site conditions and installation method especially important.
Multi-ply boards
Multi-ply flooring uses a core made from several timber ply layers. Cross-oriented layers can balance stresses and improve dimensional stability, subject to the quality and design of the product. Ask for the actual ply schedule and core species rather than treating “multi-ply” as a complete performance specification.
Compare the face lamella with the core: a thick hardwood face over a stable plywood base is a different proposition from a thin face over a lower-grade substrate. Request a cross-section drawing or technical sheet when the product literature does not state these details.
Evaluate the Australian native lamella
Species and thickness
The supplier should state the lamella species and nominal thickness. A thicker face can provide more usable material for future sanding, but sanding is only possible within the manufacturer’s limits and depends on the profile, finish and installation. A nominal thickness is not the same as an assured sanding depth.

How the lamella is cut
The guide identifies three common approaches:
- Dry solid-sawn: the face is sawn from solid timber after drying. Grain and figure resemble solid boards, with yield and movement influenced by the timber and cutting plan.
- Rotary-peeled: a log is turned against a knife to produce a continuous veneer. The grain presentation differs from sawn flooring and can create a more consistent, engineered appearance.
- Sliced-peeled: veneer is sliced from the log rather than continuously peeled, producing another distinctive grain pattern.
These methods are selection information, not a universal ranking. Judge the actual sample, lamella thickness, grade, core and finish together.
Specify wear, hardness and repairability
Wear layer and sanding allowance
Ask for the measured or nominal face-layer thickness and whether the manufacturer permits sanding or refinishing. A floor with a thin decorative layer may be repairable only by recoating, while a thicker layer may allow controlled sanding later. Do not assume that a product can be sanded merely because it is called engineered timber.
Hardness and dent resistance
The Janka rating is a relevant measure of timber hardness and resistance to indentation. It is useful for comparing species, but it is not a complete durability score: finish, furniture loads, grit, installation quality and maintenance also affect visible wear. Obtain the rating for the exact species and product if dent resistance is important.
Finish and maintenance
Surface finish is one of the guide’s stated durability factors. Lacquer, hardwax oil and other systems have different repair, recoating and cleaning requirements. Follow the finish maker’s care schedule, use protective pads under furniture and remove grit that can act as an abrasive. Never over-wet timber flooring.
Choose floating or glue-down installation
Floating installation
Boards are joined over an approved underlay rather than bonded continuously to the substrate. The system can reduce installation time and may suit projects where the substrate is prepared for a floating assembly. It generally requires a vapour-retarding membrane and carefully detailed perimeter and transition gaps.
Direct adhesive installation
Boards are bonded to the prepared subfloor with a compatible adhesive. The guide describes glue-down installation as potentially more stable in higher humidity and particularly suitable for concrete subfloors, although suitability still depends on the product, species, adhesive and site. Slab moisture must be assessed before adhesive work begins.
How to decide
- Confirm the product permits the proposed method; do not infer this from another board in the same range.
- Measure and document subfloor moisture and flatness.
- Compare adhesive, underlay, labour, curing time and access constraints.
- Detail perimeter expansion, doorways, large openings and transitions. Big River’s 2021 description of its Armourfloor product reported an expansion detail for runs longer than 15 metres; treat that as a historical product claim, not a universal rule.
- Install strictly to the current manufacturer instructions and the applicable ATFA installation specification for floating or direct-adhesive engineered flooring.
Big River Group’s guide states: “All installations should follow the manufacturer’s specifications and guidelines.” That remains the controlling principle when a general guide conflicts with a product’s current instructions.

Allow for natural colour and grade variation
Australian hardwoods vary in colour, knots, grain, sap marks and figure. Boards from the same species can range from pale to deep tones, and the installed floor will contain more variation than a single sample. Hurford warns that product images may not represent normal species colour tones.

Pick the symptom - the matching free tool is one click away.
Approve a representative sample or several loose boards, and ask how the boards will be blended during installation. A sample demonstrates the species and finish; it does not guarantee an identical colour distribution across the room. Confirm whether grading rules permit knots, filled defects or sapwood before signing off the appearance.
Product examples and what their published figures mean
The following examples illustrate how to read specifications. Manufacturer statements and older secondary reports are dated so they are not mistaken for independent testing or current guarantees.
| Product example | Published construction or finish | Published figures | Qualification |
|---|---|---|---|
| Big River Armourfloor | Australian-manufactured; five-layer cross-ply construction; rotary-peeled lamella; uncoated product described as finished on site | Expansion detail reported for runs over 15 m; historical prefinished warranty described as lifetime cover for warping, buckling or bond failure plus a 20-year limited finish warranty in normal residential use | ArchitectureAu’s account was published in 2021. Verify current technical, installation and warranty documents before specifying. |
| ASH engineered flooring | Hardwood-plywood cross-laminated base; Australian manufacture; LED-cured hardwax-oil finish on the cited product page | 4 mm wear layer; 25-year structural warranty; 15-year wear warranty | Manufacturer statements accessed 13 October 2026. Check exclusions, registration requirements and product scope in the warranty document. |
| Hurford Australian Native Optimise | Listed species include Blackbutt, Brush Box, Queensland Spotted Gum, Spotted Gum and Blue Gum; Bona UV lacquer | 13.5 mm total thickness and nominal 3 mm lamella for listed 132 mm boards; longer and wider formats are listed for some species | Confirm the exact species-format combination in the current product sheet. The manufacturer cautions that images may not show normal colour tones. |
| Ozworld Australian native range | ATFA’s 2025 product guide lists Spotted Gum, Blackbutt, Tallowwood, Sydney Blue Gum, Grey Ironbark and Red Ironbark | Construction, dimensions and warranty: not stated in the cited listing | This is a supplier range listing, not a neutral ranking and not evidence that every species is available in every construction. |
Use these figures as prompts for verification, not as a substitute for a current technical schedule. A manufacturer warranty is only as useful as its exclusions, maintenance conditions, installation requirements and coverage of the exact board selected.
Check sourcing and sustainability evidence
Ask for certification and chain-of-custody documentation that covers the exact product, species and manufacturing route. A logo on a general company page does not prove that every board in a range is covered.

ArchitectureAu’s 2021 account said Big River hardwood was milled from managed regrowth and plantation forest hardwoods and that the company was Australian Forestry Standard certified at that time. This is a historical company-level claim. Request current certificates, certificate scope and validity dates before using it in a project specification or sustainability statement.
A practical specification workflow
- Define the brief: room use, traffic, visual grade, desired board width and whether future sanding matters.
- Record the site: climate, heating, sunlight, slab or suspended substrate, moisture risks and access constraints.
- Shortlist constructions: obtain cross-sections showing ply count, core species, lamella species and thickness.
- Compare durability: record Janka rating where available, finish type, wear layer, permitted refinishing and care requirements.
- Confirm installation: select floating or adhesive only after checking the product instructions, subfloor data, membrane or adhesive compatibility and expansion details.
- Approve appearance: inspect representative boards, document acceptable colour and grade variation, and confirm how boards will be blended.
- Verify documents: collect the current technical sheet, installation guide, warranty, care guide, fire-test information and sourcing certificates.
- Brief the installer: provide the approved documents, moisture readings, layout requirements and protection plan before delivery.
- Protect after installation: control wet cleaning, use felt pads, prevent abrasive grit and follow the finish-specific maintenance schedule.
Common specification mistakes and corrections
Choosing by species name alone
Problem: Two products labelled “Spotted Gum” can have different cores, lamella thicknesses, finishes and installation requirements.

Maintenance and handover requirements
Handover should include the finish name, approved cleaner, cleaning frequency, spill procedure, furniture-protection advice and conditions that void the warranty. For the ASH product described with an LED-cured hardwax-oil finish, the manufacturer recommends Guardian Surface Care and warns against over-wetting timber flooring. That recommendation applies to the stated finish, not automatically to lacquered or differently oiled boards.
Keep spare boards from the same batch where practical, record the installation date and retain invoices and warranty registration evidence. Any future recoating or sanding should be assessed by a qualified flooring professional against the installed product’s remaining lamella and finish system.
Bottom line for specifiers
Specify Australian native engineered flooring as a complete system: board construction, lamella, site moisture, installation, finish, appearance, sourcing and current documentation. Multi-ply construction may offer greater stability than three-ply, but the product’s actual core and installation conditions decide the outcome. A thick or hard species does not remove the need for moisture control, and a strong warranty does not replace correct preparation. The safest specification is the one that names the exact product, cites its current technical and warranty documents, records subfloor conditions and gives the installer a product-specific installation method.
