How to Specify Designer Washroom Cubicles for Offices and Commercial Buildings

Specify commercial washroom cubicles through the whole-room layout: establish jurisdiction, reserve accessible compartments, compare materials and privacy, then coordinate system-specific hardware, cost and lead time.

Choose designer washroom cubicles as part of the entire toilet-room layout, not as a finish selected after the plan is fixed. First establish the project jurisdiction and applicable code, then reserve accessible compartments and circulation, and only then compare partition materials, privacy, hardware, appearance, cost and lead time. The result should be a coordinated cubicle schedule that works for users, cleaners, facilities staff and the design concept.

What makes a washroom cubicle “designer” in a commercial project?

A designer cubicle is not simply a decorative laminate panel. It is a complete partition system—panels, pilasters, doors, headrails or brackets, hinges, latches, pulls, fasteners and finish—fitted into a room that also contains sanitaryware, basins, accessories, services and circulation routes. The design succeeds when those parts meet the required clearances and the visual brief at the same time.

Pro Grade Paint Brushes, Paint Brush Set for Walls, Trim & Stain, 5-Piece | Interior & exterior | Cabinets, doors, furniture, decks | For latex & oil-based | Synthetic bristles, Softwood handles
  • COMPLETE 5-PIECE BRUSH SET FOR EVERY PAINTING TASK — Includes 1 Inch Flat, 1.5 Inch Angle, 2 Inch Flat, 2 Inch Angle Stubby, and 2.5 Inch Angle brush giving you every size professional painters use daily. Get all 5 for less than the price of a single brush from hardware store brands — professional grade performance at a fraction of the cost. Perfect for walls, trim, cabinets, doors, furniture, and detailed cutting-in work on any project.
  • ZERO BRISTLE LOSS — GUARANTEED BY PRECISION ADHESIVE BONDING — Every bristle is locked in place with precision-set adhesive that keeps them in the brush — not in your paint job. The coated steel ferrule provides structural support while the adhesive bond ensures clean performance on every stroke. Premium SRT synthetic filaments load more paint and release it evenly for a smooth streak-free finish on walls, ceilings, and trim. Works with latex, oil-based paint, primer, sealer, and wood stain.
  • INCLUDES THE ANGLE STUBBY MOST SETS LEAVE OUT — Professional painters know the 2 Inch Angle Stubby is the go-to brush for tight cabinet interiors, window sashes, inside corners, and detailed trim where standard angle brushes are too long. Combined with the 1.5 and 2.5 inch angle sash brushes you have precision cutting-in covered at every scale — baseboards, crown molding, door casings, and ceiling lines.
  • FLAT BRUSHES FOR BROAD SMOOTH COVERAGE ON ANY SURFACE — The 1 and 2 inch flat brushes deliver even coverage on walls, furniture, shelving, doors, fences, decks, and wood surfaces. Ideal for applying primers, stains, varnishes, polyurethane, and specialty coatings. Solid wood handles provide all-day comfort and control for both professional contractors and weekend DIY homeowners tackling interior or exterior painting projects.
  • TRUSTED BY PROFESSIONAL PAINTERS AND CONTRACTORS NATIONWIDE — Pro Grade delivers professional-grade results at a price that makes sense for crews who go through brushes on every job. Ideal for property managers, remodeling contractors, apartment turnover crews, maintenance teams, and commercial painting operations. Backed by thousands of verified reviews from working painters. Washable and reusable for multiple projects.

Commercial and corporate washrooms face more demanding conditions than a domestic bathroom. Occupancy may be concentrated at arrival times, cleaning cycles may be frequent, and the room may be exposed to water, impact, scratching, vandalism or graffiti. A specification therefore needs to balance moisture and traffic exposure with privacy, appearance, maintainability, budget and procurement risk. No single partition material is established as the best choice for every project; the right answer depends on the room and the jurisdiction.

Start with jurisdiction, not a catalogue dimension

Write the project location and approving authority into the initial brief. Accessibility rules, building regulations, plumbing provisions and fire or health requirements vary by jurisdiction. The examples below are deliberately separated: the 2010 U.S. ADA Standards apply to covered U.S. projects, while England’s Approved Document T is technical guidance for toilet accommodation under Part T. They are not interchangeable checklists.

U.S. projects: use the 2010 ADA Standards with local codes

For a wheelchair-accessible compartment where the 2010 ADA Standards apply, the minimum clear width is 60 inches. Minimum depth depends on the water-closet mounting:

Water-closet mounting Minimum compartment width Minimum compartment depth
Wall-hung water closet 60 inches 56 inches
Floor-mounted water closet 60 inches 59 inches

These are compartment minimums, not a complete room design. Section 604.8 and the related ADA provisions also address door operation and maneuvering clearances, toe clearance, grab bars and other details. An accessible compartment must be checked in plan with the selected water closet, grab bars, door swing or sliding arrangement and adjacent fixtures—not merely drawn as a rectangle with the dimensions above.

The Standards also describe ambulatory accessible compartments. The cited minimums are 60 inches in depth and 35 to 37 inches in width. Confirm the complete arrangement, door and grab-bar provisions in the official standard and verify which edition and enforcement requirements apply to the project.

“The dimensions specified represent the minimum necessary for access. Providing additional space within compartments will enhance usability.” — U.S. Access Board, Guide to the ADA Accessibility Standards, Chapter 6.

England: use Approved Document T as England-specific guidance

England’s Approved Document T covers toilet accommodation under Part T, including universal toilets, ambulant toilets and cubicles. Apply it with the project’s other English building-regulation and local requirements. Do not transfer the U.S. inch dimensions into an English project or assume that compliance with one jurisdiction establishes compliance with another. The same design sequence still helps: identify the applicable guidance, reserve the required accessible and ambulant arrangements, and then fit the remaining cubicles and circulation around them.

Plan the complete washroom before fixing cubicle sizes

A cubicle schedule cannot be separated from the room plan. Draw the following elements together at the earliest layout stage:

  • Accessible, ambulant and standard compartments required by the applicable jurisdiction.
  • Water-closet positions, flush controls, grab bars and the clear floor areas around them.
  • Door maneuvering clearances, approach routes and the direction of each door swing.
  • Basins, urinals, mirrors, hand dryers, dispensers, waste bins and coat hooks.
  • Turning spaces, entrance doors, corridors and any privacy screens or lobbies.
  • Cleaning access, service voids, pipework zones and locations where panels must be removable.

Convenience features must not consume a required clearance. For example, a baby-changing table, shelf, waste bin or dispenser cannot project into the clear floor area needed for an accessible route or compartment maneuvering space. Show the accessory in the plan and elevation, not as a late interior fit-out note.

A practical specification workflow

  1. Record the project conditions. Note country, state or local authority, building use, expected peak occupancy, cleaning regime, wetness, ventilation, vandalism exposure, floor and wall construction, service constraints and the target opening date.
  2. Confirm the governing requirements. Identify the accessibility standard and building and plumbing codes that apply. Obtain the authority’s interpretation where requirements are ambiguous; do not rely on a supplier’s standard module as evidence of compliance.
  3. Set the room geometry. Place the entrance, basins, water closets, urinals, turning spaces and required clearances first. Reserve accessible and ambulant compartments before allocating standard cubicles.
  4. Define the privacy concept. Decide whether the brief calls for conventional-height partitions, extended-height panels, reduced sightlines, privacy strips, a full-height system or a combination. Draw the top, bottom and side gaps that will actually be supplied; “high privacy” is not a universal dimensional category.
  5. Choose a partition system family. Select a manufacturer’s system and configuration that can produce the required panel widths, door sizes, pilaster arrangement, fixing method and finish. Ask for current technical data and installation tolerances.
  6. Shortlist materials against exposure. Compare moisture, impact, scratch, graffiti, cleaning-chemical and appearance requirements. Confirm edge treatment, core construction, colour consistency and whether replacement panels can be ordered later.
  7. Coordinate hardware. Specify hinges, latches, pulls, indicator bolts, coat hooks, occupancy indicators and emergency-release provisions as a package for the selected system. Verify that each part is compatible with the panel thickness, pilaster and door configuration.
  8. Check accessibility in the developed drawings. Re-measure clear widths, depths, toe clearances, grab-bar locations, door maneuvering areas and approach routes with the actual hardware and wall build-ups shown.
  9. Obtain a coordinated quotation. Request material, colour, hardware, quantities, delivery assumptions, installation scope, warranties and lead time in one schedule. Price and lead time can change when the material-system combination changes.
  10. Issue an installation-ready schedule. Include plan references, elevations, panel and door dimensions, hardware set numbers, finish codes, fixing substrates, interfaces with sanitaryware and a responsibility matrix for builder, partition installer and plumbing contractor.

Compare partition materials by the conditions they must survive

Commercial systems commonly offer compact grade laminate, solid color reinforced composite, high-pressure laminate and wood-veneer laminate. Product availability, thicknesses, colours and hardware vary by system. The table distinguishes manufacturer-published descriptions from items that must be verified for the particular product.

Material category Published construction or description Where it may fit the brief What to verify
Compact grade laminate Bobrick describes it as a fused laminate with a phenolic-resin core and a matte-finish melamine surface. The manufacturer characterizes it as scratch-, moisture-, impact- and graffiti-resistant for wet, high-traffic environments. Confirm the exact system, thickness, edge details, cleaning instructions, colour and current lead time. These are manufacturer statements, not independent comparative test results or a guarantee for every installation.
Solid color reinforced composite Listed by Bobrick as a commercial partition material category. Useful where a solid-colour appearance and the system’s specified durability are required. Request the product’s tested properties, colour-through construction, repair method, fire classification and availability; those values are not stated in the cited product information.
High-pressure laminate Listed by Bobrick as a laminate partition category. Can support a broad decorative palette when the selected system and edge protection suit the room. Check moisture exposure limits, substrate, edge sealing, impact resistance, cleaning chemicals and replacement-panel availability; a universal performance ranking is not established.
Wood-veneer laminate Listed by Bobrick as a wood-veneer laminate category. Appropriate when the corporate interior depends on a timber visual language and the system is suitable for the washroom environment. Confirm veneer pattern matching, protective finish, moisture detailing, colour variation, maintenance requirements and lead time.

Use the same project brief when comparing two systems. A material that looks ideal in a dry executive washroom may be a poor fit beside showers or in a heavily trafficked public facility. Conversely, selecting the most impact-resistant specification without considering the corporate palette, acoustic expectations or replacement strategy can undermine the design intent.

Privacy is a configuration decision, not only a material decision

Privacy comes from panel height, door height, sightline control, gaps, pilaster arrangement and the room’s approach route. Ask the design team to agree on the following before ordering:

  • Visual privacy: Decide the acceptable view into the compartment from the entrance, basin line and adjacent cubicles. Use a plan sightline study for angled views.
  • Door and panel proportions: Taller doors and panels can change ventilation, cleaning access, structural loading and the perceived scale of the room.
  • Side and bottom gaps: Show the intended gaps on elevations and confirm that they work with cleaning tools, privacy expectations and any accessibility requirements.
  • Acoustic expectations: Partition systems are not automatically soundproof. If speech or flushing noise is a concern, coordinate ceiling, wall and door construction rather than relying on panel colour or thickness alone.
  • Supervision and safety: Facilities teams may require visibility of feet or emergency access. Balance that operational need with the privacy level promised to users.

Coordinate hardware with both the system and accessibility

Partition hardware is system-specific. A hinge, latch or pull that fits one manufacturer’s panel and pilaster may not fit another, and manufacturer product information does not establish universal interchangeability. Specify a complete hardware set from the selected system and have the partition supplier confirm compatibility.

Hardware items to schedule

  • Self-closing or gravity hinges and their adjustment range.
  • Occupancy indicator, slide bolt or latch and emergency-release function.
  • Pulls, kick plates, coat hooks and door stops.
  • Accessible pulls and operating clearances for the applicable standard.
  • Grab-bar backing, fasteners and interfaces with the wall or compartment structure.
  • Corrosion-resistant finishes where washdown, condensation or aggressive cleaning chemicals are expected.

Check door maneuvering clearances after hardware is drawn. A pull, coat hook or door stop can reduce usable space even when the panel dimensions appear compliant. Coordinate grab bars and wall backing with the water-closet carrier and partition supports so that loads are transferred to construction designed to receive them.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Make the corporate design intent durable

Corporate washrooms often need to feel consistent with reception areas, hospitality spaces or a branded workplace while remaining easy to maintain. Establish a finish hierarchy: primary partition colour, accent colour, pilaster and hardware finish, basin and cubicle contrast, and any veneer or pattern direction. Ask for physical samples under the washroom’s actual lighting; matte and textured surfaces can appear different from catalogue images.

Design for replacement as well as opening day. Record the manufacturer, system name, material, colour code, panel thickness and hardware set in the facilities manual. Keep spare fasteners and a small number of high-wear components where the supplier recommends them. A replaceable door or pilaster can be more valuable than a marginally cheaper initial specification if the room is expected to operate for many years.

Cost and lead-time decisions

There is no single reliable price for a designer cubicle. Cost changes with material, system configuration, privacy height, hardware, colour, custom dimensions, site conditions, delivery and installation. Bobrick states that price and lead time depend on the material-system combination. Obtain a project quotation rather than applying a generic cost per cubicle.

When the programme is tight, ask suppliers to identify long-lead elements separately: non-standard colours, wood-veneer finishes, custom-height doors, specialist hardware and made-to-measure panels. Approving a visually similar substitute without checking accessibility, cleaning performance and replacement availability can create a compliance or maintenance problem later.

Common specification failures and how to correct them

Using a standard module as the accessible compartment

Symptom: The accessible room is resized after the cubicle layout is complete, leaving insufficient depth or a blocked maneuvering area.

Correction: Start with the applicable accessibility provisions and the actual water-closet mounting, then fit standard compartments around the reserved space.

Mixing U.S. and English requirements

Symptom: Drawings cite ADA dimensions on an English project or Approved Document T language on a U.S. project.

Correction: Put the governing jurisdiction on the cover sheet and have the code consultant identify the controlling documents before dimensions are frozen.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Adding accessories after clearances are signed off

Symptom: A baby-changing table, dispenser or bin projects into a required clear floor area.
