There is no single “best” carpark door for every apartment project. EBS presents three relevant systems—THERMAshutter insulated roller shutters, ISOtherm sectional overhead doors and VERTIgo high-speed spiral doors. The practical choice depends on the opening geometry, traffic frequency, required access control, thermal and acoustic goals, visibility or ventilation needs, appearance, and the project’s compliance design. The three EBS options at a glance
EBS’s multi-residential overview dated June 28, 2024 identifies three door families for carpark entrances and exits. Their construction and operating characteristics point to different design priorities rather than a universal ranking.

These descriptions are EBS’s own product claims from its 2024 application page. They establish what the supplier offers, not how the systems compare under a common laboratory test.
Start with the opening and the traffic pattern
A door that looks attractive on a plan can be impractical once vehicle paths, structural beams, sprinklers, lighting, services and pedestrian routes are drawn in. Record the clear width and height required by the largest vehicle, the available side room, the headroom above the opening, and the space needed for guides, tracks, coils or the spiral assembly. Confirm whether the door sits on the property line, inside a ramp throat, between a public area and secure parking, or at the bottom of a basement ramp.

A roller shutter rises into a coil or headbox rather than swinging through the vehicle lane. That can be useful where side-hinged leaves would conflict with turning movements. The design team still needs the manufacturer’s headroom, fixing and guide requirements, plus access for maintenance. A compact plan footprint does not remove the need to coordinate the overhead assembly with structure and building services.
Sectional overhead geometry
ISOtherm panels travel along tracks and turn into the ceiling zone. Ask for the precise track configuration, minimum headroom, backroom and side clearance for the proposed size. A large opening may make sectional construction attractive, but the track route must not obstruct lighting, ductwork, sprinkler coverage, signs or a pedestrian escape path.
Spiral-door geometry
VERTIgo’s spiral arrangement stores sections in a compact spiral above the opening. Obtain the required assembly envelope and confirm that the ramp, soffit and structural supports can accommodate it. The stated maximum speed is useful only if the opening can be safely controlled, detected and maintained at the intended cycle rate.
Match operating speed to actual demand
Do not specify a high-speed door simply because a headline number is higher. Count peak arrivals and departures, identify queues at shift changes or evening return periods, and determine whether the door is normally closed, held open during a short peak, or cycled for every vehicle. A slower door may be adequate at a lightly used staff carpark; a busy apartment entrance may benefit from faster cycles that limit queueing and reduce the time an opening is exposed.

EBS states that a high-speed THERMAshutter configuration can reach 1.7 m/s and that VERTIgo can reach up to 2.5 m/s. These are manufacturer-stated maxima from EBS’s 2024 material. They are not guaranteed site speeds: actual performance depends on the selected size, controls, safety devices, environmental conditions, installation and maintenance. Require the proposed operating cycle, opening and closing times, and duty rating in the project submittal rather than relying on a maximum figure.
Decide how security and access control will work together
The shutter or door is only one part of a secure entrance. Define who may enter, how credentials are issued and revoked, what happens when a credential is rejected, and how residents, visitors, delivery drivers and emergency personnel are handled. Coordinate card readers, key switches, intercoms, vehicle loops, presence sensors, warning lights and emergency release devices with the door controller.
A door should not close onto a vehicle or pedestrian. The design should set out detection zones, obstruction response, re-opening logic, warning signals and a safe manual method for a power failure. Ask the supplier to show the control sequence on a cause-and-effect schedule: credential accepted, door opens; vehicle detected, closing inhibited; opening clear, door closes after the programmed delay; fault detected, alarm or service indication generated.
An NSW planning approval cited by EBS illustrates one project in which a shutter and card-key arrangement separated visitor or business space from secure residential parking, with an additional roller door at the basement entry and exit. That approval describes conditions for that particular development. It is not a blanket requirement for apartment buildings elsewhere.

Compare insulation, noise and environmental separation
Carpark entrances can connect occupied apartments, lobbies or commercial areas to spaces exposed to exhaust, wind and vehicle noise. EBS positions THERMAshutter as addressing insulation and noise reduction as well as security and durability. Treat that as a supplier claim requiring project verification. The relevant performance target may be a thermal transmittance value, an acoustic rating, an air-leakage limit, or simply a reduction in perceived noise at a sensitive room.
Ask for the complete door-set performance, including panels or curtain, guides, seals, thresholds, vision elements and surrounding construction. A well-insulated panel cannot compensate for a large unsealed perimeter or a ramp opening that remains open for long periods. Coordinate the door with mechanical ventilation so that closing it does not compromise required carpark airflow or create pressure problems.

Use visibility and ventilation as deliberate design choices
Visibility can improve driver awareness at a blind ramp or help staff see whether an opening is clear. Ventilation grilles can support airflow where the building-services strategy allows them. ISOtherm offers optional windows or ventilation grilles, while VERTIgo can be configured with solid or transparent sections. Each opening reduces the uninterrupted panel area and may alter thermal, acoustic, security or weather performance, so the option should be documented rather than added late as a convenience.
Specify the percentage, location and dimensions of transparent or ventilated sections, the material and impact resistance, cleaning access, and how replacement will be handled. Check glare, headlight reflections and sightlines for pedestrians. If a fire, smoke or security strategy depends on a solid barrier, confirm that a window or grille does not undermine that strategy.

EBS describes ISOtherm as available for manual or automatic operation. Manual operation may suit a low-cycle, supervised entrance, but it introduces reliance on user behaviour and can leave the opening unsecured or obstructed. Automatic operation supports controlled access and repeatable closing, but adds sensors, controls, power, commissioning and planned maintenance.
For an automated door, define normal, after-hours, fire-alarm, power-loss and communications-failure modes. State whether the system must fail secure, fail safe or follow a separately approved emergency procedure; the correct outcome depends on the building’s access, life-safety and authority requirements. Do not assume a product page settles that decision.
Evaluate appearance and resident experience
Carpark doors are visible from streets, forecourts and residential lobbies. EBS says THERMAshutter can be configured with different finishes and sizes. For any system, place the proposed colour, gloss, perforation, glazing and signage on the elevations. Check how the door looks when open, where the headbox or spiral is visible, and whether guide rails or protective bollards interfere with the architectural intent.
Residents notice vibration, warning beacons, delay at the reader and repeated impact sounds more quickly than a product schedule suggests. Include door noise, lighting, drainage, tactile warnings and pedestrian separation in the access review. A visually concealed door that creates an intimidating or confusing route is not a successful entrance.

A project workflow for comparing the options
- Document the site. Survey opening width and height, ramp gradients, turning radii, headroom, side clearances, drainage, structure, services and pedestrian routes. Photograph the approach from a driver’s eye level.
- Describe the duty. Estimate daily cycles, peak bursts, vehicle types, delivery movements and periods when the door must remain closed. Identify whether queues can form on a public road or a ramp.
- Set performance targets. Write the required security level, access-control interfaces, thermal or acoustic objectives, visibility or ventilation needs, weather exposure, appearance and acceptable operating time.
- Request matched submissions. Ask EBS to price and document each feasible system at the same clear opening, control philosophy and finish. Require assembly dimensions, cycle limits, safety devices, power requirements, maintenance access and exclusions.
- Coordinate disciplines. Review the door with the architect, structural engineer, fire and life-safety consultant, mechanical engineer, electrical contractor, security integrator and facilities team. Resolve conflicts before shop drawings.
- Test the sequence. During commissioning, demonstrate credential acceptance, obstruction detection, vehicle-loop logic, pedestrian protection, emergency release, power restoration, alarms and manual recovery. Record settings and training delivered to building staff.
Compliance is project-specific
The available EBS material does not establish a universal fire rating, smoke-control arrangement, egress rule, access-control standard or code-compliance result for every apartment carpark. The NSW approval example says the particular building design must meet applicable Building Code of Australia performance requirements, but that statement does not certify any EBS product for another project.
The responsible design team must identify the jurisdiction, building classification, approved planning conditions and authority requirements. Confirm whether the door is on an egress path, forms part of a fire or smoke compartment, sits across a required vehicle-access route, or affects ventilation and emergency-service access. Obtain the evidence required for the actual door-set configuration, including any tested ratings, installation limitations and certification. Do not describe a product as compliant merely because it appears on a supplier page.
What EBS’s project example does—and does not—prove
EBS reports that it was commissioned to supply and install automated industrial high-speed doors for underground parking entrances and exits at a Melbourne building. This shows that the supplier has presented an application in a multi-residential context. It is a supplier-reported example, not an independent performance study or a guarantee that the same arrangement suits another building.
A later EBS-authored feature dated February 18, 2025 describes an insulated high-speed THERMAshutter project at an office building. That article provides more recent supplier context, but it does not create a head-to-head comparison with ISOtherm or VERTIgo. Product details and availability should be reconfirmed during specification.

- What clear opening and vehicle envelope are required, and what headroom, side room and backroom are available?
- What is the expected cycle count per day and the highest five- or 15-minute traffic burst?
- Which access devices must interface with the controller, and who owns credential administration?
- What opening and closing times are required, and what conditions permit the door to remain open?
- What thermal, acoustic, weather, ventilation and visibility targets apply to the complete installed opening?
- How will the door behave during obstruction, power loss, fire alarm, communications failure and emergency release?
- Where can technicians safely inspect, repair and manually operate the system?
- What finish, glazing, grille, signage and protective barriers are required by the elevations?
- Which documents demonstrate compliance for this jurisdiction and this exact configuration?
- What maintenance intervals, spare parts, response times and resident-communication procedures will the building manager receive?
Common specification mistakes
Choosing by speed alone
A maximum metres-per-second figure does not describe queue performance, safety or lifecycle cost. Base the selection on measured traffic demand and the complete control sequence.
Leaving headroom until construction
Tracks, coils and spiral assemblies compete with structure and services. Reserve the envelope at concept stage and verify it in coordinated sections.

Adding windows or grilles late
These options change security, insulation, acoustic and appearance assumptions. Document them in the initial door schedule.
Assuming an approval is a national rule
The cited NSW condition belongs to one development. Have the project’s certifier and consultants determine the requirements that actually apply.
Ignoring the building manager
Operations staff need access to isolation points, manual release, fault indications, cleaning areas and maintenance records. A door that cannot be serviced safely will not deliver its specified performance.
