Two adjacent 9-by-12 bedrooms were converted into the planned footprint of an 18-by-12 open kitchen and dining room by removing the dividing wall, repairing concealed damage, relocating windows and doors, and coordinating do-it-yourself work with specialist trades. The transformation was not an isolated kitchen makeover: it was one part of a whole-house renovation in which the bedrooms moved to a new second story and the kitchen shifted to the back of an 80-year-old ranch.
The result paired white cabinetry, a black-and-white granite counter, gray-and-white herringbone backsplash tile, warm floor tile, a large storage-and-prep island, and a two-tone gray-and-white dining-room wall. The project also shows why demolition, flooring inspection, moisture and mold checks, daylight planning, and a clear division between homeowner and contractor work matter as much as the visible finish.

The before-and-after footprint
Nicole Fallon-Peek’s March 29, 2021 renovation feature describes a couple who moved into a run-down, 80-year-old ranch and planned a major reorganization of the house. The two small bedrooms beside one another were not treated as a standalone remodel. Their removal made room for a larger shared area while the bedrooms were moved upstairs.
| Before | After |
|---|---|
| Two adjacent bedrooms, each 9 by 12 feet | One planned 18-by-12-foot kitchen and dining footprint |
| A dividing wall separated the rooms | The wall was removed to create open circulation |
| Limited kitchen preparation and storage elsewhere in the house | More cabinetry, drawers, counter area and an island |
| Side windows and an older rear wall | A framed sliding patio door, a window above the sink and a small high dining-room window |
During their first week in the house, the owners removed the dividing wall and used the combined space temporarily as a living area. That early demolition gave them a usable sense of the room before the permanent kitchen installation and also exposed conditions that had to be addressed before finishes could go in.

Why this was a whole-house decision, not just a kitchen remodel
The layout depended on a larger sequence of moves. The couple intended to build a second story for the bedrooms, then relocate the kitchen to the back of the existing house. That relationship is important when evaluating a similar idea: taking down two bedroom walls only works if sleeping space, circulation, plumbing, electrical service and structural support are solved elsewhere.
The feature does not state the jurisdiction, permit history, structural calculations or utility plans. Before removing walls in another home, have the existing structure and services evaluated and confirm local requirements with the appropriate building professional. The account is a renovation narrative, not an independent inspection or a code determination.

How the new room was designed
Open circulation between cooking and dining
The owners wanted more preparation and storage space without separating the cook from guests. As Nicole Fallon-Peek quoted one of the homeowners: “We also love entertaining and having small groups of friends and family over for dinner, so we wanted a spacious, open layout with no separation between the kitchen and dining room.”
That goal shaped the removal of the dividing wall and the position of a large island. The island supplied lower cabinets and drawers, provided a central preparation and serving surface, and became an everyday eating area. The author also notes that it could function as an alternative workspace. Those are different uses, so a plan should show where food preparation, serving, seating and clear walking paths occur rather than treating the island as decoration.
A layered but restrained finish palette
White cabinets established a bright base. A black-and-white granite countertop added contrast, while a gray-and-white herringbone backsplash introduced a directional pattern. Warm-toned floor tile kept the room from reading as entirely cool. In the dining area, a two-tone gray-and-white wall connected the eating space to the kitchen without making both zones identical.
No cabinet, tile, countertop, appliance or tool brand or model is identified. The materials are therefore useful as design references, not as tested product recommendations. When adapting the look, judge samples under the actual room’s daylight and electric lighting; the project added several openings specifically to bring more light into the back of the house.

What work the owners did and what they hired out
The couple performed much of the demolition and framing and installed the kitchen cabinets with help from the author’s father, who owned a general contracting firm. They hired contractors for utility work, drywall and insulation, and tiling.
| Work described in the feature | Who handled it | Planning implication |
|---|---|---|
| Demolition and much of the framing | Homeowners, with experienced family help | Requires a realistic assessment of tools, time, structural risk and debris handling |
| Kitchen cabinet installation | Homeowners with help from the author’s father | Layout accuracy and coordination with utilities must come before final fastening |
| Utility work | Contractors | Electrical, plumbing and other services should be scheduled before walls are closed |
| Drywall and insulation | Contractors | Concealed damage and thermal improvements can change the wall-repair scope |
| Tiling | Contractors | Floor flatness and substrate preparation affect the finish |
This split is a useful model for deciding what to keep in-house. It is not proof that a homeowner can safely perform every listed task. Utility connections, structural changes, mold remediation and work governed by local licensing rules may require qualified trades.
The floor demolition revealed the biggest surprise
The most difficult condition reported was underfoot. The owners removed six layers of existing flooring before installing tile. Once those layers were gone, they found a damaged subfloor. They replaced the damaged material and added cement board to create a flat base for the new tile.
That sequence illustrates why an old floor cannot be priced or scheduled from its top surface alone. Multiple layers may conceal unevenness or deterioration, and removing them produces dust and debris that must be contained. A practical inspection sequence is:
Recommended Free Tools
- Identify every visible flooring layer and how it meets adjacent rooms.
- Remove a small, controlled area first so the underlying substrate can be assessed.
- Check the exposed subfloor for damage, movement or areas that cannot support the planned finish.
- Replace unsound sections rather than covering them.
- Install the specified underlayment or tile base only after the substrate is flat and stable.
The account names cement board as the tile base used in this project, but it does not provide a product specification, installation pattern or independent performance test. Follow the instructions for the particular tile system and obtain qualified advice when the substrate or structure is uncertain.
Walls uncovered black mold and poor insulation
Opening walls beneath old, poorly insulated windows exposed black mold. The owners removed and replaced the affected studs and drywall. This was not a cosmetic patch: concealed biological growth and damaged framing can change the scope, sequence and people who should perform the work.

If demolition reveals staining, a persistent musty odor, damp materials or compromised framing, stop treating the area as ordinary drywall removal. Keep occupants away from the affected zone, avoid spreading debris through the house, and obtain local professional guidance on assessment, containment, removal and rebuilding. The feature does not identify the cause, extent, testing method or remediation standard, so its account should not be read as a general mold-removal procedure.
More daylight required a new opening plan
The back of the house needed more light. The couple boarded up side windows and framed a sliding patio door plus a window above the sink on the rear wall. They also added a small high window along the dining-room wall.
Changing openings affects more than appearance. It changes furniture placement, privacy, exterior weather protection and the amount of wall available for cabinets. Before framing, map the sink, tall cabinets, island and dining furniture against every proposed opening. Confirm the structural and weatherproofing details with the responsible professional; the source does not state how those issues were engineered or approved.
A practical planning sequence for a similar conversion
1. Define the whole-house move
Write down where bedrooms, kitchen, dining, storage and circulation will go after construction. If the kitchen is moving because bedrooms are moving upstairs, resolve that relationship before drawing cabinet elevations. A larger footprint is valuable only if the rest of the plan still works.
2. Survey structure and services before demolition
Document walls, floor levels, windows, plumbing routes, electrical wiring and heating or cooling equipment. Identify which walls may carry loads and which services pass through them. The feature records an electrical near-miss during demolition, so never assume an empty-looking stud bay is safe to cut.
3. Open a test area and budget for hidden conditions
Use a controlled opening to learn how many floor layers exist and what lies behind the walls. Allow for subfloor replacement, wall repair, insulation work and disposal if conditions require them. The project’s six flooring layers and damaged subfloor demonstrate why a visible-room estimate can be incomplete.

4. Set the daylight and privacy strategy
Choose whether light will come from a patio door, a sink window, a high window or another opening, then test cabinet and dining layouts against those locations. Balance daylight with privacy and usable wall area rather than adding glass without a furniture plan.
5. Draw activity zones around the island
Mark preparation, cooking, serving, eating and passage routes. The island in this project carried storage, prep, serving, everyday eating and possible work functions. Decide which of those uses are essential, then reserve enough uninterrupted surface and circulation for them.
6. Sequence trades before closing walls
Complete utility work before insulation and drywall, repair any discovered damage, and coordinate cabinet measurements with the finished wall and floor conditions. Tiling belongs after the substrate is prepared; painting belongs after dusty demolition and major drywall work, with touch-ups after cabinetry and trim are complete.
7. Protect the finish during the final stages
Cover finished floors and counters while remaining work is performed. Keep a written list of wall repairs, caulking, cabinet adjustments and paint touch-ups. This is especially important in an open room, where a small mismatch is visible from both the kitchen and dining side.
Demolition safety the feature specifically emphasizes
The author advises preparing for dust and flying debris with safety goggles, work gloves and dust masks, and watching for electrical wiring when removing walls and studs. The account recounts an electrical near-miss, which is a practical warning rather than a substitute for local code or professional electrical guidance.
- Wear eye protection before prying, cutting or striking materials.
- Use gloves appropriate to sharp debris and handle nails, glass and broken tile carefully.
- Use a suitable dust mask or respirator strategy for the material and conditions; ordinary dust control is not a substitute for specialist advice when mold or hazardous materials may be present.
- Shut off and verify utilities through the proper procedure before opening walls.
- Control debris so dust does not migrate into occupied rooms.
- Stop when you find unexpected wiring, mold, structural damage or materials you cannot identify safely.
Painting and finish coordination in an open plan
Although the feature centers on the conversion rather than a paint test, its two-tone gray-and-white dining wall offers a useful finish principle: an open room can have visual zones without a physical partition. Keep the transition deliberate and align it with a corner, change in wall plane or another architectural break rather than stopping color in the middle of a continuous surface.

Prepare new and repaired drywall only after sanding and dust-producing work is complete. On an older house, patched areas and replacement drywall may absorb paint differently from existing surfaces, so inspect the wall under the intended lighting and correct visible variation before applying the finish coat. Protect the warm floor tile, granite and white cabinets during painting, and plan for final touch-ups after trim, hardware and cabinetry are installed.
The account names colors and materials descriptively but gives no paint brand, product line, sheen, coverage test or maintenance data. Treat gray-and-white walls as a palette direction, not a tested specification.

Questions to answer before removing two rooms
- Where will the displaced bedrooms go, and does that move change the project’s structural or utility scope?
- Can the proposed kitchen and dining footprint accommodate storage, preparation, seating and clear circulation at the same time?
- What will a test opening reveal about floor layers, subfloor condition, insulation and wall damage?
- Which tasks match the homeowner’s skills, and which require licensed or specialized trades?
- How will new windows or doors affect cabinet runs, privacy, weather protection and daylight?
- What surfaces must be protected while demolition, drywall, tiling and painting overlap?
- Which local building, electrical, plumbing, structural and mold-related requirements apply?
The lasting lesson from this before-and-after
The successful transformation came from aligning a larger household plan with a clear daily-use goal: an open place to cook, store, serve, eat and host. Removing the wall created the opportunity, but the finished room depended on less visible decisions—repairing the subfloor, replacing mold-affected wall sections, coordinating utilities and drywall, adding daylight, and choosing when to hire specialists.
For anyone considering a similar conversion, the most reliable starting point is not a cabinet color. It is a measured plan for the entire house, a controlled investigation of what is hidden, and a finish sequence that protects the repaired structure. Once those conditions are understood, the white cabinetry, contrasting granite, patterned backsplash, warm floor and two-tone dining wall can support the open room rather than disguise unresolved problems.
