Hybrid flooring can help an aged-care project reconcile a residential appearance with the cleaning, mobility and durability demands of healthcare. It is not a universal flooring category or a government-approved replacement for every finish. In Australia, the National Aged Care Design Principles and Guidelines call for floors that are easy to clean, even and safe, while recommending different finishes for different zones. A textile product marketed as “hybrid” may suit a resident corridor or bedroom, whereas a wet bathroom, kitchen or laundry normally requires a purpose-specified resilient surface. The right decision comes from matching each room’s moisture, traffic, acoustic, visual and cleaning requirements to a documented flooring system.
What “hybrid flooring” means in an aged-care project
In aged care, “hybrid” can describe a textile flooring surface intended to combine the familiar feel and appearance of carpet with characteristics associated with resilient flooring. Forbo describes its Flotex Feelhome collection in those terms and says it was developed for aged-care environments with Australian aged-care design specialists. That is a manufacturer description of its own collection, not an independent finding that every hybrid floor performs better than carpet, vinyl or another material.

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteThe term should therefore be treated as a design direction rather than a specification. A project team still has to establish whether the selected product is appropriate for the room, how joints will be sealed, what cleaning chemicals are permitted, and how the complete installed system performs at transitions, thresholds and wet areas. A product that feels carpet-like may support a residential atmosphere, but the “hybrid” label alone does not establish infection-control performance, slip resistance or suitability for a particular care task.
There is also no reliable published statistic in the available evidence showing how widely hybrid flooring has been adopted across aged-care facilities. It is more accurate to discuss it as one response to a recurring design tension than to claim a market-wide shift or a standard solution.

Why cleanability must lead the specification
Australia’s National Aged Care Design Principles and Guidelines state: “Floors should be easily and effectively cleanable for infection control.” This is a functional requirement, not a preference for a particular brand or material. The guideline also calls for even floors, fewer trip risks and avoidance of changes in level. Those requirements affect the whole assembly: substrate preparation, adhesive, seams, coved edges, thresholds, transitions and the cleaning procedure, as well as the visible wear layer.
Ask the infection-control and environmental-services teams to define the actual cleaning regime before a finish is selected. A floor may look seamless in a sample but still require special treatment at joins or around penetrations. Confirm whether the product tolerates the disinfectants, detergents, dwell times, water volumes and mechanical equipment used by the facility. Obtain the current manufacturer cleaning instructions and make them part of the handover documentation; a generic “mop clean” statement is not enough for a 24-hour care environment.
- Imperviousness and seams: establish how the surface behaves when exposed to spills, body fluids and repeated wet cleaning, and specify seam treatment where the product requires it.
- Soiling visibility: choose a pattern and colour that allows staff to see contamination without creating glare or visual confusion.
- Drainage and falls: in wet rooms, verify falls, coved skirtings, junction details and slip performance as a complete system rather than relying on a plank or sheet sample.
- Repairability: document how damaged sections can be replaced, where spare material will be stored and whether repairs can be completed without creating a level difference.
Use the government guidance by zone, not as a one-floor rule
The Australian guidance prioritises high-quality healthcare carpet generally and low-sheen acoustic vinyl in bathrooms, laundry, dining, kitchen and back-of-house spaces. It presents a zone-based recommendation, not a mandate that every facility use one material everywhere. Room function, resident mobility, cleaning intensity and moisture exposure should determine the specification.
| Zone or use | Direction in the national guidance | Questions for a hybrid option |
|---|---|---|
| Resident bedrooms and living areas | High-quality healthcare carpet is generally prioritised. | Can the proposed textile surface deliver the intended domestic character while meeting the facility’s spill response, extraction-cleaning and replacement requirements? |
| Corridors and shared circulation | Select an even, easily cleanable floor with safe movement and limited visual complexity. | Will the pattern support orientation, avoid glare and conceal neither hazards nor contamination? Are transitions flush? |
| Bathrooms and ensuites | Low-sheen acoustic vinyl is identified for these wet areas. | Does the system provide documented wet-slip performance, impervious detailing, coved edges and compatible drainage? A textile hybrid is not automatically suitable. |
| Laundry, dining and kitchen | Low-sheen acoustic vinyl is identified for these service and food-related spaces. | Can the surface tolerate moisture, food soils, wheeled equipment and the cleaning chemicals used in the department? |
| Back-of-house rooms | Low-sheen acoustic vinyl is identified for these areas. | Check trolley traffic, maintenance access, chemical exposure and the need for frequent spot replacement before approving a softer or more textured finish. |
The guidance’s wording matters: “generally” leaves room for a documented alternative where the project can demonstrate equivalent suitability. It does not support copying a resident-room finish into a kitchen or bathroom simply to create visual continuity.

Design for movement, vision and a residential atmosphere
Older people with reduced vision can find complex patterns, dirty floors and strong tonal contrasts harder to navigate. The guidance recommends level access, matte finishes and limited tonal contrast between finishes. These principles influence falls risk and wayfinding as much as they influence appearance.
Keep transitions visually calm
Use flush transitions wherever possible and avoid abrupt bands that can be read as steps or holes. If two finishes must meet, coordinate their lightness and texture so the junction is visible enough for maintenance but not so contrasty that it appears to be a change in level. Confirm the detail with full-size samples under the lighting used in the completed room; a colour seen in a showroom can look markedly different under warm residential lighting or daylight.

Small, high-contrast motifs can resemble debris or unevenness. Large directional patterns can suggest a path or barrier that does not exist. Review the repeat across a full room or corridor elevation, not only on a 300-millimetre sample. Coordinate floor patterning with wall protection, doors, handrails and signage so the floor does not compete with essential cues.
Prefer matte, low-glare surfaces
Gloss and reflected light can obscure spills and make orientation harder for residents with vision impairment. A matte finish supports a more stable visual field, but it still has to be cleaned according to the manufacturer’s instructions so residue does not create a dull film or increase slip risk.

How the main flooring directions compare
The source material does not contain a controlled, like-for-like test or cost study comparing carpet, textile hybrids and vinyl. The table below is a specification framework, not a ranking. Performance depends on the chosen product, installation and maintenance program.
| Flooring direction | Potential fit | Advantages to investigate | Risks and verification points |
|---|---|---|---|
| Healthcare carpet | Resident bedrooms, lounges and other areas where a domestic acoustic character is important. | Familiar underfoot feel, acoustic absorption and a residential visual language. | Confirm stain response, extraction-cleaning method, drying time, seam condition and replacement process. |
| Textile “hybrid” flooring | Selected resident and circulation areas where a carpet-like surface is desired with resilient-floor characteristics. | May combine textile softness and appearance with a surface designed for demanding use; Forbo describes Flotex Feelhome in this way. | Manufacturer claims are not independent comparative evidence. Check variant-specific cleaning, moisture, seam, slip, acoustic and installation data. |
| Low-sheen acoustic vinyl | Bathrooms, laundries, dining, kitchens and back-of-house areas identified in the national guidance. | Resilient, cleanable construction and acoustic options suited to service areas when correctly detailed. | Verify wet-slip classification, welding or seam details, coved skirtings, glare and compatibility with chemicals and equipment. |
| Other healthcare flooring portfolios | Projects requiring several specialist finishes across one facility. | Gerflor describes an aged-care portfolio around hygiene, durability, moisture and stain resistance, maintenance and design. Tarkett lists healthcare options including non-slip bathroom floors, impervious carpets and acoustic flooring. | These are supplier descriptions. Confirm the exact regional product, current technical sheet, tested use and installation requirements instead of assuming portfolio-level claims apply to every item. |
What the published Forbo specifications do—and do not—tell you
Forbo lists a Flotex Feelhome variant at 4.3 mm thickness, in 30 m × 200 cm rolls, with 20% recycled content. Those are manufacturer-reported specifications for a listed variant, not market-wide figures or independently verified comparative results. The selected colour, construction and region may have different data.

Before procurement, request the current technical, installation and cleaning documents for the exact stock code. Confirm roll handling, substrate tolerances, adhesive requirements, seam treatment, acoustic data, fire classification, slip information and warranty conditions. Do not transfer the 4.3 mm figure or the recycled-content percentage to another variant without written confirmation.
A practical specification process for a new build or refurbishment
- Map the rooms and tasks. Mark wet rooms, food areas, resident rooms, corridors, treatment spaces, storage and back-of-house zones. Record traffic from walkers, wheelchairs, beds, hoists, trolleys and cleaning machines.
- Write the cleaning brief. List routine products, disinfectants, dilution, dwell time, equipment, spill response and periodic deep-cleaning methods. Ask suppliers to confirm compatibility in writing.
- Set safety and perception criteria. Require level access, flush transitions, matte or low-sheen appearance, manageable tonal contrast and documented slip performance appropriate to each zone.
- Review full-size samples in context. Install or mock up representative areas with the proposed lighting, wall colours, skirting, handrails and signage. Include a transition and a repair detail in the mock-up.
- Audit technical documents. Check the exact product variant, roll or plank dimensions, thickness, recycled-content claim, acoustic data, fire information, moisture limitations, adhesive and seam requirements, cleaning instructions and warranty.
- Test maintainability with staff. Have environmental-services staff clean a sample after realistic spills and inspect it when dry. Record the method and any residue, staining, fibre disturbance or visible wear.
- Coordinate installation and handover. Verify substrate moisture and flatness, protect the floor during other trades, inspect thresholds for level changes and provide spare material, batch information and a room-by-room cleaning schedule.
- Approve by room, not by brochure. The design team, infection-control lead, facilities manager and access or occupational-therapy advisers should sign off the zone schedule and the reasons for any departure from the national guidance.
Maintenance planning is part of the design
A hygienic floor is the result of a repeatable system. Write separate instructions for daily soil removal, immediate spill response, scheduled deep cleaning and damage isolation. Identify who can approve a stronger chemical, change a machine pad or alter a dilution; an unapproved product can void a warranty or change surface traction.

Plan for the moments when cleaning is interrupted. A resident room may need to remain operational, a corridor may have to stay open for emergency access, and a wet area may not dry quickly enough for safe reopening. Specify signage, temporary barriers, drying verification and an escalation route for biological spills. Record recurring stains or seam failures so the design team can address the cause rather than repeatedly treating the symptom.
Keep a small, labelled stock of the installed material from the same batch where possible. Repairs should restore a continuous, level surface; a patch that sits proud, has a different sheen or introduces a strong contrast can create both a trip cue and a visual hazard. Include replacement intervals and inspection responsibilities in the facilities plan.
Common mistakes and how to prevent them
Using “hybrid” as a performance guarantee
The label describes a product concept, not a universal standard. Prevention: specify measurable requirements for cleaning, moisture, slip, acoustics, visual contrast, durability and repair, then verify them for the exact product.
Extending a resident-room finish into wet or food areas
A visually consistent palette does not make every construction suitable for water, grease or intensive disinfection. Prevention: follow the zone schedule and use a wet-area system with documented detailing where the task requires it.

Choosing a pattern from a small sample
Repeats and tonal variation can look far more pronounced over a long corridor. Prevention: approve a full-size mock-up under finished lighting and review it with people who have low vision or mobility expertise.
Ignoring thresholds and substrate preparation
Even a high-performing wear layer cannot correct a ridge, depression or poorly resolved doorway. Prevention: set flatness and moisture tolerances in the construction specification, inspect transitions before handover and reject abrupt level changes.
Assuming supplier language is independent evidence
Forbo, Gerflor and Tarkett describe their own products and portfolios. Prevention: separate those claims from the national guidance and request current technical evidence for the proposed variant; do not present a supplier’s marketing statement as a comparative clinical result.
Questions to settle before approval
- Which rooms need an impervious, welded or coved system, and which can use a textile surface?
- What cleaning chemicals, machines and emergency-spill procedures will the facility actually use?
- How will the floor remain level at doorways, bathroom entries, ramps and repairs?
- Does the colour and pattern support residents with reduced vision without hiding contamination?
- What acoustic outcome is required in bedrooms, corridors and dining areas, and is it documented for the installed assembly?
- What happens when a section is damaged at night, and are matching replacement materials available?
- Which claims come from the Australian design guidance, and which come only from a manufacturer’s product literature?
The decision in one sentence
Specify hybrid flooring selectively where its textile character and resilient-floor design answer a documented room need, but let cleanability, level access, visual safety, moisture exposure and maintainability—not the word “hybrid”—determine the final aged-care floor schedule.
