Cupertino House is a highly glazed residence by Craig Steely Architecture, completed in December 2016 in Cupertino, California. Its defining move is to lift a glass living volume into a dense oak canopy, carrying the house on two trunk-like supports so the building can occupy a steep, wooded site while disturbing as few existing oaks as possible.
The result is not simply a transparent box. Sunken floor levels, a 22-foot quartz counter, reclaimed Chinese pistachio millwork and carefully integrated LED strips divide an open interior into readable zones. The published descriptions explain the architectural intentions and materials in detail, but they do not provide measured energy, thermal, carbon or tree-survival data.

What Cupertino House is
Cupertino House is a single-family residence designed by Craig Steely Architecture on a 0.5-acre site in Cupertino, at the edge of the Santa Cruz Mountains. Architectural Record reported completion in December 2016 and described the home as 2,600 square feet. A separate ArchDaily project listing identifies a related project as “Pam & Paul’s House,” also by Craig Steely Architecture and completed in 2016, but gives the area as 3,000 square feet. Neither publication explains the discrepancy, so the figures should be treated as source-specific rather than combined into a single definitive size.
Craig Steely summarized the setting in an interview with Arkitektura Assembly: “It’s a house that floats in the canopy of a dense Oak grove on the edge of the Santa Cruz mountains, just outside of Cupertino.” That description captures the project’s visual identity: the principal volume is experienced among branches and leaves rather than as an object placed in a cleared yard.

How the house occupies the oak grove
A glass volume above the ground
Architectural Record frames the central concept as a glass box in the canopy. Instead of spreading the plan across the wooded ground, the structure is supported by two trunk-like columns. This concentrates the points of contact and allows the living volume to sit within the trees. Steely said the owners wanted to disturb as few oaks as possible and explained the structural approach plainly: “We built it this way to disturb as few Oaks as possible.”

The strategy changes the usual relationship between a house and its site. The trees are not a backdrop viewed from a distant window; they surround the occupied level and become part of the immediate field of view. The canopy also performs a visual and solar-filtering role. Published coverage says the leaves protect the extensively glazed house from direct sun while admitting dappled light indoors.
What the sources do—and do not—establish
The descriptions support a clear design rationale: elevated construction, extensive glazing and canopy shade were coordinated to preserve the character of the grove and shape the interior light. They do not establish a quantified ecological benefit. No source reviewed for this project reports the number of trees retained, a tree-health survey, a measured reduction in site disturbance, annual energy use, indoor temperature data, glazing-performance values or an embodied-carbon assessment.
That distinction matters when reading photographs of the house. A shaded glass facade can look environmentally responsive, but appearance is not a substitute for post-occupancy measurement. The available record documents intent and form, not verified operational performance.

How the open plan is divided without full-height walls
The interior is organized as a sequence of level changes and material cues rather than a collection of enclosed rooms. Architectural Record describes the living room as sunken, with the lowered floor defining it inside the larger open plan. The office beneath the stair is sunken as well. These changes in elevation establish boundaries while allowing sightlines to continue through the house.

The living room was designed around 144 square feet of B&B Italia Tufty-time sofa components. Steely said the furnishings were considered from the beginning and that the lowered living area was shaped to fit the sofa. In practical terms, the furniture is not an afterthought placed into a generic rectangle; its footprint helps set the dimensions and character of the conversation area.
A sunken room also changes how people read an open plan. The step down marks a psychological threshold, lowers the seating group in relation to the kitchen and dining zone, and preserves visual continuity. The published accounts do not specify the exact depth of the recess or provide accessibility details, so those dimensions should not be inferred from photographs.
The office beneath the stair
The compact office occupies the space beneath the stair and uses another lowered floor to separate work from circulation. Its desk, cabinetry, steps and floor were made from reclaimed Chinese pistachio milled from one slab. Using one slab across several elements gives the small workspace a continuous grain and makes the stair a material transition rather than merely a route between levels.

Linear light as a zoning device
Flush-mounted LED strips delineate the interior zones. Instead of relying only on pendant fixtures or freestanding lamps, the lighting is integrated into the architecture as linear marks. The strips help clarify where one activity begins and another ends, especially when the plan remains visually open. The project documentation identifies the strips but does not name a fixture model, color temperature, control system or current product equivalent.
The kitchen and dining counter
The kitchen and dining area share a 22-foot-long white composite-quartz counter. It begins as a working kitchen surface and continues into the dining table, turning one horizontal element into a connector between preparation and eating. This extended counter gives the open plan a strong visual datum and avoids introducing a separate dining table that might fragment the room.
Because the counter changes use along its length, its detailing carries much of the room’s organization. The kitchen portion supports work; the extended portion supports gathering. The white surface contrasts with the darker, grain-rich pistachio used at the office and stair, while the surrounding glazing keeps the composition visually tied to the oak canopy.
Material and furnishing palette
Architectural Record’s project specifications identify a restrained set of structural, enclosure and interior materials. They are historical project specifications, not confirmation that every named product remains available or unchanged today.

The office’s reclaimed Chinese pistachio is especially significant because it is not limited to one decorative surface. The same slab supplies the floor, desk, cabinetry and stair components, allowing the grain to carry across changes in function and elevation. That continuity gives the otherwise spare interior a tactile anchor.
Reading the house through light, views and privacy
Extensive glazing is most effective here because it is paired with a specific setting. The oak canopy filters direct sunlight and produces the dappled illumination described in the project coverage. The house therefore relies on a changing pattern of leaves, branches and sky rather than a uniformly bright glass facade.
Views and privacy are likewise site-dependent. A dense grove can screen portions of the interior from neighboring properties while preserving outward views, but the published accounts do not provide sightline studies, window-to-window distances or a room-by-room privacy analysis. It is more accurate to say that the design uses the trees as a visual screen than to claim that the house guarantees privacy in every season.
The same qualification applies to heat gain. Canopy shade may reduce direct solar exposure at some times of day, yet no measured cooling load, interior temperature series or glazing specification is published for Cupertino House. The project demonstrates a design approach; it is not documented as a performance test.

What this project offers as a design study
Build around existing site structure
Cupertino House begins with the oak grove as a constraint and a source of character. The elevated box and concentrated supports respond to the trees before the interior layout is resolved. For another wooded site, the transferable lesson is not a fixed structural recipe; it is the sequence of decisions. Survey the trees and slope first, then test whether a compact footprint, partial elevation or another strategy can preserve the most valuable existing conditions.
Let furniture and levels make the plan legible
The sunken living room and office show how an open plan can gain hierarchy without being divided into a corridor and a series of closed rooms. Their success depends on safe, comfortable transitions and suitable users; the published project information does not establish accessibility or construction details, so those issues require independent resolution in a new design.
Use one material to connect related functions
The reclaimed pistachio slab links office floor, desk, cabinetry and stair. This is more than a finish selection: it creates a continuous visual route through several scales of work. A similar strategy can be achieved with another responsibly sourced material, provided fabrication yields, moisture behavior, maintenance and fire requirements are addressed.
Treat lighting as part of the plan
Flush LED lines make the zones readable without adding visual clutter. In a contemporary open interior, concealed linear lighting can reinforce edges and circulation, but fixture placement, glare control, dimming and service access must be designed rather than assumed from the appearance of a finished photograph.

Published coverage is strong on concept, spatial organization, materials and credits, but limited on operation. It does not report an energy model, utility history, indoor-air measurements, thermal comfort survey, acoustic testing, embodied-carbon calculation, quantified tree impact or post-occupancy evaluation. It also does not resolve why the house is listed at 2,600 square feet in one source and 3,000 square feet in another.
Those limits do not diminish the architectural lesson. They define it accurately: Cupertino House is documented as a carefully positioned glass residence whose canopy setting, concentrated supports, sunken rooms and continuous material details produce its character. Claims about superior efficiency, ecological outcomes or exact current product availability would go beyond the published evidence.
