A 280-square-foot Munich apartment can feel composed rather than cramped when every surface, object and storage decision has a job. Interior designer Andrea Harbeck made that argument through a nearly 12-foot kitchen, a storage-filled sleeping alcove, a rounded larch “cube” and a restrained combination of stainless steel, limewash and vintage furniture.
The result, featured by Architectural Digest on July 17, 2023, is less a catalogue of small-home tricks than a tightly edited lesson in proportion, concealment and material contrast.

The apartment is about 280 square feet. Harbeck, founder of the .PEAM studio in Starnberg, describes the project as evidence that a home “barely 280 square feet” can still have an extraordinary look. That is an aesthetic claim about this particular renovation, not a measurement-based rule for every small home.
Its success comes from concentrating infrastructure in custom elements while leaving the visible room calm. The kitchen absorbs appliances and supplies, the sleeping platform hides drawers, and a counter at the large window changes from desk to dining table. Against that practical framework, a few older and more sculptural pieces are allowed to be noticed.

Fiona Bornhöft wrote the feature, Maximilian Bridts photographed it, and John Oseid translated the original AD Germany story. The reported project facts are summarized here:
| Element | Reported detail | Why it matters in the plan |
|---|---|---|
| Apartment area | About 280 square feet | Sets the scale for every storage and circulation decision |
| Kitchen | Almost 12 feet long | Creates a full working zone along one dominant run |
| Main materials | Brushed stainless steel, white-oiled larch and natural white limewash | Provides contrast without introducing a crowded color scheme |
| Sleeping storage | Pull-out drawers beneath the bed | Uses otherwise inaccessible floor volume |
| Work and dining surface | Counter following the large window, with a built-in drawer | Lets one linear element serve two daily activities |
None of those dimensions is presented as a typical Munich statistic. They describe this one apartment.

The layout assigns several jobs to each custom element
A nearly 12-foot kitchen is the visual anchor
The client enjoys cooking, so the kitchen was treated as a primary workspace rather than a token kitchenette. Its almost 12-foot length gives the room a strong horizontal line. Brushed stainless-steel fronts make the run read as one continuous plane, while doors conceal a washing machine and additional storage.
Concealment is doing more than hiding an appliance. A washing machine can be visually noisy in a single-room home, where the kitchen, living area and sleeping area are seen together. Closing it behind the same fronts as the cupboards keeps the utility function present but not dominant. The strategy also avoids asking a freestanding appliance to become part of the decoration.
For a similar renovation, the useful question is not simply how many cabinets fit. It is which functions must be immediately reachable, which can sit behind a door, and whether appliances can share a consistent face. The Munich kitchen demonstrates the visual payoff of answering those questions before choosing finishes.
The rounded larch cube hides a bathroom
A rounded-edge cube made from white-oiled larch stores kitchen tools and small utensils on narrow exterior shelves. Behind it sits a small bathroom. The object therefore works as furniture, pantry and architectural screen at once.
Its curved edges soften what could otherwise be a bulky block in a very small room. The exposed shelves keep frequently used tools available, but their narrowness limits the amount of visual accumulation. That is an important distinction: open storage is used for a controlled selection, while the larger reserve remains concealed.

The cube also gives the bathroom a separate threshold without building a conventional corridor. In a 280-square-foot plan, circulation space is expensive; a thickened element that performs storage and room division can return some of that area to daily use.
The sleeping alcove turns the bed into a storage structure
The sleeping nook places the bed above pull-out drawers. Instead of treating the bed as an object that occupies floor area and then adding cupboards elsewhere, the design makes the platform itself part of the storage system.
Pull-out drawers are especially significant in an alcove because they keep contents hidden while preserving a clear floor. Their usefulness depends on access: the drawers need enough clearance to open fully, and the items inside should be things the resident can retrieve without dismantling the sleeping area. The feature does not identify drawer dimensions or a retail system, so those details would have to be resolved in a separate plan.
The window counter is both desk and dining table
A counter follows the large window and serves as a work surface and dining table. A built-in drawer adds a place for the small items that otherwise migrate across a shared tabletop.
Putting the dual-purpose surface at the window gives the apartment one clearly defined daytime station. It also prevents a separate desk and table from competing for floor area. The lesson is not that every small home needs a window counter; it is that one well-placed surface can replace several single-purpose pieces when the activities do not happen at exactly the same time.
Mirrors make the bathroom feel less compressed
In the bathroom, mirrors are spackled into the wall, and the tub has a tinted reflective surface. The feature describes both choices as making the small room seem larger. They extend the visual field without adding another color or freestanding object.
Why the palette feels quiet rather than bland
Three materials establish the visual language
The principal palette combines brushed stainless steel, white-oiled larch and natural white limewash on the walls and ceiling. Each material has a different surface character: steel is cool and reflective, larch is warm and tactile, and limewash provides a pale, matte field.

Those contrasts keep the apartment from becoming a single flat white box. At the same time, the colors remain restrained enough that the kitchen, cube and furniture can coexist. Harbeck says, “The more muted the choices, the calmer a room feels.” In this project, muted does not mean featureless; it means that texture and silhouette carry more of the visual work than a large number of colors.
Limewash turns the walls and ceiling into a continuous backdrop
Natural white limewash covers both walls and ceiling. Treating the overhead surface as part of the same pale composition reduces the number of visual boundaries in the room. It also gives the furniture and built-ins a consistent stage.
For someone borrowing the approach, the important decision is the role of the painted surface. A pale finish should support the architecture rather than compete with it. Sample boards can help establish how the chosen white sits beside timber and metal, especially because a limewashed surface has a more visibly mineral character than a perfectly uniform film finish. The apartment’s exact product, application method and preparation are not identified.
Small round switches become deliberate details
Harbeck chose small round light switches without covers, allowing the switches themselves to stand out. In a larger home, such hardware might disappear into the background. Here, a tiny control becomes one of the few graphic marks on an otherwise quiet wall.
That choice illustrates a broader principle in the apartment: ordinary necessities are not automatically disguised. They are either integrated into a larger composition or selected carefully enough to become intentional accents.
Vintage pieces keep the restrained scheme from feeling anonymous
The armchairs date from the 1960s and were reupholstered. Sculptural wall lamps are vintage finds, and Harbeck designed the iroko-wood Slice side table herself. The article does not identify manufacturers or model numbers for these items.
These pieces introduce age, shape and individuality without requiring a large collection of accessories. Upholstery gives the chairs a renewed role, while the lamps provide sculptural forms on the walls. The iroko table adds a distinct wood note without matching the larch exactly.

Harbeck’s advice is direct: “You can’t be afraid of strong furniture or objects, even in small spaces like this one.” The qualification is composition. A strong chair or lamp works because the surrounding walls, floors and built-ins are quiet enough to hold it. As she puts it, “The important thing is that the bones, such as walls, floors, and other surfaces, become a well-composed stage for a handful of highlights.”

Harbeck says, “Above all else, the decision to move into a mini apartment means getting rid of things.” The feature frames questions such as “How much storage space is essential?” and “Do I really need those coffee cups collected over the last five years?” as part of the design process.
In practical terms, editing should happen before custom cabinetry is finalized. A useful sequence is:
- List daily-use items. Start with cookware, clothing, work equipment and cleaning supplies that genuinely support current routines.
- Separate access levels. Keep frequent-use objects at hand; place seasonal or occasional items in deeper drawers or higher cupboards.
- Test duplicates. Collections and multiples should earn their space by being used, not merely by having sentimental history.
- Measure what remains. Cabinet depths and drawer widths should follow the edited inventory rather than an assumed lifestyle.
- Reserve a small margin. A home that has no spare capacity becomes difficult to maintain when one new object arrives.
This is not an argument for owning nothing. Harbeck’s other principle is, “Better to go with less, but make it all the more individual.” The apartment’s character comes from choosing a few objects worth seeing instead of filling every surface.
How to adapt the ideas without copying the apartment
Begin with a measured plan
Record walls, windows, doors, ceiling height, plumbing points and the clearance needed to open drawers and appliances. The Munich project relies on custom relationships between elements; a rough sketch is unlikely to reveal where those relationships fail.
Give the largest run a clear purpose
If cooking is central to your routine, a long kitchen run may deserve priority. If it is not, the same planning logic could support another activity. The point is to let the dominant built-in reflect the resident’s actual use rather than a generic showroom layout.
Combine storage with room division
A cabinet, wardrobe or shelving wall can separate zones while storing possessions. Rounded edges, recessed doors or a carefully chosen timber can keep a divider from feeling like a wall dropped into the middle of the room. The larch cube is an example of this combined role, not a universal template.

Use one surface for compatible activities
A desk that becomes a dining table works when the two uses can share height, depth and schedule. Include cable management, lighting and a place for notebooks or tableware so the surface can change roles without a long reset.
Choose a quiet envelope before adding highlights
Walls, ceilings and floors should be resolved as a coordinated background. Then choose a limited number of chairs, lamps or tables with enough shape to carry attention. This ordering reflects Harbeck’s “stage” idea and prevents decorative objects from competing with one another.

What this apartment tour can—and cannot—establish
The feature documents one renovated Munich apartment and the designer’s stated approach. It does not provide a construction budget, independent measurements, product identifiers for the custom cabinetry, or comparative tests of storage systems and finishes. The pull-out drawers, stainless-steel kitchen and larch cube are custom project elements as described, not named retail products.
That distinction matters if you are pricing a renovation or searching for substitutes. Products marketed as under-bed storage drawers may adapt the same general idea, but they should be evaluated for dimensions, capacity, access, materials and clearance beneath the bed. They are not the drawers shown in this apartment.
Likewise, the project should not be read as proof that every 280-square-foot home can accommodate the same kitchen, bathroom arrangement or collection of furniture. Plumbing locations, window size, ceiling height, building rules and the resident’s possessions will change the result. What transfers most reliably is the sequence of decisions: edit first, assign functions, conceal infrastructure where useful, and let a restrained backdrop support a few individual pieces.
The central lesson
This apartment is quietly classy because its restraint is active, not empty. A long kitchen hides work and storage; a larch cube stores tools while screening the bathroom; the bed contains drawers; and the window counter replaces two pieces of furniture. Limewashed walls and ceiling, stainless steel and timber establish a calm envelope, while reupholstered 1960s chairs, vintage lamps and an iroko table supply character.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteHarbeck’s approach can be reduced to a disciplined choice: make the basic surfaces coherent, keep only what deserves a place, and spend visual attention on a small number of objects with real personality. In this 280-square-foot home, that discipline is what allows compact living to look deliberate rather than diminished.
