Interior designer Sam Masters’s prewar, one-bedroom apartment in Manhattan’s West Village measures 420 square feet. He says finding it took 16 years and six apartments. The result is not a minimalist showcase: it is a layered home of painted surfaces, vintage pieces, art, compact seating and storage that keeps changing as his needs and collection change.
Masters’s choices show how a very small apartment can feel personal without pretending its limitations do not exist. The kitchen remains cramped, the corner is noisy and the windows are paper-thin, yet a working fireplace, lively materials and carefully fitted storage make the space feel like a home rather than a compromise hidden behind neutral styling.

Architectural Digest’s May 28, 2026 home tour presents Masters’s apartment as the destination of a long, highly specific search. He waited 16 years and moved through six apartments before landing in this prewar one-bedroom on a busy West Village corner. The 420-square-foot measurement belongs to this apartment alone; it is not a benchmark for New York apartments generally.
The location supplies much of the home’s emotional appeal. Masters says the corner has the “Sex and the City vibe of the West Village” that he loves, along with quirky, crumbling plaster walls. He also acknowledges the cost of that character: “paper-thin windows, so it’s loud.” From the street, however, the windows offered the view that first won him over. He recalls seeing the apartment from Bleecker Street and says, “I always leave my lights on now. I just want to keep that feeling going.”

That tension—romantic atmosphere against everyday inconvenience—runs through the entire tour. Masters describes the apartment as “a teensy dollhouse” that has to be made fun. His solution is not to remove every object, but to edit the way objects occupy the rooms.
How the living room fits more life into 420 square feet
Compact seating leaves room for guests
The living room uses compact, armless loveseats rather than a large sofa with bulky arms. That choice preserves circulation and allows additional seating when friends visit. A café table adds another usable surface without demanding the footprint of a conventional dining table. Metal pieces sit alongside a sisal rug, a custom coffee table, a Mathieu Matégot side table and a brass lamp. The combination avoids a matched-suite effect, which can make a small room feel visually heavy. Each piece contributes a different texture or line while the limited scale keeps the floor available for movement.
Vitsoe shelving organizes without ending the story
A modular Vitsoe 606 shelving system provides organized storage in the living room. Its modular character matters because the arrangement can be altered as the apartment’s needs change. Masters says, “Mine is on its third iteration. I have pieces in storage. You can always add to it.” That comment describes an expandable system rather than a one-time installation.
The shelving still does not hold everything. Books remain stacked on the floor because Masters lacks enough shelving. The stacks are evidence of an unresolved storage problem, but they also fit his “more is more” approach. He likes covering surfaces with things, so the room reads as collected rather than emptied for photographic neatness.

An IKEA PAX wardrobe takes the main clothing load
The bedroom’s primary clothing storage is an IKEA PAX wardrobe. The tour identifies the system but does not provide its configuration, dimensions or price, so those details should not be inferred from the apartment photographs. Its role is clear: a tall, dedicated cabinet keeps clothing off the limited floor area and concentrates the bulk of storage in one vertical element.

Shoes go into a rolling box beneath the bed. Masters painted the box to blend with the walls, reducing the visual contrast that can make under-bed storage look like an afterthought. Because it rolls out, the container remains accessible without requiring a permanent aisle beside the bed. The approach uses otherwise wasted volume while preserving the room’s walking path.
A magnetic headboard and wall sconces protect floor space
The headboard is pleated fabric attached to the metal bed frame with heavy-duty magnets. This avoids building a deep, freestanding headboard that would consume additional floor area. Sconces provide bedside light without requiring tables or floor lamps. In a room where every circulation inch matters, moving lighting onto the wall is a spatial decision, not merely a decorative one.
The kitchen is treated as a scullery, not a full-size room
Masters calls the small kitchen “more of a scullery,” an unusually candid description of its scale. He does not claim to have made it spacious. Instead, he gives the compact room a stronger visual identity. The walls and cabinets are painted Farrow & Ball Olive, creating a continuous, enveloping color field. Rejuvenation hardware adds a deliberate point of contrast and gives the cabinetry a more finished, furniture-like presence.
The marble countertop was made through a hands-on process. Masters templated a slab at Atlas Marble in New Jersey, brought it home and installed it with the building’s superintendent. The tour does not state the slab’s cost, thickness, source stone or maintenance requirements. What it does show is a willingness to invest effort in a single high-impact surface rather than attempt a wholesale kitchen rebuild.

That distinction is important in a small apartment. Color, hardware and one substantial work surface can change how a kitchen feels without claiming that the underlying footprint has changed. The kitchen remains cramped; the design makes the limitation more intentional.
Bathroom and entry details turn transition zones into rooms
String paint gives the bathroom a defined mood
The bathroom walls are painted Farrow & Ball String. Architectural Digest’s May 28, 2026 home tour does not establish the bathroom’s dimensions, fixtures or ventilation, but the color choice is part of Masters’s broader method: small service spaces receive a clear material treatment instead of being left visually generic.
The “outgoing room” makes the foyer useful
Masters calls the small foyer his “outgoing room.” An IKEA Stockholm cabinet supplies storage, while Phillip Jeffries wallpaper covers the cabinet exterior. Giving the entry its own name and finish turns a pass-through into a functional zone for items leaving the apartment. The tour does not specify what the cabinet stores, so its exact use should not be assumed; its documented purpose is to make the foyer an active part of the home rather than leftover circulation.

These examples are not presented as a tested ranking of storage products. They illustrate different trade-offs: a system that can expand, a wardrobe that claims vertical volume, a container that hides beneath furniture and a cabinet that gives a narrow entry a defined job. The apartment also demonstrates that a successful storage plan can remain visibly incomplete; the floor-stacked books are part of the actual arrangement.

Masters says he likes “more is more” and covering surfaces with things. In a 420-square-foot apartment, that philosophy could easily become chaotic, but the rooms are given repeated anchors: painted walls and cabinets, a consistent emphasis on vintage objects and art, and furniture selected for compact proportions. The result is visual density with recognizable zones.

Paint helps separate those zones without adding partitions. Noise is part of the address
The busy corner brings energy and a sense of being “out” while staying home, but Masters also describes the street as loud because of the paper-thin windows. The home tour does not report sound measurements, window upgrades or a tested acoustic treatment. The trade-off is therefore experiential: the same exposure that creates the West Village atmosphere also makes quiet more difficult.

The fireplace works, while the nearby sconces do not
The apartment has a working fireplace, one of its strongest prewar features. Near it are rattan sconces that are decorative rather than functional; Masters uses them to conceal holes rather than to provide light. This is a useful reminder that not every apparent fixture in a small home performs a practical task. Some elements solve a visual or repair problem instead.
The kitchen cannot be made larger by styling
Paint, hardware and marble give the kitchen personality, but Masters still calls it cramped. The tour does not claim that these changes improved storage capacity, appliance performance or cooking ergonomics. Their documented effect is visual and material, not a measured increase in utility.

Masters’s apartment offers principles rather than a universal formula. A reader assessing a similar space can examine each proposed addition through four questions: how much floor area it consumes, whether it can expand or move, how visibly it integrates with the room and how difficult it is to install or adapt.
- Reserve the floor for movement and guests. Armless loveseats, wall-mounted sconces and under-bed storage preserve clear paths while still supporting social use.
- Use vertical and hidden volume together. The wardrobe and shelving handle visible storage; the rolling shoe box handles low, concealed storage.

Masters also identifies the emotional goal behind the decisions: the apartment should feel playful and inhabited. His “teensy dollhouse” description is not a claim that small homes are effortless. It is an instruction to make constraints part of the design language rather than hide them behind an impersonal neutral scheme.

The 16-year search explains why the apartment feels unusually specific. Masters was not trying to produce a generic small-space solution; he was looking for a particular prewar setting, a particular neighborhood atmosphere and windows that made him want to keep the lights on. The final home accepts the noise and cramped kitchen in exchange for those qualities.

In that sense, the 420-square-foot apartment is best understood as a portrait of one resident’s priorities. Its storage systems, paint colors and compact furniture show how he works within a tight footprint, while the loud corner, thin windows and visible clutter show what he chooses to live with. The appeal is not that every problem disappears. It is that the compromises remain visible and are made personal.
