Resolution: 4 Architecture designed the Croton-on-Hudson House as a compact retreat for a Manhattan couple approaching retirement. The strategy is straightforward but consequential: lift the principal living level above the ground to capture Hudson River views, then use the sheltered space beneath for arrival, recreation and outdoor living. The result combines a 2,374-square-foot plan, an elevator for aging in place and a site-specific response to an access road too tight for prefabricated modules.

Project overview: a small house organized around a large view
The project is known as Croton-on-Hudson House in Architectural Record and as Hudson River House in ArchDaily. Both accounts credit New York practice Resolution: 4 Architecture. ArchDaily lists Joseph Tanney and Robert Luntz as lead architects, Lindsay Kunz as project architect, Emily Andrews as photographer, a 2,374-square-foot project area and 2017 as the project year.
The clients were a couple nearing retirement who had spent decades in Manhattan. They wanted a compact home for two rather than a large suburban residence, but they also wanted sweeping Hudson River views and the ability to remain in the house as they aged. Those requirements shaped almost every major decision: the building’s elevated section, its open plan, the inclusion of an elevator and the way the approach reveals the water.

Architectural Record published its project feature on November 5, 2019, while ArchDaily’s project page appeared on December 17, 2018. The dates describe the publications, not a second construction phase or a later renovation.
Why the main living level is raised
Nine feet above grade for the view
The principal volume sits approximately 9 feet above grade on steel columns, according to Architectural Record. This figure refers to the elevated living volume, not the total height of the building. Raising that level gives the living areas a clearer line toward the river and allows glazing to work as more than a series of isolated windows. ArchDaily emphasizes the panoramic glazing; the elevated position is the architectural move that makes those broad sight lines possible.

Rather than filling the ground floor with conventional rooms, the architects treated the lower level as a useful exterior zone. The arrangement preserves the clients’ compact footprint while adding covered activities and circulation without sacrificing the outlook that motivated the project.
The lower level as arrival and recreation
The space beneath the raised volume contains a carport, patio and pool. The carport is not simply a place to park: it frames the first view of the river as visitors arrive. Tanney describes that moment as a portal: “You get this incredible framed view.” The winding gravel drive passes through meadow grasses and lilacs before reaching that opening, so the landscape and the building choreograph the approach together.

A lap pool and deck sit under the shelter of the upper floor. The overhang provides shade and weather protection while keeping the recreation area visually connected to the meadow and water. In this way, the structural decision to raise the house creates usable outdoor rooms rather than an empty undercroft.
How the plan captures views without wasting space
Open sight lines through the main level
Living, dining and kitchen areas share the upper level and are arranged so the eye can travel toward the primary bedroom and the river beyond. Extensive glazing faces the water. Low cabinetry, a long kitchen island and white-oak built-ins supply storage without building a tall visual barrier across the plan.

A home office is positioned between the living area and the guest room. The guest room includes a Murphy bed, so it can operate as extra living space when visitors are absent. That flexibility supports the clients’ brief for a home sized for two while preserving a place for overnight guests.

The central covered deck separates the living spaces from the guest bedroom. Enclosed on three sides, it functions as a seasonal outdoor room rather than a conventional exposed balcony. A firepit extends its use into cooler evenings, and drop-down insect screens descend from the soffit when the deck needs protection from insects. The project description identifies the screens as a category of retractable patio screens, but does not identify a manufacturer or model.
Why prefabrication was abandoned on this site
The clients initially approached Resolution: 4 Architecture about a prefabricated vacation house. The property, however, is reached by a narrow, winding road that could not accommodate trucks carrying factory-built modules. Delivery feasibility—not a change of taste or a rejection of prefabrication in general—made that approach impractical for this parcel.
The architects switched to conventional, site-built construction. Tanney explained that the organizational and efficiency ideas did not disappear with the change in building method: “Yet the strategies we employed are still similar in terms of organization and efficiency.” For this house, the comparison is therefore about logistics and the ability to execute the clients’ brief on a difficult site, not a universal ranking of prefabricated versus conventional construction.

Materials and the visual character of the house
The exterior combines metal panels, untreated ipé, PVC and white cement board. The upper volume’s metal siding gives it a crisp, lightweight appearance above the open lower level. Ipé clads the stair and elevator core at the south side, making the vertical circulation element read as a distinct warm-toned spine. An eastward bar clad in white cement board contains mechanical and storage functions.

Inside, the palette is restrained: white oak, light grey finishes and large expanses of glass. The neutral surfaces keep attention on the landscape while providing a calm background for the clients’ daily routines. Architectural Record’s historical specification list names Fabral metal panels, Western Window Systems windows and doors, ZIP System sheathing and tape, Benjamin Obdyke rainscreen mesh and Azek infill panels. Those are project specifications for this custom house, not current product recommendations or a guarantee that every item remains available.

Environmental systems: what is documented
The project accounts describe several systems intended to reduce reliance on conventional mechanical operation, but they do not publish measured energy use, operating costs, a certification or a quantified percentage reduction. The features should therefore be understood as design provisions rather than proof of a particular performance result.
- Operable windows: Openings can support cross-ventilation from river breezes when weather and wind conditions permit, potentially reducing the need for mechanical cooling at those times.
- Rooftop photovoltaics: Solar panels cover the roof. The sources do not state the array’s capacity, annual generation or utility-bill effect.
- Geothermal system: Architectural Record lists closed-loop geothermal heating and cooling. No seasonal coefficient of performance or installed-loop dimensions are given.
- Radiant floors: Warmboard radiant flooring is listed in the specifications. The accounts do not provide floor temperatures, control settings or measured comfort data.
Because no modeled or measured results are published in the project features, it would be inaccurate to assign the house a specific energy rating or claim a defined savings figure. The reliable conclusion is that passive ventilation, solar generation, geothermal conditioning and radiant distribution were incorporated into the design.
Aging in place is built into the circulation
The owners specifically requested an elevator so they could continue using the raised main floor as mobility needs changed. A stair and elevator core rises along the south side of the house; Architectural Record identifies the specified residential system as a HandiLift elevator. The lift connects the ground-level arrival and recreation areas with the living level, making the nine-foot elevation compatible with the clients’ long-term plans.

The presence of an elevator does not, by itself, establish compliance with a particular accessibility standard. The published accounts do not provide door clearances, turning radii, bathroom dimensions, ramp slopes or other code measurements. What they do establish is the design intent: vertical access was treated as essential infrastructure rather than an afterthought.
The arrival sequence makes the landscape part of the architecture
Approach is carefully staged. A gravel drive winds through meadow grasses and lilacs before reaching the carport. At the intersection of the carport and the service bar, the river appears through a framed opening. The elevated living box then reveals the larger panorama from above.
This sequence gives the house two different relationships with the view. The carport offers a compressed, intentional glimpse—Tanney’s “portal”—while the upper glazing opens the scene across the living spaces. The contrast prevents the river from becoming visual background noise; it is first discovered as a precise moment and then experienced continuously from the main level.

What makes the design effective
The house’s strongest idea is not simply that it is elevated; it is that the elevation solves several problems at once. The upper floor gains the desired river outlook, while the ground level becomes a shaded carport, patio and pool zone. A compact plan remains compact because storage is built into cabinetry, guest space converts through a Murphy bed and the central deck serves as an additional seasonal room.
The site constraints also become part of the architectural logic. Since modules could not reach the property, conventional construction was selected, but the efficiency of the original prefabricated concept survived in the organization of the plan. The result is a house that behaves like a custom response to its road, meadow and overlook rather than a generic object placed on a scenic lot.
Tanney calls the finished house “a refuge.” That description fits the project’s combination of privacy, framed landscape views, sheltered outdoor space and long-term circulation. Its environmental systems and operable envelope add another layer, but the central achievement is spatial: a modest home gives two people multiple ways to experience the Hudson without enlarging the building beyond the brief.
