Inside the Rebuilt Paul Rudolph Biggs Residence in Delray Beach

A reported reconstruction of Paul Rudolph’s 1955–1956 Sewell C. Biggs Residence retains the elevated steel-and-glass pavilion while adding bedrooms, a garage and enclosed lower-level space. The Institute archive still labels the original demolished, so the house’s authenticity and coastal performance require careful qualification.

The house rebuilt for modern coastal living is the Sewell C. Biggs Residence at 212 Seabreeze Avenue in Delray Beach, Florida. Paul Rudolph designed the original two-bedroom, two-bathroom house in 1955–1956. A September 29, 2026 Design Milk feature reports that Nina and Michael Marco reconstructed it with architect Jeffrey Silberstein, retaining the elevated steel-and-glass pavilion while adding contemporary living space. The Paul Rudolph Institute for Modern Architecture, however, still labels the original project “Built; Demolished,” so the rebuilt house’s status as an authentic Rudolph work remains an unresolved distinction rather than an institutional consensus.

Which Paul Rudolph house was rebuilt?

The project is the Sewell C. Biggs Residence, a small coastal house at 212 Seabreeze Avenue in Delray Beach. The Paul Rudolph Institute for Modern Architecture identifies Sewell C. Biggs as the client and Rudolph as the architect, with design and construction dating to 1955–1956. Its archive describes a 1,594-square-foot residence containing two bedrooms and two bathrooms, while recording later additions separately. Design Milk rounds the house to approximately 1,600 square feet in its reconstruction feature; the two figures refer to the same compact original residence, with different rounding and scope conventions.

Rudolph’s Florida houses are often discussed as experiments in adapting modernist ideas to heat, light, ventilation and storms. The Biggs Residence is especially legible as a raised pavilion: a steel frame, broad areas of glass, exposed beams and operable jalousie windows formed a lightweight composition above an open lower level. Those features were not incidental decoration. They organized how the house admitted daylight and breezes while separating the principal rooms from the ground plane.

What the reconstruction retains

The elevated pavilion

Design Milk reports that the Marcoses rehabilitated and raised the steel structure, preserving the principal pavilion rather than replacing it with a stylistic replica. Large openings, exposed beams and jalousie windows remain central to the reported design. The feature presents this work as a reconstruction guided by Rudolph’s architecture, not as a museum-like freeze of every later condition.

That distinction matters because a steel-and-glass house depends on its structural frame and environmental behavior. Reusing the frame keeps the proportions, rhythm and elevated silhouette that make the Biggs Residence recognizable. It also introduces practical work that a photograph cannot show: assessing old steel, correcting deterioration, rebuilding connections and integrating modern services. Design Milk describes rehabilitation and raising, but does not publish structural drawings, material specifications, inspection reports or test results. The account therefore establishes the design intent and reported scope, not an independently verified engineering record.

The glass connector

A glass-enclosed connector joins the retained pavilion to a contemporary addition. Rather than pretending that every new room belongs to 1950s Rudolph, the transparent link marks the transition between the historic design and the owners’ current needs. Its narrow, visibly modern role allows the original volume to read as a distinct object while providing circulation to the new rooms.

The addition reportedly contains two en-suite bedrooms and a two-car garage. Those spaces expand the program beyond the Institute’s two-bedroom, two-bathroom listing for the original residence. Because the archive records later additions separately and Design Milk describes the new construction as contemporary, readers should not add the new rooms to the 1,594-square-foot figure without a published total-area schedule.

The newly enclosed lower level

Rudolph’s raised house originally left space open below the main floor. Design Milk says the owners enclosed that area with sliding glass panels, creating living, dining and entertaining zones. The owners found a related idea in Rudolph’s drawings and used it as a basis for the lower-level intervention. This is a reported interpretation of drawings; the drawings were not independently examined for this article.

Sliding panels preserve some of the openness that defined the undercroft while allowing the area to function as usable interior space. They also make the boundary between conditioned rooms and the Florida landscape adjustable. Whether that arrangement performs well in every season depends on detailing, shading, air-conditioning strategy and maintenance information that the feature does not provide.

Original design versus new work

Element Original 1955–1956 residence Reported reconstruction or addition Evidence and qualification
Primary form Elevated steel-and-glass pavilion Steel structure rehabilitated and raised; pavilion retained Design Milk feature; technical records were not published
Exterior expression Exposed beams, large openings and jalousie windows These characteristics are described as preserved in the rebuilt pavilion Design Milk description
Lower level Open space beneath the raised house Sliding glass panels create living, dining and entertaining space Design Milk; concept connected to Rudolph drawings by the owners
Connection to expansion No contemporary connector in the original program Glass-enclosed connector links pavilion to new construction Design Milk
Additional accommodation Two bedrooms and two bathrooms; 1,594 square feet in the Institute archive Two en-suite bedrooms and a two-car garage in the contemporary addition Institute archive and Design Milk; combined floor area not stated
Coastal response Original house designed for its 1950s Florida setting Structure reportedly raised to meet coastal flooding standards; hurricane codes addressed as a project concern Design Milk; no code list, permit file or performance measurement published

How did the project address flooding and hurricanes?

The narrow answer is that Design Milk reports the owners and Silberstein raised the structure to meet coastal flooding standards and treated hurricane codes and coastal flooding as design constraints. Raising the pavilion changes its relationship to floodwater and preserves the elevated character that was already part of Rudolph’s concept.

The available feature does not establish which flood-elevation requirement applied, what wind pressures were used, whether the project received specific variances, or which permits and inspections were completed. It also provides no independent measurement of wind resistance, flood performance, water intrusion or post-storm behavior. Consequently, “raised to meet coastal flooding standards” should be read as the project account’s description of the design objective, not as a published engineering certification or guarantee of resilience.

For a technical assessment, a reader would need the permitted structural set, elevation certificate, flood-zone designation, product approvals for glazing and shutters, and inspection records. None of those documents is supplied in the project feature. The absence of those details does not disprove the work; it defines what can responsibly be claimed from the public account.

Why the records do not use the same status

The Paul Rudolph Institute’s project archive currently labels “1955.03 Biggs Residence” as “Built; Demolished.” That is the Institute’s status for the original project record. It should not be silently changed to “rebuilt” or treated as a final ruling on the present house.

Design Milk’s September 29, 2026 report uses the language of reconstruction and identifies Nina and Michael Marco of Casa de Marco Design as the owners who undertook the work with Jeffrey Silberstein. The feature describes a six-year project but does not give a precise start date or completion date in its opening account.

A separate City of Delray Beach Planning and Zoning Board staff report, dated April 21, 2025, refers to the historic Sewell C. Biggs House as a Paul Rudolph-designed building and cites it as a local example of 20th-century regional modernism adapted to Florida. The municipal description and the Institute’s archive status serve different purposes. The city report recognizes historic and architectural significance; it does not resolve whether the reconstructed structure should carry the same institutional designation as the demolished original.

What “original” means in this context

The word “original” can describe several different things here. It can mean Rudolph’s 1955–1956 design, the surviving or rehabilitated steel pavilion, the physical house associated with the historic address, or a formally recognized historic artifact. Those meanings are not interchangeable.

The reconstruction account supports a strong claim about design continuity: the owners and architect retained the pavilion’s elevated steel-and-glass character, connected it to new rooms with glass and used an idea attributed to Rudolph’s drawings for the lower level. It supports a weaker claim about physical continuity because the feature does not inventory every original component or quantify what was replaced. It does not establish that the rebuilt house has been accepted by the Rudolph Institute as a surviving original, nor does the archive label establish that the current reconstruction is unrelated to Rudolph’s work.

Michael Marco summarized the owners’ stated intention this way: “From day one, our mandate was simple: honor Rudolph’s design no matter how difficult, time-consuming, or costly.” That quotation is evidence of the project’s aim. It is not independent confirmation that every result meets that aim.

Why the small floor plan matters

The Institute’s 1,594-square-foot figure places the original Biggs Residence in a very different category from a sprawling coastal compound. Two bedrooms and two bathrooms had to support the spatial drama of an open pavilion, generous glazing and an elevated structure. The compact plan made the frame, openings and circulation unusually consequential: a small change in enclosure could alter the character of the entire house.

The reconstructed program separates preservation from expansion. The pavilion carries the historic architectural identity, while the connector and addition absorb functions that a contemporary household may require, including two en-suite bedrooms and parking for two cars. Enclosing the lower level adds another layer of usable space without claiming that this new interior was part of the original 1950s program.

Because Design Milk rounds the original to 1,600 square feet and the Institute lists 1,594 square feet, precision matters when discussing area. The archive’s number is the documented figure for the original residence. A total including the contemporary addition has not been published in the supplied accounts.

How the six-year reconstruction is described

Design Milk characterizes the work as a six-year effort by Nina and Michael Marco, working with Jeffrey Silberstein. The account does not provide a dated construction schedule, so the duration should not be converted into a claim about a particular start or finish year. It does, however, indicate why the project was more than a conventional renovation: the team had to rehabilitate and raise a steel pavilion, reinterpret an open lower level, insert a transparent connector and build a new residential wing while responding to coastal requirements.

The owners’ stated mandate helps explain the project’s priorities. Preserving the pavilion’s proportions and exposed structure took precedence over simply maximizing enclosed floor area. The new work is therefore legible as an addition rather than an attempt to make every surface appear original. That approach gives readers a useful way to evaluate the result: ask which decisions preserve Rudolph’s spatial and structural language, and which decisions answer present-day household and code needs.

What is documented, and what remains unverified

  • Documented: Rudolph designed the Biggs Residence for Sewell C. Biggs in 1955–1956 at 212 Seabreeze Avenue, Delray Beach.
  • Documented: The Institute archive lists 1,594 square feet, two bedrooms and two bathrooms for the residence and separately records later additions.
  • Reported by Design Milk: Nina and Michael Marco reconstructed the house with Jeffrey Silberstein over six years, retaining and raising the steel-and-glass pavilion.
  • Reported by Design Milk: The project includes exposed beams, large openings, jalousie windows, a glass connector, two en-suite bedrooms, a two-car garage and a glass-enclosed lower level.
  • Reported objective: Raising the structure addressed coastal flooding standards, while hurricane codes were treated as a project concern.
  • Not established in the published accounts: construction cost, permit numbers, engineering calculations, exact code provisions, inspection findings, independent flood or wind testing, and a final combined floor area.

This division is useful when the house is discussed as both architecture and infrastructure. The published design story is detailed enough to explain the formal strategy, but it is not a substitute for a permit file or an engineering report.

Why the Biggs Residence remains important

The rebuilt Biggs Residence illustrates a difficult question in modernist preservation: how can a small, highly specific house remain recognizable when its site faces stronger contemporary demands? The project’s answer, as reported, is to keep the elevated pavilion and make the new work visibly complementary rather than imitate Rudolph’s 1950s vocabulary everywhere.

That strategy also reflects Florida’s architectural history. The City of Delray Beach’s 2025 staff report describes the historic house as a local example of 20th-century regional modernism adapted to Florida. The phrase captures why the building matters beyond authorship. Rudolph’s design used structure, air, glass and shade as active parts of domestic life; the reconstruction tests whether those ideas can coexist with new bedrooms, enclosed entertaining space, parking and current coastal demands.

Readers should therefore see the project in two frames at once. It is a reported contemporary reconstruction of a Paul Rudolph design, and it is a new coastal residence whose technical performance has not been independently documented in the available feature. Holding both facts together is more accurate than calling it either an untouched original or an unrelated new build.

The Paul Rudolph Institute’s project entry, “1955.03 Biggs Residence,” is the primary source for the original client, architect, dates, address, floor area and archive status. Design Milk’s “Paul Rudolph Biggs Residence Reconstructed in Florida,” published September 29, 2026, is the source for the owners’ account, the reconstruction description and the quotation from Michael Marco. The City of Delray Beach Planning and Zoning Board staff report 25-663, dated April 21, 2025, supplies the municipal context.

For a broader architectural history, the Institute’s bibliography lists Paul Rudolph: The Florida Houses by Christopher Domin and Joseph King. That book can help place the Biggs Residence among Rudolph’s Florida work, while the project-specific sources remain the better guide to what was reconstructed at Seabreeze Avenue.

The practical verdict

The Biggs Residence is best understood as a reported reconstruction that preserves the visual and structural idea of Rudolph’s elevated pavilion while adding contemporary rooms and a newly enclosed lower level. Its address, original dates and documented 1,594-square-foot program are clear. The design features and six-year reconstruction are reported by Design Milk. The Institute’s continuing “Built; Demolished” label and the absence of published engineering and permitting records mean that the building’s exact authenticity and verified coastal performance should remain qualified.
