Luxe Bathroom Makeover Under $4,000: A Nursery-to-Ensuite Before-and-After

Aleasha and Ben Mawhinney’s 2020 makeover shows how a former son’s nursery in New South Wales became a high-contrast ensuite reported at around $3,500–$4,000. The result included a double shower, a built-in niche, black-and-white hexagon floor tile, matte white wall tile and a revived green vanity.

That figure belongs to one household, one location and one historical project. The work also involved extensive building, waterproofing, plumbing, electrical work and substantial labor from Ben and his father Mark, so it should not be read as a turnkey contractor price or a promise that another bathroom can be completed for the same amount.

What the room looked like before and after

The starting point was not an outdated bathroom waiting for new paint. The couple converted a room that had previously served as their son’s nursery into a completely new ensuite. That distinction explains much of the project’s interest: the makeover was a room conversion with new services and finishes, rather than a cosmetic update to an existing wet area.

In the finished room, a double shower is paired with a recessed niche that also functions as a shower seat. The floor uses a black-and-white hexagon pattern, while the walls use matte white rectangular tiles. Those hard finishes create the high-contrast foundation; a vanity that the feature describes as royal green supplies the strongest color accent. Marble stone, a mirror, shelves, hooks and decorative pieces complete the layered look.

The homeowners said the double shower and niche were among their favorite features, and they regarded the floor tile as a major visual element. Their style combined several references rather than following one strict scheme: American fixer-upper, country, southern farmhouse, Hamptons and New York interiors all influenced the choices. The result is “luxe” through contrast, texture and focal points, not through a long list of luxury-branded products.

How the luxe look was assembled

Start with a disciplined color contrast

The floor and walls do most of the architectural work. Black-and-white hexagons make the floor a graphic feature, while matte white rectangular tiles keep the walls bright and visually calmer. Because the palette is limited, the room can accommodate a saturated vanity color without becoming visually chaotic.

Give the shower more than one focal point

A double shower is a functional upgrade, but it also creates visual scale. The niche and shower seat add a built-in architectural detail that would normally be associated with a more expensive custom bathroom. In this project, those features were formed during construction rather than added as freestanding accessories.

Use one strong furniture color

The revamped vanity, described in the feature as royal green, acts as furniture rather than blending into the tile. Reworking an existing vanity also illustrates the couple’s broader strategy: spend on the elements that define the room and improve or reuse items where a new purchase is not essential.

Layer inexpensive finishing pieces

Marble stone, a mirror, shelves, hooks, lighting and small accessories supply the finishing texture. These details help the room feel considered, but they do not change the project’s underlying construction scope. They are the final layer over a room that already required framing, services and waterproofing.

What work the conversion involved

The Better Homes & Gardens Australia account lists a substantial sequence of tasks. It is useful as a record of the project’s scope, not as a technical installation guide. Waterproofing, electrical work, plumbing and structural changes require methods and approvals that the feature does not describe.

  1. Set out and frame the room. The couple marked the area, framed it and installed a new window.
  2. Close in the surfaces. Walls and ceiling were sheeted before the wet-area details were formed.
  3. Build the shower features. A hob and a niche/shower seat were formed as part of the construction.
  4. Waterproof the wet area. Waterproofing was reported, but the article does not specify products, layers, inspection steps or compliance documentation.
  5. Install the main tile surfaces. The floor and two walls were tiled and grouted.
  6. Add stone and paint. Marble stone was installed, then the room was painted and finished with skirting.
  7. Complete electrical work. Wiring was carried out for a light and a fan.
  8. Revamp and install the vanity. The existing piece was refreshed and fitted into the new room.
  9. Connect plumbing. Plumbing work was part of the conversion, alongside installation of the shower and toilet components.
  10. Fit the final accessories. Shelves, hooks, a mirror, a light and the shower screen were installed.

That list explains why the makeover cannot be compared directly with a weekend repaint or a simple fixture swap. It includes the hidden work that consumes time and labor before the decorative choices become visible.

Where the reported budget went

The source gives a headline total and a set of component figures. They are historical amounts from the 2020 feature, not audited accounts or current shelf prices. The table preserves the labels used in the article rather than attempting to create a new total.

Why the couple could describe the result as a low-cost luxe makeover

They controlled the shopping process

The account says the couple shopped around rather than purchasing every component from one premium bathroom showroom. The listed purchases span a hardware retailer, a tile supplier, online marketplace purchases and general retailers. That approach can reduce the price of individual items, but it also requires the homeowner to coordinate availability, finishes and delivery.

They reused and upgraded where possible

Upcycling is specifically identified as part of the cost-control approach, and the vanity was revamped rather than simply replaced. Reuse is most valuable when the retained item can be adapted to the new layout without creating extra plumbing or carpentry work. The feature does not provide a universal formula for deciding which fixtures to keep; it documents what worked in this household.

Family labor changed the economics

Ben and his father Mark carried out substantial hands-on work. That labor is a major qualifier on the headline figure. A homeowner paying licensed trades for every construction, waterproofing, electrical and plumbing task would be pricing a different project, even if the tile pattern and vanity color were identical.

How long the transformation took

The couple described the project as taking about six months, give or take. A long duration is consistent with the number of stages involved: creating a room shell, adding a window, forming wet-area features, arranging services, waiting between construction phases and completing the decorative work. The account does not provide a day-by-day schedule, room dimensions or a breakdown of hours, so the six-month figure should remain a broad household estimate rather than a scheduling benchmark.

A useful comparison: refresh versus room conversion

An Apartment Therapy DIY case study published October 21, 2020 describes a different strategy: retaining the existing floor, vanity, tub and shower tile while changing other features. That example is useful only as a scope comparison. Keeping major components can avoid demolition and replacement costs, but the report does not establish a universal saving or provide a directly comparable cost basis for the New South Wales ensuite.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The two projects should be evaluated on the variables that actually drive cost:

  • Scope: a new room conversion is fundamentally different from refreshing an existing bathroom.
  • Retained components: keeping a floor, vanity, tub or shower tile can reduce removals and new purchases, but only when those items suit the new design and remain serviceable.
  • Labor model: family or DIY labor produces a different budget from fully hired trades.
  • Location and date: the Mawhinney figures come from New South Wales and a 2020 feature.
  • Inclusions: a headline total may include materials and décor while omitting the value of unpaid labor or other household costs.

What to take from this case when planning a bathroom

The makeover is most useful as a decision framework, not a promised price. Before borrowing its “under $4,000” headline, identify which parts of the Mawhinney scope apply to your room.

  • Define the starting point. Is the project a cosmetic refresh, a replacement of existing fixtures or a conversion of another room into a wet area?
  • Separate visible finishes from hidden work. Tile, paint and accessories are easy to see; framing, waterproofing, plumbing and wiring determine much of the complexity.
  • Choose the focal points early. This project concentrated visual attention on the floor pattern, double shower, niche and green vanity rather than distributing money evenly across every surface.
  • Decide what can be reused. A vanity or accessory may be worth revamping, but its condition and compatibility with the new layout matter more than the original purchase price.
  • Record every category separately. Keep tile, sanitaryware, electrical items, décor and labor distinct so a combined headline does not hide missing costs.
  • Match the labor assumption to reality. If family members will help, document which tasks they can safely and legally perform; if not, obtain trade pricing for the actual scope.
  • Treat old prices as historical. Confirm current stock, dimensions, installation compatibility and local requirements before using any product named in the 2020 account.

What the feature does not establish

The article does not report the room’s dimensions, a current estimate, product specifications, slip ratings, installation compatibility, permit requirements or a technical waterproofing method. It also does not independently audit the household’s receipts. Those omissions do not weaken the before-and-after story; they define its proper use as a documented case study.

Product availability and retailer terms can change, and the dollar figures are tied to the prices and purchasing conditions described in August 2020. The reliable conclusion is narrower and more useful: with a carefully chosen design, shopping across suppliers, some upcycling and substantial homeowner labor, this particular New South Wales couple reported creating a luxe-looking ensuite for approximately $3,500–$4,000.
