Effective soundproofing in an Australian fitout starts with the sound path, not a product. Sound may pass directly through a partition or door, flank over a ceiling or around a junction, travel as vibration through the floor or structure, or build up as reverberation inside the room. Each path needs a different remedy.

Use a tested wall or ceiling assembly for the required performance, close every leakage point, isolate flanking and vibration paths, and use absorption only when the goal is to control echo or noise inside a room. Acoustic panels can make a room quieter and clearer; they do not, by themselves, stop sound crossing an office wall.

Diagnose the path before you draw the detail
Walk the proposed fitout with the brief in mind. Ask whether the complaint is speech heard in the next room, footsteps and equipment vibration, noise entering through a door or window, or a loud, reverberant room. A single space can have all four problems, but treating the wrong one wastes depth, budget and programme time.

| Observed problem | Likely path | First design response |
|---|---|---|
| Speech, phones or music heard through a shared wall | Airborne transmission through the partition, door or glazing | Specify a tested separating assembly and close all openings |
| Noise appearing above a partition or around its ends | Flanking through the ceiling void, slab edge, façade or junctions | Continue the separation and detail every perimeter and service interface |
| Footsteps, trolley wheels or plant vibration | Impact or structure-borne transmission through floors and rigid connections | Use an impact-rated floor build-up and resilient isolation where required |
| A room that sounds harsh even when adjacent rooms are quiet | Reverberation inside the room | Add correctly located absorptive ceilings or wall finishes |
Do not use an internal reverberation treatment as a substitute for a separating wall. Nor should a high laboratory rating be treated as a guarantee on site: junctions, penetrations, workmanship and the surrounding construction determine what people hear.
1. Specify a tested wall or ceiling assembly
A sound-rated wall is a system of leaves, cavity, insulation, linings, framing, fixings and perimeter details. Its result cannot be predicted reliably by adding one extra board or a thicker batt to an existing wall. Select an assembly with test evidence for the complete build-up, then build the interfaces exactly as documented.
Set the performance brief and code pathway
The National Construction Code 2022 Volume One Part F7 addresses sound transmission in specified Class 2, 3 and 9c buildings and defined separating elements. It is not a universal soundproofing specification for every office fitout. Confirm the building classification, jurisdictional variations, applicable NCC edition, project brief and chosen compliance pathway before adopting a code number as a target.

| Metric | Published NCC 2022 figure | What it means |
|---|---|---|
| Rw + Ctr | Not less than 50 for certain separating walls in Class 2 or 3 buildings | An airborne-sound insulation threshold for specified wall separations; it is not a promise of the same result for an office renovation |
| Ln,w | Not more than 62 for certain separating floors in Class 2 or 3 buildings | An impact-sound level threshold; it is not a measure of airborne sound reduction |
| Class 9c provisions | Different requirements apply | Check the relevant clauses rather than carrying a Class 2 or 3 figure into another building class |
Where the NCC requires a separating wall to be continuous to the floor or roof above, draw that continuity explicitly. A ceiling may provide the required insulation only where the approved construction and code conditions allow it; a generic suspended ceiling is not automatically an acoustic barrier.
Design the assembly as one piece
- Write the acoustic objective. Identify the rooms, operating hours, sensitive occupants and whether the concern is airborne, impact or both.
- Choose a tested system. Record the test rating, leaf construction, cavity width, insulation, lining layers, framing and fixing pattern. Treat substitutions as a design change requiring confirmation, not as an equivalent by appearance.
- Continue the separation. Resolve the head at the slab or roof, the base at the floor, the ends at façades and columns, and every change in direction. Show where the system remains separate from adjacent construction.
- Coordinate services before close-up. Mark outlets, data plates, ducts, pipework, access panels, sprinklers and bracing on the acoustic detail. A penetration that is omitted from the tested arrangement can become the dominant leak.
- Inspect before concealment. Photograph insulation, joints, perimeter seals and service treatments, and obtain consultant sign-off or field testing where the brief calls for it.
For an existing wall, first establish what is actually in place, including hidden cavities and junctions. A new lining may improve one path while leaving the plenum, door or façade as the weaker route. The tested assembly and its installation instructions remain the defensible basis for a performance claim.
2. Seal doors, windows, joints and penetrations
The Australian Building Codes Board handbook states: “Doors are an acoustic weak link and invariably reduce the acoustic performance of walls.” It also advises: “Use full perimeter acoustic seals on doors and sensitive windows.” Those details matter because a small continuous gap can bypass a much larger area of high-performing wall.

Close the leakage points in a controlled sequence
- Doors. Specify a door, frame, jamb, threshold and seal set that belongs to the tested or documented assembly. Provide seals at the head, jambs and meeting edges, and a threshold or drop seal where the design requires it.
- Adjustment and maintenance. A seal that is compressed too little leaks; one that is over-compressed can stop the door latching. Include adjustment, inspection and replacement in the facilities schedule. The handbook cautions that seals need adjustment and maintenance.
- Floor contact. Check what the threshold seal lands on. Acoustic seals can perform poorly against carpet, a rough slab or an uneven transition. Detail a continuous, suitably firm landing surface.
- Windows and glazed screens. Seal the full perimeter of sensitive windows and coordinate the frame, mullion, sill and adjacent wall. If higher noise reduction is required for an enclosure, double glazing or laminated glass may be appropriate when supported by the design.
- Perimeters and movement joints. Seal the head, base and side interfaces with materials compatible with movement, fire and smoke requirements. Do not cover a movement joint with a rigid detail that bridges the intended separation.
- Services and access panels. Treat cable trays, pipes, ducts, outlets, floor boxes and inspection hatches as part of the acoustic design. Use an approved penetration detail rather than filling a gap after the fact with an untested material.
Undercutting a sound-rated door is a poor design practice. Coordinate acoustic seals with fire, smoke, weather, accessibility, ventilation and egress duties; never remove required hardware or replace it with a generic accessory simply to gain an acoustic benefit.
Where an acoustic door seal kit fits
An acoustic door seal kit can address a documented leakage path, but it is only one component of a suitable door assembly. Confirm the door and frame rating, floor surface, adjustment range and required fire and smoke performance. A consumer kit does not make a door or a room “soundproof,” and it cannot correct a flanking path above the ceiling.
3. Control flanking and vibration paths
Flanking is sound that avoids the face of the rated partition. Common routes include the ceiling plenum, slab edge, façade, column, corridor bulkhead, service riser and rigidly connected fixture. Vibration can also travel through a floor, pipe, duct hanger or equipment support and re-radiate in another room.

Protect discontinuities
Separated wall or ceiling systems work only when their separation remains intact. Do not bridge the gap with bracing, light fittings, cable trays, sprinkler supports or a continuous lining unless the approved detail specifically allows it. Draw the separation through the reflected ceiling plan, services drawings and joinery package, not only on the acoustic consultant’s wall type.
Coordinate mechanical and electrical services
- Keep ducts serving noisy and quiet rooms from sharing a direct, unattenuated route where the design does not permit it.
- Use the specified resilient connections and isolated supports for plant, pipework and equipment; a rigid hanger can defeat a resilient floor or wall.
- Locate outlets and back-to-back boxes so they do not create a thin, aligned section in the separating wall.
- Detail access panels, transfer grilles and return-air paths with the same acoustic objective as the wall around them.
- Require a coordinated penetration register and close each item before linings are sealed.
Treat impact noise as a different problem
Footsteps, moving equipment and dropped objects are impact sources. The NCC figure of Ln,w not more than 62 applies to certain separating floors in Class 2 or 3 buildings and is an impact criterion, not an airborne rating. Carpet and underlay alone should not be treated as a substitute for an impact-rated floor design where the brief requires one. Consider the complete floor build-up, junctions and structure, and verify the proposed detail for the actual substrate.
Verify the route, not just the product
During commissioning, listen above the ceiling and at room corners, risers and door thresholds. If a test or inspection finds a weak point, trace the path before adding material. A local patch may hide the symptom while the real route remains open.

4. Use absorption for reverberation and selected enclosures
Absorption reduces reflected energy inside a room. It can improve speech intelligibility, reduce the build-up of conversations and make a call room feel quieter, but it does not stop sound from crossing a partition. Blocking and absorption are complementary controls with different objectives.
For offices and shared interiors
Use an absorptive ceiling or wall finish where the room itself is too reverberant. Select the area and location in relation to the noise source, listener positions, ceiling height, lighting, sprinklers, fire performance and cleanability. Keep the separating wall and its perimeter details intact; a decorative acoustic panel mounted on that wall is not a replacement for a rated lining.
For plant and equipment enclosures
Workplace noise-control guidance from WorkSafe Victoria describes an enclosure as a combination of absorbent lining, sealed openings and resilient isolation. Apply that approach to relevant plant or equipment situations rather than using it as a universal office-wall recipe.
- Absorbent lining: limit reflections within the enclosure so noise does not repeatedly build up.
- Sealed openings: treat doors, inspection hatches, cable entries and ventilation openings as leakage paths.
- Resilient isolation: prevent the machine and its supports from transmitting vibration into the building.
- Glazing where needed: double glazing or laminated glass can support higher noise reduction when the complete enclosure design justifies it.
Maintain access for servicing without leaving an open panel during operation. Coordinate ventilation, heat removal and fire duties with the enclosure treatment; an acoustically sealed box that cannot safely operate is not a successful fitout detail.
Compare options against the same evidence
When two assemblies, doors or enclosure details are proposed, compare them on the factors below rather than on thickness, marketing language or a single laboratory number.
| Question | What to record |
|---|---|
| Which path is addressed? | Airborne transmission, impact or vibration, flanking, or reverberation |
| Is there whole-assembly evidence? | Test rating for the complete wall, floor, ceiling, window or door combination, including installation conditions |
| Are interfaces included? | Head, jamb, sill, base, perimeter, plenum, ducts, outlets, pipes and access panels |
| Does it fit the project? | Building class, existing structure, available depth, services, fire and smoke duties, access and maintenance |
| How will it be checked? | Inspection records, consultant sign-off and any required field testing |
A fitout workflow that prevents late acoustic fixes
- Map sources and receivers. Mark noisy rooms, quiet rooms, confidential conversations, plant and circulation routes on the plan.
- Classify each path. Label airborne, impact, flanking and reverberation issues separately.
- Confirm the code scope. Check Class 2, 3 or 9c status, jurisdictional variations and the applicable NCC edition.
- Set measurable requirements. State the required tested ratings, any field-test obligation and the rooms or boundaries to which each requirement applies.
- Freeze tested assemblies. Issue wall, floor, ceiling, door and glazing types with the exact layers, fixings and perimeter details.
- Run an interface workshop. Include architecture, interiors, structure, mechanical, electrical, fire, access and the builder. Resolve every penetration and support.
- Inspect hidden work. Check insulation, discontinuities, seals and service treatments before plasterboard, ceilings and joinery conceal them.
- Commission and maintain. Test where required, adjust door seals, document changes and give facilities staff an inspection schedule.
Common failure modes and practical corrections
- “We added acoustic panels, but speech still crosses the wall.” The panels addressed reverberation, not transmission. Revisit the separating assembly, door and flanking routes.
- “The wall tested well, but the finished room does not.” Inspect the head, ceiling void, perimeter, penetrations and service supports; the built interfaces may not match the tested detail.
- “The door closes, yet the room is still noisy.” Check full-perimeter contact, threshold landing, seal adjustment and any glazing or frame gap. Confirm that the door assembly itself is suitable.
- “Carpet was specified for impact control.” Carpet and underlay are not automatically an impact-rated floor. Assess the complete floor construction and structural path.
- “Services were coordinated after the wall was built.” Late penetrations often create unapproved openings. Use a penetration register and an approved detail before cutting the lining.
- “A code figure was copied into the brief without context.” Recheck the building class, metric and separating element. Rw + Ctr and Ln,w describe different sound phenomena and do not predict a renovation’s improvement by themselves.
What a defensible specification should contain
State the sound path, the receiving space, the required performance and the evidence required to demonstrate it. Name the complete tested assembly, including linings, insulation, framing, fixings, seals and interfaces. Show continuity to the slab or roof, identify every penetration and service support, and assign inspection responsibility before concealment. For doors and windows, include adjustment and maintenance requirements. For plant enclosures, include isolation, ventilation and service access. This level of detail gives the builder a buildable target and gives the owner a way to verify that the intended acoustic performance survived the fitout.
