Panelwall supplies demountable office partitions that can combine solid panels, glazed framing, doors and freestanding room systems. The practical value is a fit-out that can be reconfigured instead of demolished when teams, leases or room layouts change. Panelwall’s Pavillion system adds height adjustment and a suspended tile ceiling for sites where a conventional office ceiling is difficult to use. Treat the published features as a starting specification: acoustic ratings, fire compliance, structural limits, current finishes, installation details and Green Star eligibility must be confirmed for the particular project.

Panelwall describes its offer as demountable office partitions and related systems rather than a single wall product. The range presented on its official homepage includes solid partitions, glazed systems, sliding doors, pods, office cubes and freestanding offices. Straight and curved double-glazing solutions are also mentioned. Components are designed for project-specific office layouts, so the complete system is normally selected, manufactured and installed as a commercial fit-out rather than bought as a standard retail kit.

It does not remove the need for design coordination: the partition still has to meet the project’s requirements for doors, ceilings, services, access, fire strategy, acoustics and finishes.

For a painting-led fit-out, the low-VOC paint option may allow a visual match to the wider office palette. Confirm the substrate, primer, coating system, sheen, touch-up method and cleaning instructions before work is programmed. A demountable panel that is moved later may need local repairs or a complete face repaint; the supplier and painter should agree how colour variation and joint lines will be handled.
Glazed systems and doors
The homepage refers to straight or curved double-glazing and sliding doors. Glazing can bring borrowed light into meeting rooms and offices while retaining a defined boundary, but the design team must establish privacy, manifestation, blind or film requirements and door clearances. Request current glass build-ups, safety-glazing documentation, hardware schedules and any available acoustic or fire evidence for the exact assembly. The reviewed product pages do not provide comparable ratings, so those values cannot be assumed from the word “double-glazing.”
Pavillion standalone office system
Panelwall describes Pavillion as a standalone partition system made from Panelwall solid walls and forward-glazed framing, with sliding doors and a suspended tile ceiling. It is described as height-adjustable and relocatable. Panelwall states that Pavillion can accommodate up to 40 mm of floor-to-ceiling height deviation and is intended for high-churn tenancies or buildings where a standard office ceiling is impractical.

“Up to 40 mm” is a supplier product claim, not an independent site measurement. Have the installer survey the finished floor and soffit, document the actual variation at each wall line and confirm that the proposed adjustment remains within the current technical limits. Clarify how the ceiling, lighting, sprinklers, air distribution, data cabling and fire detection will interface with the standalone enclosure.
Why teams choose a demountable approach
- Relocation potential: panels, doors and associated components can be planned for removal and reuse when a tenancy changes, subject to condition and compatibility.
- Layout flexibility: solid and glazed elements can be combined to create enclosed rooms, collaborative areas or circulation boundaries without committing every wall to one construction method.
- Integrated workplace functions: pinboards, magnetic whiteboards and other listed finishes can put writing, display or acoustic treatments directly into the partition line.

Include a relocation scenario in the initial design and ask for the labour, storage, reconditioning and reinstallation assumptions in the quotation.

Do not rank systems on an unsupported acoustic or fire number. The official pages reviewed do not establish comparable ratings, structural limits, current full dimensions, cost or independent lifecycle results. Put those items on the tender return schedule and require the same evidence from every bidder.
How to specify a Panelwall project
- Map the change pattern. Record the expected lease term, team growth, room changes and likely churn. Mark which walls must be movable and which areas are likely to remain fixed.
- Survey the existing shell. Measure finished floor levels, soffit heights, columns, façade lines, exits and service zones. For Pavillion, record the largest floor-to-ceiling deviation along every proposed wall.
- Choose the enclosure mix. Identify solid privacy zones, glazed areas, sliding or hinged door requirements and any pods or freestanding offices. Show door swings or sliding pockets on the plan.
- Set the finish schedule. Select approved samples for paint, veneer, fabric, Echopanel, bulletin board and whiteboard surfaces. Include colour codes, sheen, edge details and cleaning expectations.
- Coordinate the ceiling and services. Overlay lighting, sprinklers, air outlets, smoke detection, power and data. Confirm who supplies trims, penetrations, access panels and making-good.
- Request compliance evidence. Obtain current documents for fire behaviour, glazing safety, acoustics, structural capacity, dimensions, installation and maintenance. Tie each document to the exact wall, door and ceiling configuration.
- Price relocation, not just installation. Ask for removal, transport, storage, reconditioning, replacement parts and reinstallation rates. State whether the price includes protection of floors, ceilings and adjacent finishes.
- Approve a sample bay. Inspect a representative solid-to-glazed junction, door, board finish and ceiling edge before full manufacture. Confirm paint appearance under the project lighting.
- Record the asset. Keep panel types, dimensions, finish batches, door hardware and maintenance instructions in the handover file so a later move can reuse compatible components.
Installation, relocation and painting considerations
During installation
Demountable construction still depends on accurate set-out. Protect completed floors and painted surfaces, verify level and plumb at each run, and inspect junctions before they are concealed by trims or ceiling tiles. Coordinate other trades so penetrations do not compromise panels, glazing or fire-stopping requirements. The installer should provide the sequence for frames, solid infill, glazing, doors and the suspended tile ceiling, including tolerances and access for adjustments.
When a layout changes
Before dismantling, photograph each elevation, label panels and hardware, and record damage or missing parts. Separate reusable components from items that need remanufacture or recycling. Store glass upright and protected, keep painted faces from rubbing, and retain fixings with the relevant assembly. A relocation plan should identify what will not fit the new geometry; forcing an old module into a different grid can create poor joints and unexpected finishing work.

For painters and facilities teams
Confirm whether a panel is factory-finished, site-painted or intended to receive only approved touch-up products. Use the specified low-VOC system where selected, and obtain the manufacturer’s preparation and cleaning instructions. Protect whiteboards, glazing, seals, door hardware and ceiling tiles from overspray. After a move, inspect exposed edges, fastener locations and colour consistency; agree whether isolated repairs or full-face repainting will produce the required appearance.
Sustainability and Green Star claims: what is established
Panelwall’s Environment Management System manual, revision 9 issued 2 May 2017, describes an environmental-management scope covering the design, manufacture and construction of demountable office partitions. It states that system components may be reused, remanufactured or recycled after their practical lifecycle. That is a dated company statement about its intended approach; it is not a measured embodied-carbon result, diversion rate or independently verified whole-of-life assessment.
On its homepage, Panelwall writes: “The Partition of choice when it comes to achieving GBCA – Green Star Points for demountable partitions and premier office glazing systems.” This is promotional wording from the supplier. The page does not state a number of credits or prove that every project qualifies. Ask the project’s Green Star consultant to identify the applicable tool, credit criteria, required documentation and whether the proposed products and installation evidence satisfy them.

- Current product drawings, module dimensions, tolerances and weight limits
- Acoustic test reports or ratings for the exact solid, glazed and door assemblies
- Fire, smoke, egress and glazing-safety documentation applicable to the building and jurisdiction
- Structural fixing requirements and limits for walls, doors, boards and suspended ceilings
- Current finish, colour and replacement-part schedules; the solid-partition page’s 2014 copyright means availability should be reconfirmed
- Installation methodology, programme, site prerequisites, protection and making-good responsibilities
- Cleaning, repainting, repair and relocation instructions
- Environmental product information, if required by the project, rather than relying only on the 2017 EMS statement
- Written confirmation of any Green Star credit pathway and the evidence the supplier will provide
- An itemised price covering manufacture, delivery, installation, changes, dismantling, storage and reinstallation
Working with the supplier
Panelwall Office Systems Pty Ltd lists a Peakhurst, New South Wales contact route on its contact page. Send a concise project brief with plans, section heights, room schedule, glazing and privacy requirements, finish samples, programme, tenancy-change assumptions and the compliance documents your certifier requires. Ask the supplier to date its quotation and technical literature so the team can distinguish current information from legacy web-page descriptions.
A sound decision is not simply “demountable versus permanent.” It is whether the selected wall, glazing, door and ceiling combination can meet today’s compliance requirements, look right after painting and cleaning, and be economically reconfigured when the tenancy changes. Panelwall’s published configurations provide a framework for that conversation; project-specific evidence determines whether they are suitable for your building.
