The best bathroom makeover starts with water control, a workable layout, ventilation and future access—not with tile color. Draw the room to scale, confirm the rules for your location and housing type, coordinate waterproofing with drainage, and only then choose paint, tile, fixtures and storage. That sequence prevents the most expensive failures: doors that collide, showers that leak, mould caused by poor extraction and walls that cannot accept later grab bars.

Draw the movement path
Show a clear route from the doorway to the basin, toilet and shower. Include the arc of the door, the opening of shower screens and the pull-out space for drawers. A beautiful vanity is a poor choice if it blocks the entrance or leaves no place to stand when the door is open.
Reserve service access
Keep shut-off valves, traps, clean-outs, fans and electrical equipment reachable for maintenance. Concealing everything behind fixed tile may look neat but can turn a small repair into a major demolition job. Ask the contractor to identify access panels on the drawing before walls close.
Choose a layout that fits the room and the household
Compact bathrooms
In a narrow room, place fixtures along one service wall where practical, use a sliding or outward-opening door if local rules allow, and keep the shower entry clear of the toilet swing. Wall-hung storage can preserve floor area, but the fixing method must suit the wall construction and the load you expect.

Separate wet and dry zones so one person can use the basin while another showers. A fixed glass panel can reduce splash without requiring a full enclosure, provided the floor drainage and waterproofing are designed for the water that escapes.
Bathrooms with a bath and shower
Confirm that the tub, screen and controls leave safe standing space. Put controls where they can be reached without stepping into a cold or slippery spray. If the bath may later be removed, run services and reinforce walls so conversion does not require a complete rebuild.

Door and fixture conflicts
On the plan, draw the door arc and every cabinet and appliance opening. Check that a person can enter, close the door and reach the toilet or shower without turning sideways. The U.S. Access Board’s “Chapter 6: Bathing Rooms” illustrates how door swings, turning space, fixture clearances, grab bars and shower thresholds interact under ADA-covered settings; those dimensions are not a universal residential code.
Make waterproofing a designed system
Waterproofing is not a coating selected after the tile order. Specify the substrate, membrane, corners, penetrations, thresholds, falls, drain connection and test procedure together. The installer should identify where water is expected to land and how it will return to the drain rather than relying on grout to stop leakage.

Use the rule that applies to your property
Singapore Housing & Development Board (HDB) guidance requires pre-packed waterproofing screed and membrane before new bathroom floor finishes in the HDB renovation context. It specifies a minimum 150 mm membrane upturn against walls, kerbs and pipes, followed by a water test after floor-finish replacement. These are HDB requirements, not a universal rule for every home.
Coordinate floor traps and transitions
HDB renovation guidance also calls for UPVC floor-trap grating with a long collar when bathroom floor finishes are replaced. Have a qualified local professional confirm whether that product and detail apply to your project, and check the finished grate height against the proposed tile and adhesive thickness.
Test before closing the room
Photograph membrane coverage, pipe penetrations and reinforcement before they are concealed. Complete the required water test, record the result and repair any drop or visible leak before installing finishes. A test cannot compensate for a missing upturn, an unsealed penetration or a drain that sits higher than the surrounding floor.

Plan ventilation before choosing paint
Steam, condensation and slow drying damage paint, grout, timber products and metal fittings. State the ventilation method in the renovation brief: an operable window, mechanical extract or both. Confirm where the fan discharges, how replacement air enters and how controls are protected from water.
Crashes, No Sound, or Screen Glitches?

England’s Approved Document F (2026), published by the Ministry of Housing, Communities and Local Government on 24 March 2026 and corrected on 8 September 2026, supports Part F building regulations for buildings subject to the 2026 standards. The official page says it applies to England and that earlier editions continue to apply to buildings subject to previous regulatory standards. Do not apply its figures automatically in another country or to a project governed by an earlier approval.
Make extraction usable
Put the fan switch where users will actually run it, and consider a timer or humidity control where permitted by the local electrical rules. Leave enough clearance around the grille for cleaning. If mirrors remain fogged and the ceiling stays damp after normal use, check airflow, duct blockage, backdrafting and replacement-air paths instead of simply repainting.
Design for accessibility now, even if needs may change
Accessible planning can improve everyday safety for children, older adults and anyone recovering from an injury. It is easier to add reinforcement, wider clearances and suitable plumbing while walls are open than after tile is installed.
Build in future grab-bar support
Accessibility Standards Canada’s CAN/ASC-2.8:2025 “Accessible-Ready Housing” says at least one bathroom in an accessible-ready house is to be designed as accessible-ready. Its summary identifies wall reinforcement for grab bars and fixture adjustments. Install structural backing at the intended bar locations, document it with photographs and use a qualified installer to select fasteners for the actual wall assembly.

Keep controls and thresholds predictable
Place shower controls where they can be reached from outside the spray, use slip-resistant surfaces and avoid abrupt level changes. A step-free shower can require careful structural recessing, drain capacity and waterproofing at the entry; it is not achieved merely by removing a kerb.
Understand jurisdictional examples
The U.S. Access Board bathing-room guide explains ADA provisions for covered settings, including turning space, fixture clearances, grab bars, controls and shower thresholds. Use it as a reference only where the ADA applies. A French Ministry for Ecological Transition and Housing notice published 6 March 2025 describes step-free-shower guidance and waterproofing pitfalls. It reports that a 2020 order requires an accessible bathroom with a step-free shower area or bathtub in certain houses and collective residential buildings; confirm the order’s scope and current applicability before treating it as a rule for your home.
In that notice, Valérie Létard, the minister responsible for housing, said: “L’installation des douches sans ressaut est une première mesure de bon sens pour faciliter l’accessibilité des logements.”

Floor finishes
Compare slip resistance, surface texture, cleanability, thickness and compatibility with the drain and waterproofing build-up. Very textured surfaces can improve grip but take longer to clean; small-format tile can follow falls more easily but creates more grout joints. Ask for the manufacturer’s wet-area installation instructions and confirm that the adhesive, grout and substrate system are compatible.
Wall finishes
Use tile, panels or paint according to the splash level and substrate. Full-height tile is not automatically waterproof; the membrane behind it and the sealed penetrations do the water-control work. Paint is practical on dry walls and ceilings when the surface is sound, the room ventilates adequately and the coating is rated for humid interiors.

Paint preparation
- Remove loose or peeling coating and clean soap residue, grease and mould contamination using the method permitted by the product and local safety guidance.
- Dry the surface completely and correct leaks, condensation sources and damaged plasterboard before priming.
- Prime bare, repaired or stained areas with a compatible primer; do not trap dampness under a new film.
- Apply the specified number of coats at the stated temperature, humidity and recoat time, keeping the fan and windows managed so dust does not settle on the wet finish.
- Seal gaps at trim and penetrations with a bathroom-suitable sealant, while keeping movement joints and service access functional.
Color and light
Choose color after checking daylight, artificial-light temperature, tile undertones and the amount of visual contrast needed around edges and controls. The available official guidance does not establish a current popularity ranking or a universal cheapest style, so treat color as a household and lighting decision rather than a trend claim.
Sequence the renovation to protect finished work
- Confirm approvals and scope. Check building, plumbing, electrical, ventilation and accessibility requirements for the jurisdiction, housing type and edition that governs the project.
- Survey and document. Photograph existing services, measure the room and record any moisture damage before removal.
- Strip out carefully. Protect retained finishes and cap services safely; investigate hidden damage rather than covering it.
- Rough-in services. Set pipe routes, drain levels, electrical points, fan ducting, lighting and reinforcement before boarding or plastering.
- Form falls and waterproof. Install the specified screed and membrane system, upturns, collars, corners and penetrations.
- Test. Complete the applicable water test and correct defects while the work remains accessible.
- Install wall and floor finishes. Respect movement joints, curing times and drain heights.
- Paint dry-area surfaces. Prime repairs, apply compatible coats and keep fresh paint protected from tile dust and splash.
- Fit fixtures and accessories. Install the basin, toilet, shower, screens, mirrors, storage, towel rails and grab bars with appropriate fixings.
- Commission the room. Run every tap and shower, check drainage, inspect seals, verify fan operation and keep warranties, product data and photographs for future repairs.
Use a decision table for the key design choices
| Decision | What to verify | Why it matters |
|---|---|---|
| Layout | Door swing, fixture clearances, circulation, storage openings and service access | Prevents collisions and makes maintenance possible |
| Waterproofing | Membrane coverage, wall upturns, penetrations, thresholds, falls, drain collars and test method | Controls leaks before finishes conceal defects |
| Ventilation | Applicable code edition, fan discharge, replacement air, controls and cleanability | Limits condensation, mould and coating failure |
| Accessibility | Applicable standard, turning and transfer space, reinforcement, controls and threshold | Supports safe use now and later adaptation |
| Paint | Substrate dryness, primer compatibility, humidity limits and cleaning requirements | Improves adhesion and service life |
| Floor finish | Slip performance, wet-area suitability, thickness, grout maintenance and drain compatibility | Balances safety, drainage and upkeep |
Troubleshoot problems before they become cosmetic repairs
Peeling or blistered paint
Look for leaks, condensation, salts, an incompatible previous coating or painting over a damp substrate. Stop the source, allow the wall to dry, remove unsound material and rebuild the primer-and-coat system; sanding and repainting alone usually hides the cause temporarily.
Persistent musty smell
Check the fan’s airflow and duct termination, clean the grille, inspect trapped water at the floor drain and look for concealed leaks around the shower, toilet and basin. If moisture persists inside a wall or floor, obtain a professional assessment before replacing finishes.
Slow or standing drainage
Verify grate height, trap condition, debris, pipe falls and the finished floor slope. Do not grind tile or add sealant around a grate until the underlying drain and waterproofing detail has been checked.
Unsafe shower entry
Measure the threshold, identify where water crosses the entry and confirm that the drain can handle the flow. Rebuild the fall and membrane transition if necessary; a loose mat is not a substitute for a compliant, dry and level route.
Keep the plan specific to your jurisdiction
Building requirements vary by country, municipality, housing authority, building type and approval date. Singapore HDB waterproofing and floor-trap instructions apply to the HDB context. England’s Approved Document F (2026) applies to England and distinguishes buildings subject to current and previous regulatory standards. CAN/ASC-2.8:2025 is a Canadian accessible-ready housing standard, while the U.S. Access Board guide addresses ADA-covered settings. The French step-free-shower notice describes a defined legal context rather than a universal rule. Give your designer or contractor the property address, housing type and approval history so the correct documents and edition are used.
