Taylor Construction’s account places completion of the villa precinct’s Stage One in 2022 and defines that scope as stages 1A, 1B and 1C, totalling 64 independent-living villas. Peddlethorp describes Pōhutukawa Landing as a Metlifecare development in Beachlands with independent-living apartments, villas, a care building and shared amenities, and gives a project completion date of July 2024. Use the documented features as prompts for a site visit, then verify the physical details that the public descriptions leave open.
- Confirm the exact home type. Ask whether the property is an independent-living villa, an apartment or a care suite. The published feature sets are not interchangeable.
- Walk the complete route. Check the path from the entry to the bathroom, including door thresholds, changes in level and the space needed to turn with a walker or wheelchair.
- Measure before relying on memory. If you use a mobility aid, take its width and turning requirements to the viewing and compare them with the actual doorway and clear floor areas.
- Inspect wet-area access. Ask for the shower threshold height, drain position, shower-seat options and whether a handheld shower can be fitted at the required height.
- Locate support hardware. Identify existing grab rails and ask whether walls are reinforced for later installation. Do not assume that a smooth, uncluttered room has hidden reinforcement.
