Reverse brick veneer (RBV) puts the brick or block leaf on the inside of an insulated framed wall, then uses lightweight cladding as the weather-facing exterior. That arrangement moves thermal mass into the conditioned side of the insulation, where it may moderate indoor temperature swings when the whole house is designed for its climate. The masonry is not insulation: the framed cavity and any continuous insulation still provide the wall’s thermal resistance, while the outer cladding, flashings and drainage layers keep water out.

What is reverse brick veneer?

YourHome defines reverse brick veneer as bricks forming “the internal skin of an insulated, framed home.” In a typical assembly, an internal, usually non-structural brick or block skin faces the rooms; a framed wall carries the structure; insulation is arranged so the masonry sits on the conditioned side; and a lightweight external cladding system forms the weather-facing leaf. The exact sequence, cavity dimensions and control layers must be designed for the selected materials and climate. See YourHome’s brickwork and blockwork guidance and the International Masonry Society abstract describing an external timber frame, cavity insulation and internal non-structural brickwork.

It is the inverse of conventional brick veneer in one decisive respect: conventional veneer places the brick outside the lightweight frame, whereas RBV places the masonry inside. That changes where the wall’s heat-storing mass sits, what the exterior must do in severe weather, and how trades coordinate the build.

How the wall works, layer by layer

1. Internal brick or block skin

The visible masonry can be clay brick, concrete block or another engineered masonry system. It provides a durable interior finish and thermal mass. Because this skin is generally non-structural, the frame and its connections carry the building loads unless the engineer specifies otherwise. Masonry still needs support, movement joints and detailing appropriate to its weight and the foundation design.

2. Structural frame

Timber or metal framing forms the structural wall. Stud spacing, lintels, bracing, connections and tolerances must account for the masonry load and for windows, doors and service penetrations. A framed wall also creates the service and insulation zones that are harder to achieve behind a conventional external brick leaf.

3. Insulation and control layers

Insulation belongs in the designed thermal envelope, not as an afterthought. To use internal thermal mass, the effective insulation layer must separate the masonry from outdoor temperature swings. Air-control, vapour-control and water-resistive layers depend on the climate, materials and local practice; a designer must resolve condensation risk rather than copying a generic wall section.

4. Exterior lightweight cladding

Weather-facing cladding may be sheet, panel, board or another lightweight system selected for the project. It needs a drained and ventilated strategy where required, with flashings, sill details, cavity closures and penetrations that direct water back outside. The cladding’s durability and maintenance burden become part of the long-term decision because the exterior is no longer protected by an exposed brick leaf.

Why put thermal mass inside?

Masonry can absorb heat when indoor conditions are warmer and release it later as the room cools. That time lag can smooth temperature peaks in a well-designed passive house. YourHome states that “for high thermal mass materials to provide thermal mass benefits, they must be located inside the insulation layer, such as a reverse brick veneer wall,” as explained in its cladding systems guide.

The benefit is conditional. Solar access, shading, glazing, ventilation, internal gains, night purging and thermostat operation determine whether stored heat helps or hurts comfort. In a climate or floor plan where the mass receives unwanted summer heat and cannot shed it, the same capacity can prolong overheating. YourHome therefore presents thermal mass as part of climate-responsive passive design, not as a guaranteed energy-saving feature.

Brick and concrete block have low thermal resistance compared with insulation. YourHome’s cavity-masonry table lists illustrative total resistances of R 0.59, R 0.65 and R 0.71 m²K/W for specified brick widths, cavity and density combinations, adapted from AS 3700-2018. Those figures describe the table’s cavity-masonry configurations, not a complete RBV wall rating; insulation, framing, linings, bridges and air leakage determine the finished assembly’s performance.

Reverse brick veneer versus conventional brick veneer

Decision point Reverse brick veneer Conventional brick veneer
Mass location Internal masonry sits on the conditioned side of the insulation. Brick is the external veneer outside a lightweight framed wall.
Thermal strategy Can use interior mass to moderate swings when insulation and passive design suit the climate. Most wall mass is outside the insulation, so the frame and interior lining dominate indoor thermal response.
Exterior finish Lightweight cladding is the primary weather-facing finish and needs a complete drainage and flashing system. External brick veneer is the visible weather-facing leaf, with its own ties, cavity and flashings.
Openings and moisture Window, door and cladding junctions require careful coordination; the lightweight outer leaf must shed water reliably. Openings are detailed through the brick veneer cavity and external masonry, using the applicable brick-veneer details.
Construction sequence Frame and weatherproof the outside, install insulation and services, then build or line the internal masonry in the planned order. Frame, wrap and construct the external brick veneer around the completed or staged frame.
Cost and time YourHome says it is generally more expensive than conventional brick veneer and may extend construction somewhat. YourHome describes conventional brick veneer as the lower-cost reference method in that comparison; actual price varies by design, labour and materials.
Maintenance Interior masonry is robust, while exterior maintenance depends on the chosen lightweight cladding, coatings and flashings. Exterior brick maintenance is generally associated with masonry joints, staining, movement and the condition of associated flashings.

The table compares typical arrangements, not guaranteed outcomes. A cavity masonry wall, solid masonry wall or hybrid system may be a better comparator on a particular site than either veneer option.

Thermal performance: what can and cannot be promised

  • Mass is not insulation. The masonry stores heat but contributes relatively little thermal resistance; specify insulation continuously around framing and junctions where the design requires it.
  • Climate determines the useful operating pattern. In climates with suitable day-night temperature swings, night ventilation and solar control can let the mass discharge heat. In persistently hot, humid or cold conditions, the same strategy may need mechanical conditioning or a different envelope.
  • Openings can dominate. Window and door frames, reveals, lintels, sills and penetrations create thermal bridges and leakage paths. YourHome specifically warns against losses at frames, radiation through openings and convection caused by air leakage.
  • Whole-house design matters. Orientation, shading, glazing ratio, roof and floor insulation, ventilation and controls have to work with the wall. No fixed percentage reduction in heating or cooling bills is established for RBV.

A study by A. Page, S. A. Hands and B. Moghtaderi monitored four full-scale housing modules with different conventional and innovative wall systems under seasonal conditions. Its abstract reports comparisons involving reverse brick veneer, conventional veneer and cavity-wall construction and identifies internal thermal mass as a potential advantage, but it does not provide a universal energy-saving figure that can be applied to every house. Read the abstract at the International Masonry Society.

Weatherproofing and moisture detailing

RBV shifts the weather-resisting job to the lightweight outer leaf. Treat that leaf as a complete system rather than as decorative siding. The designer should show how water drains at the base, around windows and doors, at roof and wall intersections, and at every service penetration. Flashings need end dams, laps and clear discharge paths; cavity closures must not block drainage; and the selected cladding’s joints must accommodate movement.

Openings deserve a full-size detail. The window frame, sill flashing, head flashing, jambs, insulation return, air seal and internal masonry reveal must be dimensioned together. A small gap or unsealed penetration can bypass insulation and send water into the frame or interior finish. Because the masonry is inside, a leak that would have appeared on an external brick face can remain hidden behind cladding until damage is advanced.

Condensation analysis is equally important. Interior humidity, outdoor temperature, vapour permeability and the position of air and vapour control layers vary by location. Have the building designer document the hygrothermal assumptions and the drying direction for the actual assembly.

How construction is typically sequenced

  1. Resolve the wall section before tender. Draw every layer, joint, opening, service zone, support and movement joint. Confirm which leaf is structural and how the internal masonry is supported.
  2. Coordinate structure and foundations. The engineer sizes slabs, footings, lintels, ties and supports for the masonry weight, site soil and wind actions. Do not assume a standard veneer footing applies.
  3. Erect and brace the frame. Install the structural frame, verify plumb and tolerances, and provide backing for cladding, windows, cabinets and heavy fixtures.
  4. Install the external weather-control layers. Fit the water-resistive barrier, flashings, cavity or battens and penetrations in the manufacturer’s and designer’s sequence so the wall can drain before cladding is closed.
  5. Install insulation continuously. Close gaps around studs, corners, lintels and openings. Keep insulation clear of drainage paths and protect it from damage by following trades.
  6. Install windows and doors with the flashing system. Test or inspect sill drainage, jamb seals, head flashings and air seals before interior masonry conceals the details.
  7. Build the internal brick or block skin. Use the specified mortar, ties or restraints, movement joints and tolerances. Protect the frame and finishes from wet trades and keep weep or drainage paths open where the design includes them.
  8. Complete services and interior finishes. Coordinate electrical, plumbing and ventilation penetrations so they do not cut structural members or compromise air, vapour or fire-control layers.
  9. Inspect before closing up. Photograph flashings and insulation, check joints and penetrations, and obtain the required inspections before inaccessible work is covered.

The order can change with the chosen system, climate and trade availability. The key is that weatherproofing and support details are agreed before masonry arrives on site.

Cost, programme and trade implications

There is no reliable universal price premium. YourHome reports that reverse brick veneer generally costs more than conventional brick veneer and that construction may take somewhat longer. The reasons can include extra design coordination, temporary protection, internal masonry handling, bespoke opening details and a separate lightweight cladding package. Obtain a project estimate that separates framing, insulation, cladding, flashings, windows, masonry, engineering and preliminaries; otherwise a low headline quote can hide omitted envelope work.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The method still uses familiar domestic trades—framers, insulation installers, cladding crews, bricklayers, window installers and services trades—but they work in a less usual arrangement. Hold a pre-start coordination meeting and assign one person to own the wall-section details. A bricklayer cannot correct a missing sill flashing after the cladding has been sealed, and a cladding installer cannot redesign masonry support in the field.

Materials, durability and maintenance

Choose the internal masonry for appearance, mass, moisture tolerance, acoustic goals, fire performance and structural compatibility rather than for thermal resistance alone. YourHome notes that clay brick has higher embodied energy than concrete block in its construction-systems discussion; compare the products available in your region, including transport and expected service life.

External cladding determines much of the maintenance cycle. Ask for the coating life, repainting or resealing intervals, replacement method for damaged boards or panels, compatibility with coastal or bushfire exposure where relevant, and access to flashings for inspection. Internal brick may need little routine care, but cracked joints, moisture staining or movement should be investigated rather than simply painted over.

Code, standards and professional checks

Code compliance is project-specific. The ABCB NCC 2022 Housing Provisions Part 5.2 contains provisions for masonry veneer, including an 8.5 m wall-height limit under that provision and requirements concerning openings. That page is not a complete reverse-brick-veneer specification. The designer must confirm the applicable NCC edition, state or territory variations, building classification, wind region, fire exposure, soil conditions and selected compliance pathway.

YourHome lists AS 3700-2018 for masonry structures, AS 4773.1-2015 for masonry in small buildings, AS 2870-2011 for residential slabs and footings, AS 1684 for timber framing and AS 3623-1993 (R2018) for domestic metal framing. Treat these as references to verify with the engineer and certifier; editions and applicability can change.

  • Have a registered designer or engineer issue the wall section and structural support details.
  • Confirm insulation, thermal-bridge and condensation calculations for the site climate.
  • Obtain cladding, window and flashing installation requirements for the exact products selected.
  • Verify fire, acoustic, termite, wind, seismic and bushfire provisions where they apply.
  • Schedule inspections before cladding or internal masonry hides the control layers.

When reverse brick veneer is a sensible option

RBV is worth investigating when you want a masonry interior, can accommodate the added coordination, and have a passive-design strategy that can actually use internal mass. It can be attractive for a renovation or new home where the interior brickwork is a deliberate architectural finish and the exterior needs a lighter, differently detailed skin.

Choose another wall arrangement when the project cannot support the masonry weight, the site has unresolved moisture or movement risks, the exterior cladding maintenance is unacceptable, or the climate and operating pattern provide no practical way to charge and discharge the mass. The right comparison is a tested, fully detailed wall section—not a claim that one veneer type is always superior.
