Rintoul presents its corporate fitout service as an end-to-end delivery, covering planning and design through execution and handover. The company says clients can engage it to finalise an existing design or use a full design-and-construct route, with integrated design management and project management. Its public material also lists Building, Joinery and Workstations as related service lines.

That describes Rintoul’s stated offer, not an independent assessment of quality, cost or delivery performance. The published pages do not provide standard prices, typical programme lengths, contract conditions, a guaranteed service territory or independently measured savings. A prospective client should therefore use the information below to define a tender brief and verify the details that matter for its own building.
What Rintoul says its corporate fitout service covers
One managed route from design to handover
Rintoul describes its fitout offer in these terms: “From planning and design to execution and handover, our comprehensive project management and delivery service covers every aspect of the fitout process.” In practical terms, that is a promise of a single coordinated delivery process rather than a narrowly defined construction-only package. The wording implies that project management continues through the stages of planning, design coordination, construction and handover, but the public page does not set out a standard list of deliverables for each stage.
Ask the company to turn that broad description into a project-specific responsibility matrix. It should identify who owns surveys, design approvals, authority submissions, consultant coordination, procurement, construction, commissioning, defects and handover documentation. Without that schedule, two proposals can appear comparable while assigning very different tasks and risks to the client.

Rintoul says a client may bring a design that needs finalisation or commission a full design-and-construct service. Those are materially different procurement routes. Design finalisation generally means the client already has a concept and consultant team, while design-and-construct requires the provider to coordinate or procure more of the design before construction. Confirm the point at which design responsibility transfers, who signs off performance requirements and how later design changes are priced.
Four listed service lines
| Service line | What Rintoul’s published material establishes |
|---|---|
| Fitout | Planning, design, execution and handover are presented as a managed fitout process, with design finalisation or full design-and-construct options. |
| Building | Listed by Rintoul as one of its four core service lines; the reviewed fitout material does not define the detailed building scope. |
| Joinery | Listed as a core service line and supported by the company’s description of in-house joinery manufacturing. |
| Workstations | Listed as a core service line; the public fitout description does not specify workstation brands, systems or installation inclusions. |
Do not assume that listing all four services means every project automatically includes all four. Request a priced schedule showing which elements are included, optional or excluded for your workplace.
How the Seven Hills facility fits into the offer
Rintoul says its manufacturing facility at Seven Hills extends over 8,000 m². The company describes the site as accommodating joinery manufacture, timber milling, timber veneering, painting and metalwork. It also says computer-controlled equipment supports larger-scale production while skilled craftspeople produce bespoke joinery.

For a client, an in-house manufacturing capability could simplify coordination between design details, shop drawings and fabrication, particularly where a project has substantial custom cabinetry or unusual finishes. It does not, by itself, establish that a particular product will meet a required standard, arrive on a specific date or fit within a quoted allowance. Those points still need to be documented in the tender and approved through samples, prototypes or shop-drawing procedures.
Rintoul’s company-history material also refers to an investment in 400 kW of solar panels during the first four years of the 2020s for the Seven Hills facility. Treat that as a company-reported initiative and ask for project-specific sustainability evidence if energy, carbon or materials performance is part of your brief.
The company says it joined Bouygues Bâtiment International in 2018. That corporate relationship may be relevant when understanding ownership or group context, but it is not a substitute for checking the proposed project team, insurances, financial terms and references for your particular job.
What the published project portfolio shows
Rintoul’s official portfolio currently presents 30 projects organised by service and sector. Examples it classifies as commercial fitout work include Beyond Fire Office Fitout, SAMI Bitumen Technologies Laboratory & Office Refurbishment and 88 Walker Street.
| Published example | How it is classified in Rintoul’s portfolio | Useful comparison question |
|---|---|---|
| Beyond Fire Office Fitout | Commercial fitout | What was the occupied-building constraint, programme and scope of works? |
| SAMI Bitumen Technologies Laboratory & Office Refurbishment | Commercial fitout | Which laboratory services, compliance requirements and refurbishment interfaces were included? |
| 88 Walker Street | Commercial fitout | How did the project address the building’s access, base-build and staging conditions? |
The portfolio also includes projects in health, education, government and community, and hospitality and retail. That breadth indicates that the listed work extends beyond conventional corporate offices. It should not be read as proof that a team experienced in one sector automatically has the approvals, services knowledge or operating procedures required in another. Ask for examples that match your building type, technical services, occupancy and risk profile.
AirTrunk Head Office
Rintoul’s project page describes the AirTrunk Head Office as a premium 1,200 m² office fitout over three levels in North Sydney. The listed elements include marble, hardwood and glass finishes, bespoke joinery, technology integration and energy-efficient systems. These details suggest a high-finish workplace with significant coordination between architectural finishes, custom fabrication and building technology.

The same page lists a 2024 MBA Excellence in Construction Award in the Interior Fitouts $5 million–$7 million category. That is an award claim presented on Rintoul’s own project page; if the distinction affects a procurement decision, confirm it with the awarding organisation and ask what project scope and entrant were covered.
How to judge whether the service fits your project
1. Define the required scope and responsibility
Give every bidder the same scope schedule and ask them to mark each item as included, excluded, provisional or client-supplied. At minimum, cover:
- Existing-condition surveys, measured drawings and hazardous-material information.
- Design development, consultant coordination, authority approvals and certification.
- Demolition, base-building interfaces, services alterations and construction.
- Joinery, loose furniture, workstations, signage and technology integration.
- Testing, commissioning, training, defects, as-built information and handover.
For Rintoul specifically, ask whether its proposed package uses design finalisation or full design-and-construct, and identify the person accountable for design coordination.

2. Request directly comparable project evidence
Ask for two or three completed projects that match your scale, building type and operational constraints. A credible comparison should include the approximate area, number of levels, services complexity, occupied or vacant status, programme, client contact and the scope Rintoul actually delivered. Portfolio names alone do not reveal those conditions. Obtain permission to contact references and ask how variations, defects, communication and handover were handled.
3. Lock down finishes, joinery and workstations
Convert adjectives such as “premium” or “bespoke” into measurable specifications. Request finish schedules, product data, sample boards, fire and acoustic ratings where relevant, hardware schedules, workstation layouts and technology responsibilities. State how substitutions are approved, whether equivalent products are acceptable and who carries the cost of discontinued or unavailable items. If the Seven Hills facility is proposed for manufacture, ask which components are made there, which are subcontracted and how factory quality checks connect to site installation.
4. Test the programme and disruption plan
Require a baseline programme with design release dates, long-lead procurement, fabrication, site access, services shutdowns, testing and handover milestones. For an occupied office, ask for staging, noisy-work controls, dust management, security arrangements, weekend work assumptions and a communications protocol. The proposal should explain how a delayed approval, late client decision or discovered building condition changes the programme and cost.

- EXPANDED ENCLOSED STORAGE – Dual-door cabinet design provides ample concealed storage for breakroom supplies, snacks, and coffee station essentials
- COMMERCIAL-GRADE CONSTRUCTION – Built for high-traffic office breakrooms, employee lounges, and professional environments requiring long-lasting furniture
- FULLY ASSEMBLED & READY TO USE – Ships fully assembled for immediate setup with no complicated installation
- VERSATILE BREAKROOM CABINET – Ideal for corporate kitchens, reception areas, and staff lounges; appliances not included
- PROFESSIONAL BUILT-IN APPEARANCE – Clean, modern design creates a seamless and integrated look in workplace settings
5. Ask for project-specific safety, quality and sustainability evidence
Broad corporate statements are less useful than documents for the actual site. Request the construction safety plan, quality inspection and test plan, environmental controls, waste targets, material certification and commissioning process. If energy performance or low-impact materials are objectives, define the metric, baseline, responsible party and evidence required at handover. The company’s reference to solar generation at its facility is not evidence of a particular project’s operational performance.

6. Make the commercial model transparent
Ask for a schedule of inclusions and exclusions, assumptions, allowances, contingencies, preliminaries, taxes, insurance, retention, payment milestones, warranties and defects obligations. Require a written variation procedure stating who can authorise a change, how pricing is supported and what happens when work must proceed before a price is agreed. Public Rintoul pages do not publish standard prices or contract conditions, so these terms must come from the project proposal and contract.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.A practical way to compare Rintoul with other tenders
- Issue one information pack. Include drawings, specifications, surveys, landlord rules, access hours, occupancy details, programme constraints and the required handover standard.
- Separate base scope from options. Ask for a clear price for the required workplace and separate prices for upgrades, additional joinery, furniture, technology and sustainability measures.
- Normalise exclusions. Put every bidder’s exclusions into one comparison sheet. A lower headline figure may simply omit design, authority fees, data cabling, furniture, testing or aftercare.
- Evaluate the proposed team. Record the project director, design manager, site manager, estimating contact and manufacturing liaison, then verify their availability for your programme.
- Check evidence, not marketing language. Match each important claim to a drawing, sample, certificate, reference, programme activity or contract clause.
- Review risk allocation. Identify who carries unknown existing conditions, design errors, approvals, supply delays, access restrictions and client changes.
- Confirm handover and aftercare. Define the documents, training, warranties, defects response times and post-occupancy support you will receive.
Location and service-area questions
Rintoul gives its address as 26 Powers Road, Seven Hills, NSW 2147. The reviewed pages do not define a complete geographic service area or promise statewide or national delivery. If your project is outside the company’s immediate operating area, ask whether it will undertake the work, which site and manufacturing resources will be used, how travel and freight are priced, and who will manage local approvals and subcontractors.
What the public information does not establish
Rintoul’s published service and project pages do not establish a standard corporate fitout price, typical duration, fixed contract form, independently measured productivity gain, return on investment or guaranteed sustainability outcome. They also do not replace a site inspection, tender clarification or client reference. Those gaps are normal for a project service, but they mean a prospective client should not select a provider from a portfolio page alone.
Before commissioning, obtain a current proposal and verify that the named project team, manufacturing arrangements, insurances, licences, programme, commercial terms and award details remain current. Have the contract reviewed by the appropriate construction and legal advisers, especially where design responsibility or occupied-site risk is being transferred.

- What will be manufactured at Seven Hills, and what will be sourced or subcontracted?
- How will you control samples, shop drawings, substitutions and bespoke joinery quality?
- What are the long-lead items and decision dates that drive our programme?
- How will occupied staff, neighbours, security and building management be protected during construction?
- What safety, quality, environmental and commissioning records will be handed over?
- Which workstations, technology systems and loose items are included in your price?
- How are provisional sums, contingencies and variations calculated and approved?
- What warranties, defects periods and post-handover response arrangements apply?
- Can you provide current references and confirm any awards or project claims that matter to our decision?
Bottom line
Rintoul’s public positioning is that of a fitout provider combining project management with design options and in-house manufacturing capabilities. Its portfolio supplies relevant examples, including commercial offices, refurbishment work and a detailed North Sydney head-office project. The right next step is not to infer performance from those claims, but to issue a precise brief and require a transparent response on scope, evidence, programme, risk, cost and handover.
