Specify an entrance as soon as the wall, floor, circulation and life-safety concepts begin to take shape—not after the door schedule is nearly complete. A commercial entry is an assembly of framing, glazing, door leaves, hardware, anchors, fasteners, seals and accessories. Its sill, threshold and perimeter must also connect to the floor, drainage plane, insulation, air barrier and vapor-control layers. Defining those relationships early preserves workable options and exposes conflicts while the design can still change.

Early specification is not a promise of lower cost or fewer change orders. It is a coordination method: establish the performance and interfaces first, then select and verify a system that satisfies them.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsWhat an entrance system actually includes
For a typical low-rise storefront, the visible door is only one part of the assembly. The system may include aluminum framing, glazed sidelights and transoms, door panels, pivots or hinges, closers, locks, panic hardware, automatic operators, sensors, anchors, reinforcing, fasteners, gaskets, sealants, flashing and drainage accessories. Each item affects adjacent work.

The Vistawall guide specification describes storefront applications as generally less than one story, often extending from the floor to a spandrel beam. That scope should not be applied automatically to a multistory glazed facade. A condition that crosses floor lines or must accommodate curtain-wall movement may require a different framing family, anchorage strategy and fire or smoke detailing.
Treat the entrance as part of the building envelope and circulation system rather than as a hardware selection made in isolation. A door width changes the frame module and clearances; a threshold meets the finished floor and exterior drainage; glazing establishes the glass plane and thermal bridge; and controls affect both accessibility and security.
Why decisions made early are easier to coordinate
Wall and floor interfaces
At the jambs and head, the entrance must meet sheathing, insulation, flashing, sealants and interior finishes. At the sill, the design must provide a supported threshold, a path for incidental water and a transition to the exterior paving or landing. If those dimensions are left until the end, the team may discover that the selected frame does not fit the wall depth, that a flashing end dam has nowhere to terminate, or that the threshold conflicts with the finished floor buildup.
Continuous air and vapor control
The Vistawall guide states: “Air and vapor barrier continuity from this system to adjacent construction is critical to successful building air tightness; specify compatible materials in conjunction with adjacent air and vapor barriers.” This is guide-specification language, not a code provision, but it identifies a frequent failure point. The storefront section, curtain-wall or sloped-glazing section, window details, sealant requirements and the air-barrier specification should identify compatible primers, membranes, transition materials and sequencing.

Hardware and controls
Hardware affects the door schedule, electrical rough-in, security system and maintenance access. The same guide notes: “Door hardware may be specified in whole or in part in this section or in Section 08710 – Hardware; coordinate requirements.” Decide where each requirement lives, then cross-reference it so that the lockset, closer, pull, panic device, operator, power supply and access-control interface do not become contradictory notes in different sections.
Procurement and design-assist timing
Performance specifications are useful when design and construction overlap or when a subsystem must be procured before every final detail is drawn. That general procurement principle does not prove a guaranteed saving for entrances, but it supports an early decision about which characteristics are fixed by the design and which may be proposed by a manufacturer. Ask for shop drawings and interface details before the surrounding wall and floor details are frozen.
Start with the opening and the building role
Before comparing frame catalogs, classify the opening. A low-rise storefront bay with a straightforward landing has different movement, drainage and anchorage demands from a glazed wall spanning several stories. Boyd’s guidance describes storefront as typically low-rise and recommends reviewing curtain wall for multistory or floor-line conditions. Obtain an engineer’s confirmation where structural movement, wind exposure, seismic drift or fire-resistance continuity may govern.

- Floor-line or multistory glazing: evaluate curtain-wall or another system designed for slab-edge movement, longer spans and the required anchorage.
- Renovation or historic opening: survey the existing substrate, plumb, moisture damage, reveal dimensions and preservation constraints before selecting a replacement assembly.
- High-exposure entrance: give wind-driven rain, pressure equalization, sill drainage, canopy geometry and maintenance access extra attention.
Choose door operation from traffic and space
Door operation should follow how people approach, queue and leave the building. The BD+C discussion identifies anticipated traffic flow, opening time, entry configuration and available slide room as key factors. Confirm the current edition of every cited standard and its adoption by the authority having jurisdiction.

| Operation | Where it can fit | Early questions |
|---|---|---|
| Swinging | Single or paired leaves where there is adequate maneuvering and door-swing clearance. | Which direction supports egress? Is the landing level and wide enough? Will the leaf strike a wall, queue or adjacent door? |
| Sliding | Entrances with suitable wall or pocket space and a need to keep the opening clear of a swing arc. | How much slide room is available? What opening time and traffic volume are expected? Where do sensors, operators and emergency breakout functions go? |
| Folding | Openings that need a compact footprint but cannot provide a full sliding pocket. | What is the clear opening when panels stack? How will the hardware be serviced, and does the arrangement satisfy egress and accessibility requirements? |
| Other or specialty operation | High-control, security or unusually constrained openings. | Which code path, safety sensors, manual override and maintenance procedure apply? |
Automatic doors add sensors, activation devices, control logic, power and emergency behavior. Christopher Johnson, identified by BD+C as an AAADM representative, said that performance is enhanced when AAADM recommendations for proper installation and annual inspections are followed by an AAADM-certified inspector. That is an industry representative’s statement, not independent comparative evidence; specify inspection and service responsibilities in the project documents.
Build the performance brief before naming a product
A useful brief states measurable project requirements and leaves room for compliant products. Include the following items in the outline specification or basis-of-design checklist.
- Opening geometry: rough opening, frame depth, module widths, head height, transoms, sidelights and required clear opening.
- Loads and movement: design wind pressure, glass weight, allowable deflection, seismic or interstory movement and anchorage substrates.
- Thermal strategy: non-thermal, thermally improved or higher-performance framing; glass type, edge conditions, condensation risk and continuity with adjacent insulation.
- Water management: sill pan or subsill, end dams, weeps, flashing, perimeter sealants, threshold slope and discharge location.
- Air and vapor control: transition membranes, compatible sealants, primers, sequencing and continuity at the head, jambs and sill.
- Safety and access: clear width, maneuvering space, opening force, closing speed, activation, emergency egress, vision, impact marking and detectable thresholds.
- Security and operations: locking, access control, monitoring, panic or fire-exit hardware, power supplies, battery backup and manual release.
- Appearance and service: sightlines, frame finish, glass reflectance, exposed fasteners, hardware visibility, cleaning access and replacement strategy.
Manufacturer guidance identifies thermal tier, glass plane, opening type, ventilation, finish, water management, anchorage and adjacent construction as selection considerations. Use those categories to compare options, but verify all values against current product data and the project’s structural, energy, accessibility and enclosure requirements.
Coordinate the entrance with adjacent assemblies
Curtain wall, windows and sloped glazing
Draw a continuous section through the entrance head, jamb and sill into every adjoining glazed system. Show which frame receives the transition membrane, where sealants terminate, how movement joints work and which trade installs each material. At a corner or change in plane, identify end dams and the path for collected water.

Opaque wall and interior finishes
Dimension the frame relative to sheathing, furring, insulation and finish so that trim does not conceal a required seal or block a weep. Coordinate drywall returns, stone or tile thresholds, floor transitions and base details before issuing the door schedule.
Site drainage and weather protection
Check the exterior landing, paving, trench drain, canopy and roof runoff together. A well-detailed sill cannot compensate for paving that directs water toward the threshold. Show a maintainable sealant joint and provide access for cleaning weeps and replacing worn gaskets.
Accessibility, life safety and code checks
Door selection must be checked against the jurisdiction’s current building and fire codes, accessibility rules and adopted standards. The BD+C article references ANSI/BHMA A156.10 and A156.19, NFPA 101, the ADA, the International Codes and local requirements. Those references are not a substitute for confirming the editions and amendments in force on your project.
Recommended Free Tools
- Verify the required clear opening, maneuvering clearances, threshold profile and opening force.
- Confirm that the operation and direction of swing support the required egress capacity and travel path.
- For automatic doors, coordinate presence sensors, safety zones, activation devices, hold-open behavior, emergency power and manual operation.
- Check glazing safety markings, vision zones, impact resistance and any requirements for fire-rated or smoke-control openings.
- Resolve conflicts between security locking and free egress before hardware is approved.
A practical early-specification workflow
- Survey the opening and its context. Record dimensions, substrate, floor buildup, exterior grades, drainage, adjacent glazing, expected traffic and security needs.
- Classify the system. Decide whether the condition is low-rise storefront, a multistory or floor-line glazing condition, a renovation, or a specialty opening requiring another approach.
- Write the performance brief. Set geometry, loads, movement, thermal, water, air, vapor, access, life-safety, security and appearance requirements before selecting a model.
- Sketch the interfaces. Produce head, jamb, sill, threshold and corner details showing membranes, sealants, flashing, anchors, insulation and finishes.
- Coordinate operation and hardware. Match the door schedule, hardware section, electrical plans, access control, fire alarm interfaces and maintenance responsibilities.
- Seek manufacturer design assistance. Request current product data, CAD details, limitations and installation requirements. Treat the vendor proposal as a submittal to verify, not as independent validation.
- Review compliance. Have the architect, enclosure consultant, structural engineer, electrical designer and code professional check the proposed system against project criteria and adopted standards.
- Freeze only what is ready. Lock the opening and interface requirements when coordinated; allow acceptable products to remain competitive where performance is equivalent.
- Carry details into procurement and installation. Require shop drawings to show anchors, gaskets, sealant joints, flashing, transitions, sensors, hardware and sequencing. Inspect concealed interfaces before they are covered.
Common failure modes and corrective actions
| Symptom | Likely coordination gap | Useful corrective action |
|---|---|---|
| Water appears at the sill or jamb. | Missing drainage path, end dam, flashing transition or incompatible sealant. | Trace the water path in a section, open the affected joint, restore flashing and compatible seals, and verify discharge to the exterior. |
| Air leakage is measured around the frame. | The air-barrier transition was assigned to no trade or uses incompatible materials. | Identify the continuity line, name the installer and materials, and mock up the transition before enclosure work proceeds. |
| The door will not open as scheduled. | Insufficient slide room, swing clearance, queue space or finished-floor allowance. | Recheck the plan with furniture and circulation, then revise the operation or opening dimensions before fabrication. |
| Hardware conflicts with security or egress. | Separate sections specified contradictory locks, operators or release logic. | Issue one coordinated hardware and controls schedule and test normal, emergency and power-loss modes. |
| Condensation or a cold interior frame occurs. | Thermal tier, glass edge, spacer or adjacent insulation was not evaluated as one junction. | Review the thermal model or condensation assessment and revise framing, glazing, insulation or interior conditions as required. |
| Field anchors do not match the substrate. | Shop drawings assumed a wall construction that differs from the issued details. | Confirm substrate and embed locations before fabrication; obtain an engineer-approved alternate when conditions change. |
How to use manufacturer input without surrendering design control
Some manufacturers provide product review, specification review, CAD details and design-assist services. Those services can reveal installation limits or compatible accessories early. Keep the project’s performance criteria, code obligations and interface details in the contract documents. Compare every proposed system against those criteria, including published limits for size, glass, wind, movement, thermal performance, drainage and hardware compatibility.

Do not infer that a particular thermal tier, door type or finish is universally best. Climate, exposure, occupancy, maintenance capacity, historic character and budget priorities differ. A product that works for a sheltered one-story retail bay may be unsuitable at a coastal, high-rise or heavily trafficked entrance.
What the available evidence does—and does not—show
A Building Design + Construction page reports that about three-quarters of surveyed Building Team professionals prioritized energy and thermal efficiency as the most critical functional feature of selected entry and door systems. The reviewed extract does not establish the publication date, sample or survey method, so the figure should not be treated as a current, representative industry statistic without checking those details.
The available guidance supports a coordination-first process, but it does not establish a universal percentage of savings, a guaranteed reduction in change orders or a payback period from early entrance specification. Document project-specific outcomes instead: resolved interfaces, accepted mockups, verified performance and fewer unresolved decisions at procurement.

- Do operation, sensors, activation, locking, egress and emergency release work as one system?
- Are current local code editions and accessibility requirements confirmed?
- Do structural, enclosure, electrical, hardware and architectural documents agree?
- Has proposed manufacturer data been checked against project performance rather than accepted by brand name?
- Will shop drawings and installation inspections verify concealed interfaces before they are covered?
Frequently Asked Questions
When should an entrance system be specified?
Begin during schematic or early design development, once the opening, wall build-up, circulation and life-safety concept are being established. Final product selection can follow after the performance brief and interfaces are coordinated.
Is storefront suitable for a multistory glazed wall?
Not automatically. Storefront is commonly a low-rise system. Floor-line movement, longer spans or multistory conditions may require curtain wall or another system designed for those demands.
What should a manufacturer submittal contain?
Require current product data, size and load limits, frame and glass details, anchors, flashing and drainage information, sealant compatibility, hardware and operator interfaces, thermal data and installation sequencing.
