Texas Hill Country Stone House Renovation: How a 19th-Century Home Reclaimed Its Character

A seven-year Texas Hill Country renovation revealed limestone walls, pine floors, pressed tin and aged paint—and chose preservation over making an old house look new.

A neglected stone house near Fredericksburg, Texas, became a seven-year restoration in which the owners stopped trying to make an old building look new and began uncovering what was already there. Country Living’s February 3, 2016 feature describes an 1880s house built by the Eckert family, layers of Sheetrock hiding 18-inch limestone walls, linoleum covering hardwood, a rusty regional metal roof, and rooms finished with longleaf pine, pressed tin, beadboard and aged paint. The account is a story about recovering character, not a documented building-science case study or a current property report.

The house’s history and renovation details below come from Kim Goad’s Country Living feature. The article does not provide the address, the owners’ names, independently verified historic records, present-day condition or ownership, a budget, or a specification for the welding equipment used during the work.

What makes this Texas stone-house renovation distinctive?

The project began with a house that had been neglected and altered over time. According to Country Living, it was built in the 1880s by the Eckert family near Fredericksburg and occupied eight and a half acres that once belonged to a 600-acre Eckert ranch. Those figures describe the property’s history as reported in the 2016 feature; they are not presented as an independently verified title or preservation record.

The owners’ stated aim was to recapture the home’s essence. That meant undoing later coverings and alterations, then allowing the house to show its age instead of disguising it. Their decisions created a useful narrative contrast: an initial impulse to modernize gave way to a deliberate effort to reveal original or earlier materials. It is a preservation-minded approach expressed through one private renovation, not a tested formula for every historic house.

The wife summarized the change in attitude this way: “Our first instinct was to make [the home] like new, but as we uncovered things, we gained an appreciation for the beauty of what was there.”

How the seven-year renovation unfolded

Country Living describes the work as a seven-year project. The owners were not presented as professional restorers. The wife recalled, “We went into it naively,” and added, “We kept asking ourselves, ‘What have we gotten into?’” The quotation conveys the project’s uncertainty without supplying a room-by-room schedule, a construction budget or a list of contractors.

What the feature does show is a repeated process of discovery. Existing finishes were removed or examined, and each revelation affected the owners’ understanding of the house. Sheetrock came off walls, linoleum came up from floors, and the character of the roof and paint became more valuable as the work progressed. The article does not establish that every intervention occurred in a single chronological sequence, so the renovation is best understood as an accumulation of discoveries rather than a documented construction timeline.

The husband expanded his skills to meet the work’s hardware needs. The story says he took a sculpture class and learned welding techniques. It does not identify a welding process, machine, safety setup or specific fabrication project, so no particular equipment can be inferred from the account.

Exterior: a rusty roof and a breezy hilltop setting

The house sits on a hill in the Texas Hill Country. The wife explained the setting simply: “We’re on top of a hill, so there’s always a breeze.” Country Living’s photographs and descriptions place a hammock beneath a live oak, making the landscape part of the home’s experience rather than a backdrop separate from the renovation.

The most conspicuous exterior decision was to keep the rusty V-crimp metal roof. The owners could have treated the rust as a reason to replace or refinish it, but they retained the roof because the feature describes V-crimp metal roofing as indigenous to the area. In this story, the roof’s weathered appearance is evidence of regional identity. The article does not provide a structural inspection, roof-age estimate, leak history or recommendation that rusted roofing is safe to keep on another property.

That distinction matters for anyone studying the project as a model. Preserving a visible historic element is an aesthetic and historical choice here; it is not proof that a deteriorated roof needs no repair. The feature gives no engineering assessment or maintenance plan.

What was hidden behind later finishes?

Eighteen-inch limestone walls

Previous owners had covered the stone walls with Sheetrock. Removing that layer revealed limestone walls described as 18 inches thick. The newly exposed masonry became one of the renovation’s defining visual features. Rather than covering it again to create a uniformly modern interior, the owners treated the stone as evidence of how the house had been made.

The article does not report mortar composition, moisture testing, insulation performance, structural calculations or the condition of the wall surfaces behind the Sheetrock. Those omissions mean the feature can document the discovery and design effect, but not prescribe a technical method for exposing masonry in another old house.

Hardwood under linoleum

Linoleum had also concealed hardwood floors. The restoration brought those floors back into the visual field, reinforcing the owners’ decision to work with existing materials. Country Living identifies longleaf pine in the dining room, where the floor is shown alongside exposed limestone and a pressed-tin ceiling.

No sanding schedule, finish product, replacement-board count or floor-strength assessment is given. The important point in this account is the sequence of recognition: a later surface was removed, and an earlier material was valued once it could be seen.

Dining room: a combination of material history and climate response

The dining room concentrates several of the house’s layers. Country Living describes limestone walls, longleaf pine flooring and a pressed-tin ceiling. A door with a transom is also highlighted. The feature says the transom helped ventilation in a house without central heat and air, linking an architectural detail to the way the rooms once managed comfort.

Furnishings combine periods rather than attempting a single historic reproduction. Antique chairs from Warrenton, Texas, sit with newer oxidized-iron chairs. That mixture parallels the renovation itself: old fabric remains visible, while newer additions are allowed to coexist without pretending to be original.

The dining room therefore reads as more than a collection of rustic finishes. Its ceiling, floor, walls and transom each tell a different part of the building’s history, while the furniture demonstrates that preserving a room does not require filling it exclusively with antiques. The feature does not state the chairs’ dates, makers or prices.

Kitchen, bedrooms and bathroom details

Kitchen

The kitchen includes braided-wire lights made with old tin pots and an antique kitchen table. The light fixtures are described as a creative reuse of household objects, while the table supplies another visibly old element. Country Living does not provide wiring details, electrical approvals or instructions for converting tin pots into fixtures, so these details should be read as visual description rather than a do-it-yourself specification.

Main bedroom

The main bedroom has a beadboard ceiling and framed Texas wildflowers. The house’s existing closets were also made of beadboard. Repeating that material across the ceiling and storage gives the room continuity with the building’s vernacular details, without requiring a claim that every beadboard surface is original to the same construction phase.

Bathroom

An old footed tub was updated with new fittings. The renovation kept the recognizable form of the tub while changing its functional hardware. The article does not identify the fittings, plumbing configuration, restoration products or accessibility modifications.

Living in the smokehouse during construction

During the project, the couple lived in a guesthouse that had originally been a smokehouse. That detail shows how the property’s outbuildings became part of the renovation’s practical history. The guesthouse provided a place to live while work continued in the main house, but the feature does not describe its size, utilities, duration of occupancy or condition.

It also underscores why the project lasted seven years: the owners were not merely selecting finishes for a weekend makeover. They were inhabiting a property with multiple structures while gradually addressing the main house. No schedule breaks the seven years into design, demolition, mechanical, finish or landscaping phases.

Why the aged paint mattered

Paint became another material to preserve rather than erase. The wife said, “The paint colors, which I didn’t appreciate at first, are faded and aged and have a wonderful patina to them.” In the context of the feature, patina means visible evidence of time: softened colors, wear and irregularity that communicate the house’s age.

The story does not name the paint colors, identify their chemistry, date the layers or explain how surfaces were stabilized. It also does not claim that every old coating should remain. Its evidence is narrower and more useful: these owners changed their minds after seeing what the existing finishes contributed to the rooms.

For painters and restorers, the case raises a practical question before any color is chosen: is a surface unattractive because it is damaged, or is its apparent imperfection part of the building’s identity? Answering that question requires an inspection of the specific house. The Texas feature supplies an example of the owners’ preference, not a universal conservation rule.

A preservation reading of the project’s choices

Several decisions follow the same logic:

  • Expose the limestone instead of automatically re-covering it.
  • Recover hardwood and longleaf pine rather than leaving later linoleum in place.
  • Keep the V-crimp roof as a regional feature despite its rusty appearance.
  • Retain pressed tin, beadboard, transoms and aged paint as visible parts of the house’s story.
  • Add newer furniture and updated bathroom fittings without making every element appear old.

These are observations from one renovation, not a claim that preservation always costs less, performs better or satisfies building codes without additional work. Country Living supplies no comparative estimate between restoration and replacement, no energy analysis and no post-renovation performance data.

What this feature establishes—and what it does not

The article establishes a compelling account of a couple uncovering and valuing existing character in a Texas Hill Country house. It gives the construction era reported for the house, its connection to the Eckert family and ranch, the principal hidden materials, the roof decision, selected room details, the seven-year duration and the owners’ own reflections.

It does not establish:

  • the property’s street address or legal designation;
  • the couple’s names;
  • independent confirmation of the 1880s construction date or ranch history;
  • the house’s current owner, condition or market status;
  • a renovation budget, permit history or contractor list;
  • the exact welding process, tools or hardware projects;
  • technical guidance for exposing stone, restoring floors, repairing tin ceilings or keeping a rusted roof.

Those limits are important because a magazine feature can show why a design decision mattered without documenting every technical decision behind it. Anyone considering work on a comparable stone house would need a site-specific assessment from qualified preservation, structural, roofing, electrical and plumbing professionals.

The lasting lesson of this renovation

The house’s transformation was not presented as a campaign to erase age. Its strongest visual moments came from things that had survived: thick limestone, pine boards, pressed tin, beadboard, a transom, a footed tub and a weathered roof. The owners’ renovation became “must-see” not because it made the house anonymous and new, but because it made the building’s accumulated history legible again.

That is the project’s clearest lesson for anyone interested in historic interiors or paint: begin by finding out what remains before deciding what must be replaced. In this Texas example, discovery changed the brief. The home’s faded colors and worn materials stopped looking like problems to conceal and became the evidence that gave the renovation its identity.
