The best timber flooring result comes from matching the product and finish to the room, proving that the subfloor is suitable and dry, allowing for seasonal movement, and then maintaining the coating exactly as directed. There is no single “best” species or universal acclimatisation period. Australian conditions, the building’s expected humidity, the floor system and the selected manufacturer’s instructions determine what will perform well.

Start with the result you need

Before comparing colours or collecting samples, define how the floor must work. A quiet apartment bedroom has different requirements from a busy kitchen, a beach-house living room or a rental property that must tolerate frequent cleaning. Write down the appearance you want, the traffic level, exposure to sunlight and water, whether the room is above a suspended floor or slab, and how much maintenance you are prepared to do.

  • Appearance: Decide whether you want pronounced grain, relatively uniform boards, visible natural variation, a pale contemporary tone or a deeper colour that may change with light.
  • Use: Note entrances, pets, wheeled furniture, dining chairs and other sources of grit or indentation.
  • Building conditions: Record whether the space is conditioned year-round, naturally ventilated, coastal, very dry, or likely to experience seasonal humidity swings.
  • Installation constraints: Identify the subfloor, finished floor height, doors and fixed cabinets, acoustic obligations and access for an installer.

This information narrows the choice more reliably than selecting a species from a photograph. Timber is a natural material: boards from the same species can differ in colour and grain, and a sample may not represent the full installed floor.

Understand which timber product you are buying

“Timber flooring” covers products with different constructions and installation rules. The WoodSolutions design guide used here focuses on solid timber strip flooring over bearers and joists, timber-based sheet flooring products and concrete slabs. It does not cover every parquetry, pre-finished or floating system, so the product’s own instructions take precedence when your floor falls outside that scope.

Product or format What to confirm Why it changes the decision
Solid timber strip flooring Species, grade, board width, moisture condition, fixing method, site finish and movement allowances Solid boards respond to humidity and temperature; width, fixing and site conditions affect movement and the installation detail.
Laminated or engineered timber Construction, wear layer, factory finish, approved subfloors and whether the system is glued, fixed or floating Layered products can have different stability, repair limits and adhesive or underlay requirements from solid boards.
Parquetry or patterned flooring Pattern layout, substrate flatness, adhesive system, perimeter movement and finish Many small pieces and direction changes make layout, levelling and movement detailing especially important.
Pre-finished boards Factory coating, approved cleaners, replacement-board process and site protection The coating is part of the product; unsuitable cleaners or site damage can void its performance expectations.
Floating systems Underlay, perimeter clearances, room transitions, acoustic performance and moisture limits The floor depends on the complete assembly rather than boards alone. Underlay and building requirements must be checked together.

Do not assume advice for a solid strip floor applies unchanged to a floating or pre-finished product. Ask the supplier for the current installation, moisture, cleaning and recoating instructions before ordering.

Species, grade and colour

Species affects colour, grain and the way the floor changes as it ages. Grade affects the amount of natural feature, such as knots or colour variation. Harder timber generally gives better resistance to indentation and abrasion, but hardness does not make a floor immune to dents, grit or moisture damage. A harder species may also have a visual character you do not want, a different price or different machining and finishing requirements.

View several boards in the room where they will be installed. Check them in daylight and artificial light, and place samples beside the walls, cabinetry and paint colours. Sunlight can alter colour over time, so a floor that looks uniform on delivery may develop variation between shaded and exposed areas.

Assess the site before choosing an installation method

Subfloor condition and moisture are the first technical checks. A beautiful board cannot compensate for a damp, contaminated, moving or uneven base. The appropriate assessment depends on what is underneath the proposed floor.

Subfloor situation Checks before ordering Typical risks if ignored
Suspended timber over bearers and joists Inspect for movement, decay, unevenness, ventilation, plumbing leaks and the condition of existing boards or sheet flooring. Moisture accumulation, squeaks, uneven support and seasonal movement can transfer into the new floor.
Timber-based sheet flooring Confirm the sheets are sound, securely fixed, level, dry and compatible with the selected fixing or adhesive system. Deflection, fastener movement, contamination or uneven joints can produce noise, poor bonding or visible irregularities.
Concrete slab Assess moisture, cleanliness, soundness, level, contaminants, cracks and the compatibility of levelling compounds, vapour barriers and adhesive. Excess moisture can contribute to cupping, poor adhesion and expansion-related problems.

Moisture is the movement variable

Timber takes up and releases moisture as humidity and temperature change. Some seasonal shrinkage and swelling is therefore normal unless the building is kept in a permanently controlled environment. The installation must anticipate the moisture condition the boards will experience in service, not just the weather on delivery day.

WoodSolutions describes flooring as usually supplied at an average moisture content of about 10% to 12.5%, while also reporting different ranges for coastal and drier conditions. Those figures are context-dependent measurements, not a universal target for every species, product or room. Use the selected product’s specification and the installer’s assessment method.

A timber moisture meter can help with a pre-installation check, but the reading is only useful when the instrument is used correctly for the species, board condition and test purpose. For slab installations, the adhesive and flooring manufacturers may require particular concrete moisture tests; a meter reading taken in timber does not substitute for those criteria.

Suspended-floor ventilation

For suspended tongue-and-groove timber floors, WoodSolutions recommends a minimum subfloor ventilation level of 7,500 mm² per metre length of wall, evenly distributed to provide cross-ventilation. This is guidance for that suspended-floor context, not a blanket specification for every building. Check the project design, local requirements and the condition of vents before covering the subfloor.

Concrete slab readiness

A slab must be sufficiently dry before timber is installed. It also needs to be clean, sound, dry at the surface and free of contaminants that interfere with bonding. Low spots, laitance, curing compounds, paint, oil and dust may require removal or preparation. Manufacturer-specific adhesive assessment criteria differ, so obtain the adhesive data sheet and have the installer document the test results rather than relying on an apparently dry surface.

Direct adhesive fixing to concrete demands more specialist knowledge than the other methods described here. The installer may need to evaluate levelling compounds, moisture-vapour barriers and adhesive performance as one system. If the slab history or moisture result is uncertain, postpone installation until a suitably qualified person has resolved it.

Plan movement, clearances and acoustic requirements

Allowances for movement are part of the design, not a defect to conceal after installation. Expansion provision must reflect the expected in-service moisture condition, board width, product instructions and the size and shape of the floor.

In the specified WoodSolutions strip-flooring situations, the guidance describes minimum 10 mm expansion gaps at walls and fixed obstructions, with intermediate expansion joints in larger floors. Treat this as technical guidance for that installation context. The selected flooring manufacturer’s instructions and applicable Australian requirements may call for a different detail. Never remove a required perimeter gap to make skirting or cabinetry fit tightly.

Plan where the floor meets tiles, carpet, thresholds, stairs and heavy fixed joinery. Long, continuous areas may need intermediate joints or transitions. The installer should mark these locations before boards are laid so that movement is accommodated without an unexpected visual break.

In apartments and other multi-residential buildings, impact and airborne sound requirements may apply. An acoustic underlay can be part of the required assembly, but its performance depends on the complete floor, ceiling and structure. Check building, strata and council requirements and obtain approval for the exact product combination before installation.

Acclimatisation: match conditions, not a calendar

There is no defensible universal rule that every timber floor must sit unopened for a particular number of days. WoodSolutions says installation should account for the difference between the moisture condition at delivery and the expected in-service condition, using suitable expansion provision or acclimatisation.

Effective acclimatisation requires airflow around the boards. Stacking tightly wrapped packs where air cannot circulate does not produce the same result as arranging them so the surrounding environment can influence the timber. Species can respond differently, and a factory-finished or engineered product may have its own handling limits.

  1. Confirm the product’s written moisture and acclimatisation instructions before delivery.
  2. Make the building weather-tight and bring heating, cooling and ventilation close to the conditions expected during occupation.
  3. Store packs flat and supported as instructed, with airflow around boards where the manufacturer requires it.
  4. Protect the timber from rain, rising damp, plumbing leaks and direct heat while it is stored.
  5. Record moisture readings and site conditions when the installer assesses readiness.
  6. Do not start simply because a nominal number of days has passed; proceed when the product and site meet the specified criteria.

Choose a fixing method that suits the base

Fixing, board width, product construction and substrate must be considered together. A method that works over sound timber joists may be unsuitable over a slab, and an adhesive approved for one product may not be approved for another.

  • Over suspended timber: Confirm joist and bearer condition, ventilation and the level and stiffness of the supporting surface. Resolve plumbing or ground-moisture issues before covering them.
  • Over timber sheet flooring: Verify secure fixing, flatness, moisture condition and compatibility with the selected mechanical or adhesive system.
  • Direct to concrete: Use only an assembly assessed for the slab’s moisture, soundness and level. Levelling compounds, vapour barriers and adhesive performance must be compatible.
  • Floating or acoustic assemblies: Treat the board, underlay, perimeter clearance and transitions as one tested system, especially in apartments.

Ask the installer to state the proposed method in writing, including substrate preparation, expansion locations, adhesive or fastener specification, moisture tests and how the finished surface will be protected from following trades.

A practical installation sequence

  1. Confirm the product: Check species, grade, dimensions, finish, batch information and written installation requirements against the quotation.
  2. Inspect the building: Make sure the roof, walls, windows and plumbing are watertight and that wet trades have finished drying.
  3. Assess the subfloor: Check level, soundness, movement, cleanliness and moisture using the method required for that substrate.
  4. Resolve defects: Repair leaks, improve suspended-floor ventilation, remove contaminants, level permitted areas and correct structural movement before laying boards.
  5. Set out movement: Mark perimeter clearances, fixed obstructions, transitions and any intermediate joints required for the floor size.
  6. Condition the material: Store and acclimatise as the product instructions require, with airflow and protection from moisture.
  7. Install the assembly: Use the approved fixing, adhesive, underlay and preparation products. Keep joints, rows and thresholds aligned with the agreed layout.
  8. Protect the new floor: Prevent grit, water, impact and incompatible coverings from damaging the boards or coating while other work continues.
  9. Document handover: Obtain the coating name, cleaner recommendation, recoating advice, expansion details and any maintenance restrictions.

Select the finish as a maintenance decision

Finish affects sheen, colour, stain visibility, wear appearance and the products you can safely use for cleaning. Compare the look of the coating in the actual room, but also ask how local repairs, recoating and routine cleaning are handled.

  • Request the coating manufacturer’s approved cleaner and maintenance schedule.
  • Confirm whether the finish can be recoated, what preparation is required and which products are incompatible.
  • Ask how quickly the surface can receive furniture and normal foot traffic after application.
  • Check whether the appearance is expected to change with sunlight or repeated cleaning.

Do not choose a cleaner because its label says it is suitable for “wood” in general. Compatibility depends on the actual coating.

Care for the floor without adding moisture or grit

Most avoidable wear comes from abrasive grit, standing water, unsuitable chemicals or excessive moisture. Follow the coating manufacturer’s instructions first; the routine below reflects WoodSolutions guidance where it does not conflict with those instructions.

Daily and weekly habits

  • Wipe spills promptly and investigate the source of any leak. Water can damage timber and may reach the subfloor.
  • Use an antistatic mop to collect dust and grit. If you vacuum, check that the bristles remain soft and cannot scratch the coating.
  • Place mats at external doors and rugs in high-wear areas to reduce grit carried onto the floor. Use rug backings that the coating manufacturer permits.
  • Lift furniture when moving it; do not drag heavy items across the boards.

Monthly damp cleaning

WoodSolutions recommends monthly damp mopping with a neutral-pH wood-floor cleaner, followed by a dry mop to remove excess moisture. “Damp” means the mop is well wrung, not wet enough to leave puddles or a film. Prefer the cleaner specified by the coating manufacturer, and never mix products unless the instructions permit it.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Sunlight and indoor climate

Filter or shade intense direct sunlight where practical. Sunlight can contribute to colour change and movement, while large swings in indoor humidity increase the seasonal stress on boards. Keep air-conditioning, heating and ventilation patterns reasonably consistent rather than alternating between extremes.

Checking whether a coating needs attention

WoodSolutions describes an indicative water-bead check in the highest-wear area: if water beads, the finish is still intact at that spot; if water soaks in and darkens the timber after a few minutes, partial wear is present and recoating may be worth considering. Test only where the coating manufacturer permits it, remove the water promptly, and obtain coating-specific advice before recoating.

Recoating is not a substitute for fixing moisture problems, deep damage or contaminated timber. The surface may need cleaning, preparation and repair before a new coat will bond.

Recognise problems early

Symptom Possible contributing condition First response
Seasonal gaps Normal moisture release in a changing climate, insufficient movement planning or unusually dry indoor conditions Record when the gaps appear, check indoor conditions and ask the installer to assess whether the installed allowances match the product requirements.
Cupped or crowned boards Uneven moisture between the board faces, slab moisture, leaks or damp subfloor conditions Find and stop the moisture source; do not sand or seal before the timber and substrate have been assessed.
Adhesive failure or loose areas over a slab Excess slab moisture, contamination, unsound concrete or an incompatible adhesive system Obtain the recorded moisture and surface-preparation results and have the flooring and adhesive suppliers review the assembly.
Scratches and dull traffic lanes Grit abrasion, unsuitable cleaning products or coating wear Improve entry-mat and cleaning practices, then use the coating manufacturer’s repair or recoating process.
Persistent squeaks or movement Subfloor deflection, loose support or movement in the fixing system Have the floor and supporting structure inspected; surface cleaning will not correct a structural or fixing problem.

Keep photographs, moisture readings, product batch details and installer documentation. They make it easier to distinguish normal seasonal movement from a workmanship, product or moisture problem.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When professional assessment is the sensible choice

Use a qualified local timber-flooring installer when the project involves a concrete slab of uncertain moisture, significant levelling, a large open-plan area, unusual species or board width, an apartment acoustic assembly, or evidence of subfloor movement. Ask for a site inspection rather than accepting a price based only on room area.

The reviewed guidance does not establish a universal labour rate, project duration or “best” product. Those figures depend on demolition, preparation, access, board selection, finish, room layout and local conditions. A useful quotation should separate material, substrate preparation, moisture testing, installation, finishing, trims, furniture movement and post-installation protection.

Pre-installation checklist for Australian property owners

  • Have you chosen the construction and format that match the room and the manufacturer’s installation scope?
  • Have you viewed enough boards to understand natural colour and grade variation?
  • Has the installer inspected the suspended floor, sheet substrate or slab rather than assuming it is ready?
  • Are moisture tests appropriate to the substrate and adhesive system documented?
  • Are leaks, wet trades, contaminants, unevenness and structural movement resolved?
  • Is suspended-floor ventilation adequate, with WoodSolutions’ 7,500 mm² per metre wall-length recommendation considered where applicable?
  • Are perimeter and intermediate movement provisions shown on the layout, including the specified 10 mm minimum context where that guidance applies?
  • Does the apartment or multi-residential assembly meet acoustic, strata, council and building requirements?
  • Has acclimatisation been planned around airflow and the expected in-service condition rather than an arbitrary number of days?
  • Do you have the coating manufacturer’s cleaner, spill, furniture and recoating instructions in writing?

The decision in one sentence

Choose the appearance and durability you need, prove that the site can support the chosen system, design for moisture-driven movement, install only when the substrate and timber meet the product requirements, and maintain the coating with compatible, low-moisture cleaning. That sequence—not a particular species, finish or waiting period—gives an Australian timber floor its best chance of lasting well.
