Those claims apply only when the substrate, preparation, film build, application conditions and system components match Astec’s current product literature. An elastomeric coating can protect a suitable wall and accommodate limited surface movement; it is not a structural repair, a cure for an active moisture source or a substitute for diagnosing failed masonry.
What Astec’s elastomeric coating is
EC-2000 Extreme Low Sheen
Astec’s EC-2000 Extreme Low Sheen is described as a 100% acrylic elastomeric wall coating. “Elastomeric” refers to the cured film’s ability to stretch and recover rather than cracking immediately when a compatible wall develops limited movement. Astec presents the product as a way to bridge moving masonry cracks and retain a waterproof seal.
The product page identifies EC-2000 as one exterior walling option in Astec’s range. The range page also identifies other products, including DGIR Elastic, but the available material does not establish that every product in the range has EC-2000’s formulation, crack-bridging figure, substrates or warranty. Select by the exact product name and current technical data sheet, not by the word “elastomeric” alone.

Astec cautions against using the product outside the purposes stated in its literature. A wall that looks similar may still require a different primer, repair method or coating system. Confirm compatibility for the actual substrate, existing finish and exposure before specifying the product.
How crack bridging works—and what the figure means
A cured elastomeric film can span a narrow surface crack because it stretches instead of splitting as soon as the crack opens. Its useful movement capacity depends on film thickness, adhesion, temperature, substrate movement, crack geometry and the rest of the coating system. The coating cannot stop structural settlement, stabilize a moving joint or make a contaminated surface sound.
Astec’s specialised-wall and exterior-solutions pages state crack bridging up to 1.75 mm at two coats and 350 microns. That is a manufacturer system claim, not a universal rating for every Astec product or every installation. Treat it as applying only under the stated two-coat/350-micron condition and on an intended, properly prepared substrate. Verify the current product specification for the test method, primer or intermediate layers, acceptable crack type and required dry-film thickness.
| Claim or requirement | What it establishes | Qualification |
|---|---|---|
| Up to 1.75 mm crack bridging | Astec reports this performance for a two-coat system at 350 microns. | Manufacturer claim; confirm current system details and substrate limits. |
| 100% acrylic elastomeric formulation | EC-2000 Extreme is presented as a flexible acrylic wall coating. | Does not prove that another product in the range has identical performance. |
| Waterproof sealing purpose | Astec says the coating can maintain a waterproof seal over compatible moving masonry cracks. | Depends on sound preparation, detailing, film build and eliminating other water paths. |
| Up to 15-year product-and-labour warranty | Astec pages describe a possible 15-year warranty. | Eligibility, approved-applicator requirements, system components and exclusions must be confirmed in current written terms. |
Performance properties worth comparing
Astec’s specification brochure says: “The most important performance properties of a quality elastomeric wall coating are flexibility over a broad range of temperatures, resistance to dirt pick-up and hydrolysis, and ultraviolet stability.” The brochure also says a coating should allow water vapour to escape while blocking bulk water, carbon dioxide and chloride ions.

Use those properties as a decision checklist rather than assuming that a product labelled elastomeric is automatically suitable:
| Selection question | Why it matters on a wall | What to confirm in current documents |
|---|---|---|
| Is the substrate approved? | Brick, render, precast concrete, cement sheet and textured masonry can differ in porosity, movement and required primers. | Exact substrate list, exclusions and system layers. |
| How much movement can the system bridge? | A crack-bridging value is meaningful only with its film build and test conditions. | Crack width, coats, dry-film thickness, test method and crack type. |
| Can moisture vapour escape? | Trapped vapour can contribute to blistering or loss of adhesion. | Vapour-permeability guidance and moisture limits for the substrate. |
| How does it handle bulk water? | Exterior walls need resistance to wind-driven rain and other liquid water. | Water-resistance claims, detailing requirements and compatible sealers. |
| Will flexibility survive the climate? | Daily and seasonal temperature changes alter substrate movement and coating flexibility. | Temperature range, curing limits and exposure restrictions. |
| What resists dirt, hydrolysis and UV? | Soiling, chemical breakdown and sunlight can reduce appearance or service life. | Current technical performance data, cleaning guidance and colour limitations. |
| Who may apply the system? | Application errors can defeat otherwise suitable materials. | Approved-applicator rules, warranty conditions and inspection requirements. |

Preparation is part of the coating system
Astec’s concrete-repair performance standard says the surface should be dry, structurally sound and free of contaminants that could interfere with bonding. The legacy document describes high-pressure cleaning, buffing or scraping as possible preparation methods and includes a moisture check. It also says new concrete may require up to 28 days to cure, depending on weather. Because that document is old and project-specific instructions can differ, use the current specification for the exact product and site.

- Inspect the wall. Identify cracks, hollow or weak areas, active dampness, salts, failed render, movement joints and previous coatings. Structural or recurring cracks need diagnosis before painting.
- Confirm cure and moisture condition. New concrete may take up to 28 days to cure under the legacy Astec guidance, but weather and the current system specification control the actual waiting period. Perform the specified moisture check before coating.
- Remove contaminants and unsound material. Clean away dirt, grease, salts, dust, biological growth and loose coatings using a method allowed by the current instructions. Pressure cleaning, buffing or scraping may be appropriate in some situations; the substrate must be allowed to dry.
- Repair defects with compatible materials. Fill or treat surface defects as specified. Do not bridge a structural joint or conceal an active leak with coating. Repair materials must be sound and compatible with the primer and finish.
- Test existing coatings. Astec recommends adhesion testing on existing finishes. Remove defective or poorly bonded coatings rather than relying on a new elastomeric layer to hold them in place.
- Apply the specified primer or sealer. Elastomeric performance is a system property. Use only the primer, sealer and repair materials approved for the substrate and product.
- Build the required film thickness. Astec’s 1.75 mm crack-bridging statement is tied to two coats and 350 microns. Follow the current sheet for coverage, wet-film checks, drying times, recoating windows and application tools.
- Inspect before handover. Check for holidays, pinholes, misses, weak edges, uneven sheen, trapped moisture and details around joints, penetrations, flashings and openings. Correct defects using the approved system rather than an unlisted patch product.
Substrate-specific decisions
Masonry, brick and concrete block
These substrates can contain open pores, mortar joints and localized repairs. Confirm that the wall is sound and dry, and that joints, cracks and previous patches are compatible with the system. A coating may reduce water entry through the face while leaving defects at copings, sills, corners or penetrations unresolved.

Rendered and texture-finished walls
Texture can hide hairline cracking and complicate film-thickness measurement. Inspect the profile carefully and ensure the coating reaches the intended dry-film build without leaving thin spots on high points. Loose texture must be removed or stabilized before priming.
Precast concrete
Precast elements may have casting residues, joints and differing porosity between panels. Confirm the preparation method and treatment of panel joints in the current specification. Coating over a moving joint without the required detail does not turn the joint into a static surface.
Cement sheet
Cement sheet requires confirmation of board condition, joints, fasteners and edge details. Follow the product literature for priming and sealing; do not assume that a masonry preparation method is suitable for every sheet assembly.

Water vapour, rain and climate exposure
The Astec brochure’s distinction between vapour escape and bulk-water resistance is important. A wall can need a coating that sheds liquid rain while still allowing some internal vapour to leave. Blocking every route without understanding the wall assembly can trap moisture behind the film.

Investigate the source of dampness before coating. Rain penetration, plumbing leaks, rising damp, condensation and failed flashing require different remedies. An elastomeric finish can protect a prepared surface, but it does not dry a wall whose moisture source remains active.
Interpreting the heat-reflection statement
Astec’s exterior-solutions material says that, in some circumstances and climatic conditions, substrate temperatures may be reduced by as much as 50%. This is a conditional manufacturer statement, not a predicted result for a particular house or a guarantee of a 50% reduction in indoor temperature, cooling demand or energy bills.
Actual temperature behavior depends on colour, solar exposure, wall orientation, insulation, ventilation, substrate mass, weather and the complete coating system. Ask Astec for the current test basis and application conditions before using the figure in a specification or performance promise.

Astec’s specialised-wall and exterior-solutions pages describe a 15-year product-and-labour warranty. The pages do not provide all current eligibility conditions. One page refers to approved applicators, and the system may require specified components, preparation records and maintenance.
Before work begins, obtain the warranty in writing and check:
- Whether the warranty covers the exact product, colour and substrate.
- Whether an approved applicator is mandatory.
- Which primer, sealer, repair compound and number of coats are required.
- What crack sizes, movement joints and moisture conditions are excluded.
- Who pays for inspection, remedial preparation and labour if a claim is made.
- What cleaning and maintenance the owner must perform.
When an elastomeric coating is not the right answer
- Structural movement: widening cracks, displaced masonry, bulging walls or repeated cracking need a qualified building or structural assessment.
- Active water ingress: fix leaks, flashing, gutters, drainage or below-grade moisture before coating.
- Unsound substrate: peeling paint, friable render and hollow concrete cannot provide a reliable bond.
- Unverified substrate: if the wall is outside Astec’s listed uses, obtain written compatibility guidance instead of assuming equivalence.
- Movement joints: joints need the specified flexible sealant and detail; painting across them is not a joint repair.
Questions to ask before specifying EC-2000 Extreme
- Is EC-2000 Extreme Low Sheen approved for this exact wall build-up and existing coating?
- What current technical data sheet governs the project, and which legacy documents no longer apply?
- What primer, sealer and repair materials are required?
- How is the 350-micron, two-coat film build measured on this texture or profile?
- Does the reported 1.75 mm crack-bridging figure apply to this crack type and detail?
- What moisture reading, weather window and curing conditions are required?
- Is an approved applicator required for the warranty?
- What inspection records, maintenance and exclusions apply to the 15-year warranty?
- What is the evidence and test basis for any claimed reduction in substrate temperature?
Bottom line for a wall-owner or specifier
Astec’s EC-2000 Extreme is a manufacturer-specified 100% acrylic elastomeric coating for listed masonry and related substrates. Its most concrete published performance figure is up to 1.75 mm crack bridging at two coats and 350 microns, while its heat-reflection and 15-year warranty statements are conditional. The reliable way to use it is as a complete system: diagnose the wall, confirm the current specification, prepare and test the substrate, apply the required layers and document the conditions that make the claims valid.
