The documented Beacon Lighting floor associated with ProGrind is a high-gloss, decorative-exposure mechanically polished concrete finish. ProGrind’s profile identifies the project as Beacon Lighting Belmont in Western Australia, but that caption does not establish that Belmont is the exact store described in the Architecture & Design headline. It does establish the flooring type and explains why a reflective concrete surface can give a retail interior a brighter, harder-wearing appearance.
What is confirmed about the Beacon Lighting floor
A March 28, 2025 profile by Unwrap / Large Format Retail Association captions a ProGrind project as “Beacon Lighting Belmont” in Western Australia and describes the specification as high-gloss decorative exposure mechanically polished concrete. ProGrind’s own company page separately lists Beacon Lighting among its retail clients.

Those two references support the flooring association, but they do not identify the address, opening date, architect, builder, lighting designer or complete scope of the store refresh. The original Architecture & Design project story could not be verified from the available public record, so Belmont should be treated as a related documented project rather than proof that it is the headline’s exact site.

What mechanically polished concrete is
The concrete slab is the finished surface
Mechanically polished concrete is produced by grinding and polishing the concrete itself rather than covering it with a separate resilient layer. ProGrind contrasts this approach with applied systems such as epoxy and vinyl. The grinding and polishing treatment creates the final hard surface, so the visual result comes from the existing concrete and the way it is processed.

That distinction matters in a retail fit-out. A coating or sheet floor adds another material that may eventually need repair, replacement or removal. A polished-concrete specification treats the slab as the long-term floor finish. The available Beacon description does not publish slab age, concrete mix, reinforcement, repair history or the exact polishing sequence, so those project-specific details should not be assumed.
“Decorative exposure” describes the visual character
The Beacon specification is not simply “polished concrete”; it is described as decorative exposure with a high-gloss finish. In practical terms, decorative exposure signals that the concrete’s internal visual character is intentionally revealed during grinding, while the gloss level is developed through mechanical polishing. The sources do not state the aggregate size, exposure depth, colour treatment, joint layout or final grit, all of which can change the appearance from one slab to another.

High gloss is a reflection strategy
A highly polished floor reflects overhead and display lighting. ProGrind presents that reflectivity as a reason the finish suits retail environments and says it may contribute to brighter spaces and lower electricity use. Those are ProGrind’s explanations and potential benefits, not measurements from the Beacon store. No illuminance readings, energy bills or before-and-after study for the project have been published.
Why the finish suits a lighting retailer
It supports a bright visual environment
Lighting stores depend on controlled illumination to show products, demonstrate colour temperature and create distinct display zones. A glossy floor can bounce some of that light across circulation areas, making the room feel more open and visually continuous. It does not replace a lighting design: glare, reflections in polished surfaces and the position of spotlights still require coordination. The available sources do not document Beacon’s fixture types or lighting calculations.

It is intended for heavy foot traffic
ProGrind describes mechanically polished concrete as a hard surface designed for commercial use. In the Unwrap interview, Managing Director Chris Van der Veen says, “The people that have the most understanding of the technologies that go into creating a great result… get the best results aesthetically, but also for durability and performance.” This is a statement from the contractor, not an independent abrasion test of the Beacon floor.
Retail performance depends on more than the material name. The slab’s condition, preparation, exposure choice, entrance grit, cleaning routine, trolley traffic and maintenance response all affect how the floor looks over time. A high-gloss finish can show scuffs or residue more readily than a lower-sheen surface, making cleaning discipline part of the design outcome.

Because the polished concrete is the slab, there is no vinyl sheet or epoxy film to strip away when the tenancy changes. That can simplify a future make-good decision, although the lease still determines what the tenant must repair, remove or reinstate. The Beacon sources do not state the tenancy requirements or whether any existing floor was removed before polishing.
Mechanically polished concrete compared with epoxy and vinyl
The following comparison reflects the positions described by ProGrind in the Unwrap profile. It is not a neutral laboratory comparison, and actual results vary with substrate condition, specification, installation quality and maintenance.

| Decision factor | Mechanically polished concrete | Epoxy or vinyl layer |
|---|---|---|
| Where the finish comes from | Grinding and polishing the concrete slab itself. | An applied coating or resilient layer installed over the substrate. |
| Initial installation cost | ProGrind says its upfront cost can be attractive and competitive against other resilient floors. | Requires the cost of the separate floor system and its installation. |
| Long-term cost | ProGrind says lifecycle cost can be better because the finished slab does not rely on a replaceable surface layer. | Future repairs, recoating, replacement or removal may add cost, depending on the system and use. |
| Retail durability | A hard, mechanically finished surface intended for commercial traffic; performance depends on preparation and care. | Performance depends on the selected coating or sheet product, substrate preparation and traffic conditions. |
| Visual sheen | Can be specified as high gloss; the Beacon-related description uses decorative exposure and high gloss. | Appearance is determined by the selected coating or vinyl product and its wear over time. |
| End-of-lease work | There is no separate resilient layer to remove, but slab repairs and lease obligations still apply. | Removal or make-good may involve stripping, lifting or replacing the applied layer. |
Operations Manager Mark Van Leeuwen describes the commercial argument this way: “Upfront installation costs compared to other resilient floors is very attractive and certainly very competitive.” He adds, “But [mechanically polished concrete’s] life cycle cost, which is far more important to the long-term financial impact of a business, is far better than anything else.” Both statements are ProGrind’s assessment; they are not a published cost study for Beacon Lighting.
What “bright” does and does not prove
The headline’s “bright new look” can reasonably refer to the visual effect of a high-gloss floor working with retail illumination. It should not be read as evidence that the store achieved a specific percentage increase in brightness or reduced its electricity bill. ProGrind says reflective floors may reduce electricity costs, but the company has not published Beacon-specific lighting measurements, operating data or a controlled comparison with the previous floor.

Strong highlights can make a space feel cleaner and more expansive, while also revealing dust, tyre marks, scratches or uneven patches. Display designers may need to check sightlines and glare from low-angle luminaires. These are practical considerations for any high-gloss retail floor, not documented defects at Beacon Lighting.
How the documented Beacon specification fits ProGrind’s wider work

ProGrind’s 2025 industry profile says the company completes more than 300,000 m² of mechanically polished concrete across Australia each year. Its undated company page separately claims capacity of upwards of 500,000 m² annually. These are different company-reported figures from different sources and should not be combined into a single production statistic.

1. Is the existing slab suitable?
Ask for a condition assessment covering flatness, cracks, patched areas, contamination and moisture. Polishing exposes the slab’s character; it does not conceal every repair or variation. The Beacon-related sources do not report the condition of that store’s slab, so a new project needs its own assessment.

2. What exposure and gloss level are required?
“Decorative exposure” and “high gloss” are not complete specifications. Confirm the intended aggregate exposure, colour, sheen, sample approval and acceptable variation under the store’s actual lighting. A lower-gloss option, such as the one ProGrind lists for the Myer headquarters project, may be preferable where glare or visible marking is a concern.
3. How will the floor be maintained?
Set a cleaning schedule, entrance-mat strategy, spill response and inspection routine before opening. Retail operators should define who handles abrasive dirt at entrances and how scuffs are treated without introducing a film that changes the intended reflection. The available project record does not publish Beacon’s maintenance specification.

4. What does the lease require?
Confirm whether the tenant must leave the polished slab, restore a previous finish or repair damage at handover. The absence of a removable layer can simplify one part of a make-good, but it does not cancel contractual obligations.
5. Which costs should be compared?
Compare the complete installation, preparation, closures, protection, cleaning, periodic refurbishment and end-of-lease liabilities over the planned tenancy. ProGrind’s comments support looking beyond the initial quote, but they do not provide a Beacon Lighting budget or a verified cost advantage.

For the Beacon Lighting project that can be documented, ProGrind supplied a high-gloss decorative-exposure mechanically polished concrete floor, with the concrete slab itself ground and polished into the finished surface. The reflective appearance is the likely source of the “bright” description, while the contractor’s stated business case is a combination of retail presentation, hard-surface durability and potentially lower lifecycle cost.
The qualification is important: public evidence links that specification to Beacon Lighting Belmont in Western Australia, but does not confirm that Belmont is the exact Architecture & Design project or reveal its full design and construction details. Any claim about the store’s address, project team, area, lighting scheme, energy savings or opening date would go beyond what has been published.
