Before moving out, consider whether your home could work better with a thoughtfully designed extension. These 12 completed projects show different ways to add space, connect with a garden, or make an addition feel at home beside older architecture. They are design inspiration, not plans to copy: first decide what you need the space to do, then check what your property and local rules allow.

Start with the job the extension needs to do

An extra bedroom, a place to work, more kitchen space, or a better relationship with the garden each points toward different design choices. Livingetc’s feature, published 3 October 2026, presents the following projects as examples to explore—not as a ranking or a one-size-fits-all solution.

1. Echo the original house with a repeated form

In Through Line, Architecture for London with Hamish Vincent Design carried the home’s arches into a large arch on the rear-extension façade. Ben Ridley said, “We recreated these with a large arch in the rear extension facade.” The project shows how a new addition can feel connected to an existing home by repeating a recognizable shape without reproducing every detail.

2. Shape the extension around levels and neighbour light

Learning Curve by Draper Studio responds to awkward site levels and the aim of avoiding harm to a neighbour’s sunlight. Adam Draper explained that the lowest point of the arch was positioned on the boundary at a height acceptable to planners, allowing the side return to gain volume. The first arch informed the adjacent arch’s diameter through a golden-ratio relationship. That is the designers’ account of one project, not a general planning rule or formula for other sites.

3. Make the garden part of the design

Natural Beauty by Loader Monteith integrates landscaping with the extension to blur the threshold between inside and outside. Iain Monteith described a liminal space “in which interior and exterior are no longer read as separate realms.” The idea is broader than adding large windows: planting and the way the space meets the garden can also shape the experience.

4. Use a calm, layered interior for everyday life

In Soft Touch, Goldstein Heather aimed for a restful atmosphere within a busy household while keeping diagonal views and a sense of connection. Giles Heather said the intention was “a sense of domestic serenity and restfulness amid a bustling household, where relaxed connectivity is possible in all directions.” This is the designer’s stated aim, not a measured claim about wellbeing.

5. Let a contemporary addition make a visual statement

Joy Ride by Office S&M uses colour, curves, and pattern in response to a dark original building and a prominent corner location. Catrina Stewart said, “The original building felt dark, so we used color, curve, and pattern to bring a sense of delight to everyday life.” The project is an example of choosing a distinct contemporary character rather than trying to imitate the existing building.

6. Create a separate place within an open-plan room

Level Down by House of EM uses a sunken seating area to distinguish one part of an open-plan kitchen and dining extension. Emma Bodie said a different level and viewpoint can create “a sense of privacy and connection simultaneously.” The feature describes the zone as a place for reading as well as gathering; whether a change in floor level suits your household needs its own design assessment.

7. Acknowledge historic architecture without making a pastiche

Smooth Over by Studio DERA is a two-floor addition to a Georgian terrace with a history of alterations. The clients wanted more than “a pastiche of the Georgian frontage,” according to Marcel Rahm. Travertine, glass-reinforced concrete, glass panels, and greenery help the new work relate to the old while remaining recognizably contemporary.

8. Treat a garden room as a destination

Two in One by Cagni Williams combines an extension with a garden room called the Gallery. Laura Carrara-Cagni described it as “a moment of transition, an architectural pause between the Edwardian house and the garden, yet it reads as a destination in its own right.” Corten steel, rounded glass, and a wildflower roof contribute to its particular character.

9. Balance a strong roof shape with softer details

Genius Geometry by Atelier Baulier uses a sawtooth roof to add volume. Pink plaster, sage green, clay-tile skirting, and a high porthole window temper the angular exterior. It illustrates how colour and detail can affect the feel of a bold roofline.

10. Make a new intervention legible

Light Work by ConForm is a first-floor infill extension that creates a vaulted study. Ben Edgley said, “Rather than disguising the new interventions, we allowed them to register clearly against the existing fabric.” The project also features a perforated-steel ceiling above the living space, showing how a new element can remain visually distinct rather than pretending to be original.

11. Frame the garden while considering privacy

Trick of the Eye by MATA Architects uses large glazed walls and a mirrored soffit to make the addition appear almost invisible from outside. Dan Marks said immersion in the garden was a guiding principle. For a different home, the design question is how visual openness would work alongside privacy, comfort, and the specific conditions of the site.

12. Draw on the surrounding architecture through materials and rhythm

Old Meets New by Neil Dusheiko Architects is a dining-room addition opposite a church. Stone and timber connect it to its setting, and the timber roof recalls the church roof. Neil Dusheiko said the design drew on surrounding architecture “through proportion, rhythm, and materiality” while aiming for a contemporary result.

What these projects suggest for a kitchen extension

Livingetc’s 3 October 2026 feature identifies four directions in kitchen-extension design: bold colour, an emphasized ceiling, a floor plan divided into zones rather than defaulting to open plan, and a stronger connection to the garden. These are trends noted by the feature, not requirements. The projects above offer examples of zoning, visual character, and garden connection, but the right choices depend on how your household uses the room.

Check planning and practical constraints before settling on a design

Planning rules depend on where you live, the property, and the proposal. In England, government householder guidance says permitted-development rights apply only when all relevant limits and conditions are met. Rights may also have been removed or restricted—for example, by an Article 4 Direction or an earlier planning permission. Permitted development does not remove separate obligations under regimes such as building regulations or the Party Wall Act. The guidance was last updated on 10 September 2019, so confirm current national and local requirements with the relevant planning authority before relying on it. It is England-specific, not UK-wide or international advice.

Livingetc’s feature advises weighing costs and checking local planning rules, but it supplies no project budgets or quantified evidence of property-value gains. Treat its suggestion that a well-designed extension can add value as a general editorial point, not a forecast or return calculation for your home.

Turn inspiration into a site-specific brief

  1. Write down the purpose. Decide whether you need a bedroom, workspace, kitchen area, garden connection, or a combination.
  2. Note the site conditions. Record relevant levels, neighbouring windows and gardens, the existing architecture, and how the proposed space would meet the outdoors.
  3. Choose the design problem to solve. For example, you might want to echo an existing form, make the new work visibly contemporary, create a transition to the garden, or distinguish activities within one room.
  4. Check local constraints. Verify planning requirements and any other applicable obligations for your location and property before committing to a scheme.
  5. Discuss a brief with a suitable design professional. Use the examples to explain the qualities you want, not as a substitute for a design tailored to your home.
