Clark County recorded more foreclosure-start notices in the cited 2025 comparisons, but a notice is not a completed foreclosure, an auction result or proof of a bargain. UNLV reported nearly 1,290 notices of default in the first half of 2025, about 28% more than in the same period of 2024. For buyers, the practical next step is to identify the type of sale, verify the property’s current status and assess title and total costs before making an offer or bid.
Are Las Vegas foreclosures increasing?
The available figures show an increase in Clark County foreclosure-related notices during 2025 comparisons—not a verified acceleration in 2026 or a count of homes sold at foreclosure.
- First half of 2025: UNLV’s Lied Center for Real Estate reported nearly 1,290 notices of default in Clark County, about 28% more than in January–June 2024. The comparison was published August 9, 2025.
- Full-year comparison: The Clark County Recorder’s 2025 executive summary listed 2,366 notices of breach/default and election to sell for 2025 as a projected year-end figure, compared with 1,935 in 2024. The 2025 figure is a projection, not a final count.
These measures track notices, not trustee deeds, completed sales, active listings, sale prices or buyer returns. The available figures do not establish a 2026 year-over-year trend or a typical discount on a foreclosed property.

Which kind of sale are you considering?
“Foreclosure” can refer to different stages and sale processes. Identify the route before relying on any auction rule: terms for Clark County Treasurer tax auctions do not automatically apply to mortgage trustee sales or Sheriff’s sales.

How does Nevada’s deed-of-trust foreclosure process work?
Nevada law provides for a trustee’s power of sale after a breach of the obligation secured by a deed of trust. NRS 107.080 states that “a power of sale is hereby conferred upon the trustee to be exercised after a breach of the obligation for which the transfer is security.” A notice of default is a process marker: the Clark County Recorder describes it as notice that required loan payments were missed and the property may be sold through a trustee sale. It is not the sale itself. A trustee deed, by contrast, records a property sold under a deed-of-trust power of sale.

For residential property, Nevada law sets notice deadlines before a sale: a notice of default must be posted at least 100 days before the sale, and a notice of sale at least 15 days before it. These legal timeframes do not establish that a particular sale is still scheduled. Check the property-specific record and current sale status rather than relying on an old notice or advertisement.
What should you check before making an offer or bid?
- Identify the parcel and sale route. Match the property address to its parcel and determine whether you are looking at a listing, mortgage trustee sale, Sheriff’s sale or Treasurer tax auction.
- Confirm the current status with official records and the responsible office. Check for later filings, postponements or removal from a sale list. A prior notice does not confirm that a sale is pending.
- Review title and liens with qualified local help. The Recorder explains that a lien is placed on title and must be paid before it can be removed or title transferred. Ask a title professional or real-estate attorney to assess what applies to this parcel and transaction.
- Assess taxes, assessments, occupancy and condition. Establish what costs or practical restrictions apply before you commit. Do not assume that inspection access is available for every sale.
- Calculate the full cost and compare relevant local properties. Include the applicable sale terms and costs in your evaluation. The cited sources do not establish a typical foreclosure discount or investment return.
What makes Clark County tax auctions especially consequential?
The Treasurer’s requirements apply specifically to its tax auctions. According to the county’s auction terms, a bidder must register with a $5,000 deposit, and a bid is an irrevocable offer. Defaulting can forfeit the deposit and bar the bidder from future auctions. Read the current terms and confirm the final parcel list directly with the Treasurer before registering or bidding.

The county also says a former owner may protest a tax-auction sale for two years and title insurance may not be available during that period. Because a low winning bid does not establish clean, insurable title or a positive return, seek title-company advice about the parcel and the timing and type of deed before deciding whether to participate.

Use the higher notice counts as a reason to monitor records and prepare—not as evidence that a particular property is discounted or that more auction inventory guarantees a deal. A candidate is worth further work only when its current status is confirmed, its route-specific requirements are understood, and title, liens, property risks and total costs have been reviewed against relevant local alternatives. If any of those facts remain unresolved, the notice count alone is not a basis for bidding.
