New cracks that keep widening, a sagging roof or floor, a leaning wall, shifting doors, or unusual creaking can signal a structural problem. These are warning clues, not a diagnosis—and none is unique to fall. If you see active movement, dust, changing cracks, or hear shifting debris, leave immediately, keep others out, and do not return until a qualified professional has confirmed the building is safe.
Five signs and sounds to watch for
Look for changes over time and for several clues occurring together. A longstanding cosmetic flaw is different from a crack that is spreading or a floor that is visibly moving. No universal crack-width threshold or sound test can determine whether a home is safe; building type, materials, location, and damage history all matter.
1. New or changing cracks and gaps
Check from a safe, accessible location for new, widening, or continuous cracks in foundation or exterior masonry, basement or crawl-space walls, and around door and window openings. Pay attention to separation where the structure meets its foundation, or where building elements meet. New cracks, continuous cracks, and leaning basement walls warrant prompt professional attention. A crack’s appearance alone does not reveal its cause.
2. Sagging, bowing, or buckling
Look for a roof ridge that dips, a sagging roof or ceiling, floors that sag or buckle, or visible bowing in beams, joists, columns, and other supports. Roof distress can involve rafters, ceiling joists, or load-bearing walls. Do not climb onto a suspect roof to inspect it.

3. Leaning walls or damaged supports
A wall that is no longer straight or vertical, a missing or broken support column or beam, or a cracked or sagging bearing wall can indicate a serious problem. Do not attempt to brace or repair suspected structural members before they have been assessed.
4. Doors or windows that suddenly change
New difficulty opening or closing a door or window, a door that pops open, or cracks radiating from a door jamb may accompany movement in a building. Sticking can have other causes, so treat a sudden change as a reason to look for additional signs—not as proof of structural damage.

5. Creaking, cracking, popping, or shifting-debris sounds
These sounds are more concerning when they are new or worsening and occur alongside sagging, moving cracks, dust, roof distress, or other visible movement. The HUD Healthy Homes guide prepared with the University of Alaska Fairbanks Cooperative Extension Service advises: “Leave the property immediately if you hear noises from shifting debris, see dust clouds, see changing crack patterns, or hear sounds such as creaking and crackling.” Creaking, cracking, and popping are also listed as roof warning sounds in Massachusetts snow-load safety guidance.

When to leave—and when to arrange an inspection
Active danger: get out
If you see obvious movement, dust clouds, changing crack patterns, or other active signs of possible collapse—or hear shifting debris—leave immediately. Keep other people out and call emergency services from outside if there is immediate danger. If you suspect a gas leak, leave without touching switches and call for help from outside. Follow local authorities’ instructions.

Do not re-enter until the building is cleared
Do not enter or re-enter a building that may be structurally damaged until a qualified professional has evaluated it and verified it is safe. A household checklist cannot establish structural safety.
Concerning but not immediately changing
For a new crack, sudden sticking door, or other concerning change without active collapse signs, arrange an assessment by a qualified structural engineer or building inspector. The more signs that appear together—and the more they are progressing—the more reason there is to seek prompt professional advice. This is a triage guide, not an engineering diagnosis.

Use fall as a home-maintenance reminder
Fall is a practical time to prepare drainage for wet or cold weather, not a season proven to cause these warning signs. Keep gutters and downspouts open and in good repair, and direct roof and yard water away from foundation walls. Restrict any hands-on check to areas that are accessible and visibly safe.

If the home is near a slope
On or below a slope, new ground cracks or deformation, new water flow, tilting trees or fences, utility damage, or separation between the structure and foundation may indicate landslide movement. Report concerns to local authorities and consult a professional with landslide experience.
